The hotel is trying to be hip and modern with simple furniture and design. This being said, it is very over priced. There is a horrible view out the balcony and there is no safe in the room. The location is decent but you can find better closer to the beach. Also we are here during a big festival and it is incredibly loud with music until about 3am and we were not warned out this in the slightest.

We found Samatha's by accident while looking for somewhere to stay once we'd finished our dive courses, and boy we're glad we did find it!
Samaths is a beautifully designed hotel with large, airy rooms, a large balcony and super comfy beds. The service is spot on, always a warm welcome and friendly smile. Breakfast is great and included in the price. There's a good choice of eggs, musli etc and THE best banana pancakes!
It's in a great location just off the main strip so nice and quiet.
The only things I would comment on....not really wanting to say anything negative but just as some pointers to make it even better;
(Some of these things have been mentioned before in reviews)
- the lighting isn't great in the bedroom and annoying there's no bedside lamp as you have to get out of bed to turn the light off and the main light isn't great to read through.
- the curtains are quite thin and were we're woken up in the morning.
- a comfy chair to sit on the balcony with would be great.
- the rubbish and huts opposite are a shame...you feel you're in a luxury hotel but have to look out on a really unsightly bit of land. Could you add a screen or trees on the front of the hotel as there's no view anyway?

That said, you really should Tay here, it's a fantastic spot and great value.

We stayed here for 3 nights at Samatha with nothing to complain at all. An eco-friendly B&B located near the famous Sairee Beach but far enough from the noisy atmosphere. The owner is an architecture and designed his own small hotel , the rooms are modern and stylish, staffs and service also great , choose Banana Pancake for your breakfast and you will never forget the test.
No TV in the room but who need it in Koh Tao!!

We already planned to be there again & again!!

I stayed here 2 nights and it was very good! The hotel is very stylish, friendly staff, good value for the money, includes breakfast and the location is good too. It's away from the sound of the parties but close to go walking to the beach, 3 min! If I go back to Kho Tao, Samatha will be my first option.

We stayed here after initially not being able to find anywhere else with availability. Largely put off by the price we weren't too sure, however after arriving we understood why we were paying more. The room was stylish, modern and beautiful. Brilliant air-con, and finally a shower that doesn't flood the whole bathroom!! The b&b is just off the main road so very quiet. Not ideal if you're on a backpackers budget at around £30 a night, however I would definitely stay here again!! Excellent.

We stayed 3 nights at Samatha B&B and it was amazing. The staff there is really great and the rooms are new and clean -the wifi is working good as well.
Samatha is only a 2 minute walk from the beach and sairee centre where you can find lovely restaurants and bars to chill out.
If we ever have the chance to go back to koh tao - which we hopefully have- we will stay here again.

When we arrived the lady behind the desk took some time to acknowledge that we had a reservation through Agoda.com. We’d paid 1500 baht per night including breakfast.
The room itself is very nice. Big comfortable bed, a/c and a stylish bathroom. It does take at least 5 minutes for hot water to come out of the shower and it is lacking in power.
As a previous reviewer has mentioned the lighting isn’t the best. The lights on the ceiling take some time to brighten up and aren’t bright enough to read by. Bedside lights would be a great improvement.
The breakfast was simple and delicious.
Now the reason I have not given this review 5 stars is because of their chaotic admin. At breakfast we asked if we could extend our stay by 3 nights and we were told yes. They did ask for 1600 baht per night, which was 100 baht per night more than Agoda. This is crazy as Agoda charge hotels a commission, so they should at least match the price or even undercut it as it is cash in their pocket. The girl behind the desk said she would ask the boss when she came in later.
Anyway we went to the beach for the day and came back and checked about the price. This was irrelevant as we were told that we no longer had a room from tomorrow. I was shocked. 10.30am I was told I had a room for 3 nights, 5.30pm I no longer do. Why? Apparently they had taken a booking through Agoda at 3pm. Surely my booking at 10.30am should have taken priority. No. To make matters worse both the girl and the boss thought it was so funny and couldn’t stop giggling. Either the girl behind the desk didn’t log in to Agoda and take the room off sale or they decided they would prefer an Agoda booking minus commission rather than allow me to pay 1500 baht per night straight cash.
Either way it’s an appalling way to treat a customer.
As it happens they did us a favour. When we booked the room we had no idea that there was going to be beach party taking place 20 & 21 January. We slept great the first night, but our 2nd night was the first night of the party and despite being a 5 minute walk from the beach, the music was so loud it kept us awake until 5am. We moved Mae Haad for the next night.....and we could still hear the party in the distance.
If you don’t want to attend the party, then I would recommend you don’t stay anywhere on Sairee Beach.
I would recommend Samatha House, but if you wish to extend your stay, pay and obtain a receipt.

Room Tip: there are only 4 rooms and they are all the same
