We stayed at The Rocks for two nights at the beginning of March and loved it. It's a very private, boutique at the top of a very steep hill. I know a lot of other reviews mention the hill, and I will too, it IS steep! With that said, my partner and I managed it fine during the day but opted for a taxi home in the evening.

Chloe was an absolute delight to deal with from the moment we arrived - able to help with hints and tips as well as advise of good eats and beaches to visit.

The accommodation was nice, but our air con seemed to struggle with the heat at times and didn't always do the best job at cooling our entire villa.

The pool was a bit smaller than we imagined, but The Rocks is small as well so it wasn't a problem. We rarely had to share the pool with other guests.

Besides breakfast or a pre-arranged BBQ there are no facilities to eat onsite at The Rocks. We hadnt read about that in other reviews, but weren't bothered by it, as you get to enjoy more of what the town has to offer than stayed holed up at your accommodation.

A huge plus is the guest mobile phone provided with a bunch of handy numbers saved in it. Such a small detail that we have never had elsewhere, but a really nice touch. Made it super easy for arranging taxi's, hiring scooters, calling Chloe for assistance etc.

Overall, we thoroughly enjoyed our stay at The Rocks and both said we would have liked to stay longer than two nights. It's boutique and small, so don't expect the luxuries that you might get at a five star resort - instead expect friendly, personal touches that you wouldn't find at a huge resort. We would definitely stay again, and would certainly recommend it without hesitation to anyone we knew visiting Koh Tao.

my Boyfriend and I booked 4 Nights at the Rocks Luxury Villas. It was a bit of a treat as it was the last leg of our holiday in Thailand.

We e-mailed the Rocks beforehand and received a free pick up shuttle from the pier. When we arrived we were greeted by a very jolly Chloe - she was great, and gave us loads of advice on how to spend our time on the island.

Our villa was really lovely and spacious. We had booked a couples villa and there was ample space. The bed was massive and the airconditioning kept the rooms lovely and cool. The bathroom was also very spacious with a big shower. They provide you with shampoo and conditioner, and the towels and sheets are changed everyday. They also give you lots of DVD's and takaway menus that you can order and they deliver direct to your villa!

When you arrive at the hotel you are given a mobile phone and can use it to order your breakfast every day! There is a big choice to choose from and Chloe delivered it every morning on the balcony overlooking the spectacular views. The thing about this hotel is that they go the extra mile to make your stay comfortable. The moblie phones also have lots of handy numbers so you can book taxis, restaurants and even Mopeds. would definitely recommend that you hire a moped as the Villas are up a hill about 5/10 mins away from the main beach.

The pool was great and we basically had it to ourselves. They provide cushions for the sunbeds. it was a paradise.

There are loads of great things to do in Koh Tao from chilling at the beach - going on long tail boat tours, nightlife, nice restaurants and even lovely spas at reasonable prices. Koh Tao was by far my favourite island!

I would definitely recommend the Villas! We had a great stay!

Ended up here having got ahead of ourselves following a visit to Khao Sok national park and glad we pushed the boat out a little as a cool place to spend some time. As previous reviews mention and clearly stated on their website the villas are located up a steep but short hill, less than 10 mins to the beach ( actually 5 mins down and 10 mins back) . This shouldn't put you off as location is great, away from the hustle and bustle of sairee but close enough to enjoy everything on offer. The villas were very comfortable,the beds were so comfortable that we had a great nights sleep and ac worked very well in cooling the whole villa despite being located in bedroom. Spent both days by the pool with views out to sea, the only issue being the lack of padding on sun lounger. Great hammock on balcony and the breakfast delivered to your room within half an hour of ordering was excellent with wide selection and stayed nice and hot. Slightly above our price range for Tao as could have stayed for our entire 12 days if just a little cheaper. Well run with a good welcome and great pick up service from pier. Good selection of tv channels and recommendations for places to eat.

Room Tip: The higher the villa the better the view.

I stayed at the Rocks in the couple's villa with my wife in January 2013 for four nights. The resort is about 10-15 minutes away from Sairee beach walking making it close enough to get to quickly but far enough to avoid much of the noise. The only time our slumber was disturbed was when someone decided to shoot off full sized fireworks on the beach. Getting to the Villa from the beach does include walking up an extremely steep driveway as others suggested, however we enjoyed the workout to shed a couple extra calories. You can also rent a motorbike for $7 USD per day. Just make sure to use the Rocks' recommended vendor Bung so you don't get taken advantage of. He was really helpful and picked us up to get the bike as well.

Chloe and Toni were wonderful for suggestions and help planning our time. Not to mention they're great story tellers. We completely agree with the other's comments that the breakfasts were also awesome. Call up whoever is on call and a delicious breakfast appears on your patio 30min later. I must say the cell phone was helpful for getting taxi's last minute and coordinating events with various people. Despite having all 3 villa's full when we stayed there we almost never saw the other folks.

Our only complaint was the lack of wifi. While most people will jump on this comment suggesting maybe it's better to not have it so you can disconnect I would respond by saying if it's there you don't have to use it. It would have been helpful for planning our evenings and keeping in contact with our family (our small daughter missed skyping with us). Regardless you can find some internet hot spots on Sairee, just ask the various bars if they have wifi and what the password is. The fridge was also a bit small making leftovers/food hard to keep.

Overall we had a great time. The rooms were clean and well maintained and the staff went above and beyond to make sure we had a good time. We would absolutely return.

Myself & my wife stayed here on are Honeymoon for four nights, as part of our Thai tour. The resort is situated high above Sairee Beach with a lovely sea view & an Affinity pool which is shared by the three villas on site. We were staying in the 'Couples' villa, which was nicely decorated, had a modern bathroom, spacious living room & kitchenette.Everywhere is nicely furnished. Outside was a large verandah where we ate breakfast with a comfortable hammock too.
The grounds are lovely, with birds & butterflies everywhere. It is a real oasis of calm.The staff, Toni & Chloe (Janine is on maternity leave) were great. Friendly, super helpful & really added to the quality of stay, with there recommendations & advise.Call them on the villa mobile phone & breakfast appears within 30 minutes & is served on the private terrace. Breakfast was excellent.
As people have commented, access to the villas is very steep & can be a really effort to walk, especially in the heat, but we were happy to stay by the pool & enjoy the peace or get a taxi into town. Food can also be delivered from local restaurants, although we found this a bit 'hit & miss' with some places too busy deliver or issues over the phone with language.Overall, I am really glad we stayed here & I would recommend, however, I believe my suggestions below would further enhance the experience.
1) Pool sun beds - they were incredibly uncomfortable with no cushions & were no way 'luxury'.

2) 'Couples Villa' fridge- was far too small & was in fact a minibar.Bearing in mind food is a long walk away, it would have been great to have had the option of storing fruit, cheese etc, so we could make a lunch, without having to trial into town.

3) No wifi - this was the only place we stayed without & we found it inconvenient. We couldn't look up restaurant options on the web, check emails etc.Now you can argue that it would detract from the 'away from it all' feel, but in reality, people staying in this type of place (ie not cheap), have business to attend to at home & need to have access to email.

With these things addressed, the place would be perfect in my opinion & I hope the owners accept my suggestions. Will definitely return here!!

I am very happy to say that we will offer FREE WIFI in all our villas starting from mid March (finally! haha). You are very right to mention it, thanks.

I will also look into getting mats made for our pool chairs this year, thank you for pointing this issue out to me.

And in response to your suggestion about the fridge, I will have a look if I can find a larger sized fridge that would fit under the kitchen counter. In the meantime, we don't mind if you remove the mini bar stock to make some space in there. The Family Villas both have a full sized fridge by the way.

My girlfriend and I stayed at The Rocks for 5 nights in December 2012 in the couples villa. We were very impressed with the villa. Very spacious for two people and very nicely furnished. It felt like a home away from home.

The staff at The Rocks are fantastic. Always there to assist you even when not on site. Only a phone call away on the complimentary mobile phone your given during your stay. Toni, Chloe and Janine were great, giving us tips on places to go, restaurants to visit and bars to have a drink at. The room was always spotless upon returning after a day out, thanks Lak.

The view from the villa is incredible. The photos you see don't do it justice. The pool is amazing and gets plenty of sun all day.

A lot of reviews on Trip Advisor comment about the steep hill up to the villa, as if it is a hassle to walk up. I can say if you are planning on coming to Koh Tao, be prepared for a lot of steep hills. I thought the hill was not too bad compared to other parts of the island. A 5 minute walk from the main road wasn't as bad as I expected. The location of The Rocks was perfect, a short stroll into the town of Sairee was a nice way to start the day. And if you aren't up for the walk down or back up, a phone call to The Rocks taxi driver will ensure a quick pick up and cheap ride back.

Thanks to all the girls at The Rocks. You made our visit to Koh Tao a memorable one.

Lovely, friendly hosts with local knowledge that we had been dying to get throughout our stay in Thailand! We loved all the restaurants, bars & things to do that Janine recommended, particularly the exclusive hire of the longtail boat for the day which was our best day! Although we wouldn't necessarily classify the accommodation as 'luxury', the local knowledge really does more than make up for it.
