Wish we could have stayed longer and planning to come back as
soon as we can. Went with my fiance, my brother and sister, and one of our friends for 3 nights in February. Janine & her staff think of absolutely everything, to make your vacation unforgettable. The pool, the view, the villas, all just breathtaking! Janine went above and beyond planning days for us and organizing dinners. We were sad to leave such a luxurious place!

My hours of research paid off with choosing the Rocks Villas for our 7 day stay at Koh Tao. Here’s what we loved..

Convenient, yet quiet: I personally thought the location was perfect. Located just a few minute ride up from town and a lovely long beach, you have access to a wide variety of restaurants, taxi boats and everything else needed. Yet villas are surrounded by a jungle like atmosphere, giving you a lovely feeling of quiet and privacy not readily available by the beach front.

Beauty: Butterflies, jungle, basically private pool (hardly ever say anyone there) and terrific view over the harbor. This place is prettier in real life than in the photos.

Ocean breezes: Being up on the side of the mountain allows you to receive plenty of cool ocean breezes. Villas are designed to be open to the outdoors, welcoming in this breeze – thus the reason for not having aircon in the common area. This is open to nature living…so if nature isn’t your style, consider somewhere else.

Private tour guide…well of sorts. Each morning Cloe or another foreign expert on the island delivered us breakfast and could quickly answer all the questions we had…which places to snorkel at, how to find a private fishing tour, where to buy a lovely sarong, etc., etc. She arranged for us to be picked up and brought back to the pier and took care of other details such as purchasing our return ferry tickets for us. Not only that, she was just as pleasant as anyone could ever be!

Meals: Breakfast is delivered anytime up to 11:30 from one of the tastiest places in town. They had outstanding homemade bread, delightful shakes and a variety of delicious breakfast items. The villas all have refrigerators, so we tended to have a quick breakfast on our own, ran out for a morning snorkel run and returned for the delivered breakfast serving as our lunch.
Su Chili, right down town, offers fantastic Thai food at very reasonable prices. (Check out their “top 10 list”.) Our favorite meals consisted of take out from Su Chili enjoyed on our private front porch at the Rocks Villas. At the Rocks Villas you are not at a large resorts’ restaurant’s mercy with overpriced menus as there are many options in town. (We also enjoyed Barracudas.)

Tips of the day…if it’s available, go with the Executive Villa. It’s huge, boasts terrific views of the bay and worth the extra cost and steps involved. (Steps up to it are not steep.) The only problem with staying there is that you’ll never want to leave!

Also, if needing to have more than one person on a scooter, consider renting an ATV. We did this and had no problems on any hills anywhere. Staff at the Rocks have a couple of reputable rental companies who are fair and honest.

The Rocks Luxury Villas

This is luxurious by Koh Tao standards but not European.
The positives, the rooms are lovely and large and the king size beds super comfortable. Great cable TV, with all the sport channels. They give you a phone with all contact details and fresh towels and bathrobes and the rooms made up every day and villa serviced. You can order and get delivered a full breakfast, but we mostly do healthy. There are great elevated views, across and the bay and the surroundings should be quiet, and pollution free, except they were building below, with an angle grinder, 830am to 5pm, Monday to Saturday, Sunday just banging and burning rubble below every day, so the room smells permanently smoky.
The negatives, no block out curtains, bedside tables are too low, no bath mats, then breakfast served only from 8, would be better to have a few breakfast goodies stocked up, as we eventually did. The fridge kept getting warm, we discovered it is accidentally unplugged by cleaning staff. The balcony is poorly positioned in villa 2 and the pool, quite a walk away. The motorbike ride up is hairy, the road is very steep and unkept. At the entance there is no sign and if you have to catch a taxi just from Saree Beach, it is 400 baht one way. They charge you 50 baht for each expresso capsule, when you can get divine coffees in town, for the same price, made for you, especially at Bans Mae Haad Pier. Also, the internet dongle keeps switching off and has to be reset every couple of hours and is extremely slow, so slow no music can be listened to or video clips viewed. There are only air conditioners in the bedrooms, not in the living area, only a fan. The aircon blow down on you in bed, so we had to partially cover with a sarong to sleep, plus the only hot water is in the shower, and if you boil a kettle for the bathroom basin, this leaks and so the warm water you have done just drains away, making it impossible to shave! Plus, the staff were not punctual, they were not there to meet us when the Lompraya arrived and were late to take us back, not very professional service.
Overall, we enjoyed the friendliness of the staff and the extra space, but their position was just a little to difficult for us to get to and from.

The Rocks is situated about 5 minutes up the hill from one of the most beautiful beaches in Thailand. A few more minutes along the beach and you're into the hub of life of the Sairee bars and restaurants. I can't conceive of a better location.

But even without any of that, The Rocks is still hands down the best place to stay in Koh Tao. We had booked 2 of the 3 luxury villas. We had one rainy day and were happy to be stuck in the villa for most of the day. The in-house bluetooth sound system connected to our personal phones and cold beers giving us ample entertainment while the storm passed through. The local restaurant delivery menus were all spot on and not one bad recommendation in there.

The infinity pool in this tranquil haven is a beautiful bonus and particularly for an early morning swim before heading into town.

The villas are spotlessly clean with coffee machine, TV, bluetooth sound system, safe, air con of course, electric shower and lots of space.

And the owner, Janine could not have been more welcoming, accommodating and helpful. It was a first class experience from start to finish and I very much hope I'll be going back there.

This place is really very special. Beautiful classy and cozy villas with modern facilities besides of that outraging view of Sairee Beach from the balcony. Janine and Reuben made our stay so perfect. Everything you will need is already prepared: even the mobile phone is included. I liked the bathroom and the balcony. All was very private and intimate although the resort is providing villas for three (four) parties. It's located away from the busy village and gives you a chance to recover perfectly. Very boutique and highly recommended!

All I can say is that I concur with all the other good reviews on this place.

The mobile you get is a really nice touch and Janine/Chloe make your stay comfortable and stress free.

It's a "must stay" if you intend to spend time on Koh Tao.

We stayed at the rocks at the beginning of May 2014 for 5 nights. We would have no hesitation in recommending this place to anyone! The location and views are simply stunning. Chloe and Janine are extremely helpful and helped plan our stay in Ko Tao. We can honestly say they helped make our stay special with all the added extras and details they went into.

This is a place we would certainly visit again and we would highly recommend. Simply superb!!!
