I dont even know where to start! Worst experience staying anywhere ever!
Firstly, the staff here are rude, grumpy, unhelpful and never there! When I say staff, as i only ever saw 2 girls, I think it was tje manager as she appeared to be in charge. I have travelled Thailand, in particular ko tao twice before and the rest of south east asia and have never came across such a rude member of staff and I have no idea why she is still working there because she obviously hates it as she is 24/7 miserable. When we first arrived, there was no toilet roll or towels in our 2 rooms, we asked her for some which seemed like such a burden and she brought it 30 mins later and then it seemed like such a huge ask. No one is ever on the front desk, the amount if times we would be waiting for someone or calling hello, so we would never leave our keys at the desk as they were hung up for everyone to see. One time I found her in her bedroom doing her make up! The room was ok, average, air con, tv, nice balcony but expensive! Location good close to beach, shops and restaurant, but very noisy especially after full moon when tje island is packed and prices shoot up and when the ko tao pub crawl is on as choppers bar is nearly opposite. If your a light sleeper, you hear bikes going over the metal drain covers, which stink all the time, throughout the night.
After one night, 2 friends were leaving and we wanted to switch rooms the next day to next to us as it could fit 3 of us in and was a really big room and had a balcony. We had to pay the money up front to guarentee 3 nights in that room. Understandable we thought as how else could we guarentee we would stay there.
The night before moving rooms we saw 8 lads in the room that sleeps 4 that we had reserved for tje next day, they said the woman said something about moving rooms so we just assumed she would move them the next morning. After an horrendous night, with banging, screaming, shouting, slamming doors from the lads next door we were ready to switch rooms to which the woman said no they are staying there. Even though we paid up front, I guess she was getting more money off them, and even though they woke up the whole guesthouse, they were staying put. She basically said if you dont like it, get out. She didnt care, there was no reasoning with her. We were off diving so had no time to find somewhere else, so moved into another small room at the back. They have problems with drains here. One morning the bottom toilet by reception was completely flooded and stank! We had to walk through it to get outside! another noisey night from the same boys, coming and going at different times, fighting, and slamming doors, you can hear everything, all the way down to reception even if your on the third floor. We were woken up with the "manager" banging on our door shouting water, opened the door and our room is flooded with water that came up from the shower drain in the room opposite and came down tje corridor. Our clothes were soaked, but no apology, or even money for laundry, instead we waited an hour for someone to come and clean it up. She was in no hurry. Room then smelt. Our room wasn't cleaned in the whole 5 nights, im sure it would have been too much trouble anyway. In the end we just asked for bin bags and did it our selves.

This guesthouse is a joke, please dont stay here, they dont deserve your money! And dont pay up front or book online as they will double book the room! You will not get one good night sleep! And she over charges! Even though we paid more for the balcony room we had such abad experexperience here we couldnt be bothered to argue for money back. We wanted to be out of there as soon as possible. It ruined our trip to ko tao.

Stayed here for 2 weeks. Paid around 1000baht a night for double room. Room was spotless and girls on reception were very friendly and helped me out with anything I asked! Would highly recommend if you want a clean, safe and central location at a reasonable price.

Location is very good if you wanna spend your time in Sairee. Just next to 24 hour open 7-11 which is the cheapest option of supermarket in Sairee believe it or not. 2 min walk to the beach and on the streets and in the neighbourhood there are lots of bars, restaurants, shops, spas etc. Although it's not so noisy in the night which is good. Do mind though that the doors are really thin so partying neighbours can be a bit of a headache (it was for us).

Room has overall good quality and nice decoration compared to other hotels in Thailand for this price. AC works fine and not noisy, TV we did not use but wifi worked almost all the time in the room, there is a fridge but no water cooker.

Now about the service which is really awful here. First, the staff is not very friendly, second they are not here very often. If the hotel is full they just put a note on the reception desk and leave. Like we who leave here don't need any service? They obviously don't like working here because they are always grumpy. PLEASE NOTE! They DON'T clean your room if you don't ask about it. So please be sure to ask about cleaning the day before. And be precise. Ask them to clean bathroom, change sheets and change towels. When we just asked about a clean, they sweeped our floor, made the bed (didn't change sheets), gave us new towels and nothing else. They didn't clean surfaces and they cleaned nothing in the bathroom, they didn't refill toilet paper either.

We stayed here because we needed something for a whole month and it was hard to find in Koh Tao this time of year. I'm sure you can find a nice bungalow or something for this price, don't stay here.

The staff were very friendly and welcoming! Each time we went back to the island my friend and I stayed here and were greeted with a very warm welcome by this hotel! Most reasonably priced that we found on the island too at just 800baht a night (think we got discount because we stayed so long! but even at 1000baht it is worth it).
Our room was spacious, we had great A/C and wi-fi and a TV too with a channel that played great English movies! Excellent location right in the heart of Sairee.
Highly recommend this amazing place!

I have been travelling Thailand for a few weeks and have stayed in lots of different types of accommodation and this was good value and good standards.I have also stayed in three other places in koh Tao and this is definitely the best value for money and convenient location you are right above the shops,restaurants,in between two 7/11 and a 2 minute walk to the beach.Also the islands best spa is right next door which do amazing massages.I expected it to be loud at night but wasn't much at all.Me and my boyfriend paid 800baht for a double room with free wifi tv (with English movies!) a clean bed and a bathroom which had a great shower for Thailand standards. We ended up staying here for 9 nights and the only downfall was that the receptionist wasn't very friendly and we had to ask for clean towels now and then but not much trouble. Would stay here again and would be suitable for couples and groups maybe a bit expensive for solo travellers but if you can stretch your budget a extra couple of hundred baht a night this place is a lot more comfortable that a 500/600 baht per night bungalow.

Walked in from the street and paid 800baht for our room which had wifi TV and a much better bathroom than we had been used to for that price, noisy at night but its on the main strip so what else would you expect. Apart from some ants in the room it has been clean and an enjoyable stay.

Walked in off the street and booked a room for one for 1000bt. The room was nice to look at but few drawbacks. Found a trail of ants running along the wall, there were gaps at the top of the sliding window door which counteracts the A/C and I'm sure let Mosquitos in. There is a TV but only one channel in English. A road view road has the constant noise at night of people driving over the street drains.
I stayed in a beach bungalow before this place and to be honest, it was a massive step up and the location is fantastic. You can't expect western standard rooms and cleanliness on Thai island prices.
