Stayed 5 nights here and really could not be happier with my stay. The staff are super friendly and it feels like you are a guest at their home.
The rooms are spacious and have good facilities, apart from no TV.
The en suite bathroom is fab and the room certainly is great value for money. Great sized balcony too .

The location is perfect for sairee , only 2 min walk from the centre but quie enough to have a peaceful nights sleep, oh and the beds are really comfy.

Would most definitely stay here again, thanks..damian

The room was quite spacy and airy with a high ceiling but for me it had too much concrete. The ceiling and the bathroom looked as if not finished. The AC seems to be a bit on the small side for the high room. It took pretty long to cool down after a long day out. The bed was good and comfortable. Internet was ok and lots of power outlets. Otherwise most of the other reviews were pretty accurate. Problems with hot water, pretty bad lighting and a bit of a minimalist interior (only some basic chairs and a table on the balcony). No safe, no coffee or tea not even the usual complimentary small bottle of water but at least a fridge. Location is fine, 3 minutes to the beach and about the same to the centre of Sairee village.
The breakfast was a bit mixed, if you order butter and toast you get two pieces of toast one small butter and one small jam. If you order scrambled eggs you get the butter and toasts on top of the eggs. But the best deal is the banana pancake, which was pretty big and thick with loads of banana pieces. The people and staff were very friendly and easy going. They don't seem to care much about Tripadvisor, as none of the helpful suggestions by the reviewers were realized (not in our room anyway).

We had a fantastic 4 night stay here in September of this year. Large room and en-suite facility. The hotel is in a good location only a 3min walk into Sairee. Far enough away from the noise but close enough to get everywhere. The service was great and the breakfast in the morning was delicious!

The bed is comfortable, the room spacious and well-functioning, the building is new and tries to be cool & hip, but the price they charge is completely out of market given its location and hotel facilities. They basically take advantage that most travelers book through a major booking website in advance, having no idea about price ranges in the area, and charge you as much as a beachfront bungalow in a hotel with swimming pool and buffet breakfast. Samatha is not a bad place to stay, except that its surroundings are pretty ugly and rundown, but the amount they charge feels like a rip off. For the same price, I would have stayed in a much nicer place next to the beach. Further, it's pretty noisy to sleep as the neighbors roosters will surely wake you up at 6am sharp, everyday.

On a positive note, the staff and owner are very nice and flexible in regards to when you wanna have your breakfast and whether you wanna have your room cleaned.

In short, I would be happy to give it 5 stars if they charged me half the price, at most.

The service is very friendly and competent. All in all we had a very nice visit.
Nothing too exciting but nothing to complain about either, which was a relief compared to a lot of places we stayed at during our 4 week vacation.

I would say the location is above average because you are just 100m away from all the excitement, which is enough to reduce noise from all the partying going on in town, but very easily walked so you can still enjoy the town when you want.

I can recommend staying here 2-3 nights for sure, there is plenty to do in Sairee.
