I think Amaya hotel management has to redo all their rooms , old wash rooms not even a proper shower hard to take bath and room facilities can't believe that no flat tv evn , but the room price is expensive as a five star hotel .we expected a GOOD room but it was not good at all , food ok but range is limited . For the price and the distance not worth it at all !!!!

Stayed in this hotel two nights over the weekend in October.

The hotel is a nice, modern asian style place, really liked the reception and bar layout and there are nice touches everywhere. We had our own bungalow with an entrance area, an elevated bedroom and a bathroom.

Upon arrival we were greeted with a nice welcome drink. check in was fine, the room clean and up to the hotel's star rating. The lake and the estate is amazingly beautiful, it's like a little oasis, well kept grounds, nice clean pool and generally pleasant atmosphere.

The problem with this hotel is the small things: for example, we asked for a mosquito repellent plug and were told 3 times that we would get one right away, it never came. (But every time they smiled and said "yes of course"...). Or at checkout, we had to call reception 4 times to get someone to pick up our bags (it's a large estate and we were far), before someone came. also, we didnt have a plug in the bath, so couldn't take a bath, only a shower. n the plus side, bathroom cosmetics were lovely.

The bar was very nice, reasonably priced, albeit quite boring food - croque monsieur and chips, plus some samosas, nothing interesting or local. The restaurant was a mixture of experience, the food was nice although the flying insects weren't managed well and sometimes they ended up on the breakfast food. Dinner was a buffet as well with very nice selection, especially around desserts. We had a bad experience here though - we were on B&B, and in the evening when we were dining, three people came to ask separately how we are paying for our meal, and insisted on paying cash, instead of putting it on the room. They actually shoved a cash bill under our noses when we were still eating dessert. We ddn't pay cash and escalated it up t the management - what were they thinking, that we sneak out at the middle of the night with our 3 huge suitcases? Reception had our cards pre-authorised anyhow. Very poor experience and not a good reflection on sri lankan attitude.

And why did I say two nights, two completely different experiences? Because of the crowd. First night it was full of european tourists, mostly adults - the atmosphere was lovely, relaxed. Second day a large (70+!!) asian (indian) group checked in with about 30 children amongst them. The evening and the following breakfast was noise, kids were splashing around in the pool in a very unruly manner and we could hardly fit into the restauraNT for breakfast from all the people running around and shouting loudly. Probably a cultural difference, but based on the second night's crowd, i would not come back to this hotel. Based on the first night, anytime, even with the mistakes, as it was a pleasant enough place.

They also have driver accomodation if you come with a private driver, so that came in handy, it was even free, including food, but according to our driver, not the highest standard. .

Room Tip: Rooms to the left of the reception building tend to be nicer, as there are less of them. We had 92...

Amazing property... the grounds take your breath away! The gardens where spotless, staff where friendly, food was fantastic and over all it was a great experience. Just loved it! We only managed to stay one night but wished we could have been there longer. It really is one of the most beautiful properties in Sri Lanka!

This was a magnificent hotel - especially if you travel solo - you can do lots of things just staying in the hotel. The spa is great, pool is nice, food is ok - a bit on the pricey side but nice. Staff very very helpful and ready to please. I extended for one night (first they said they did not have any rooms available) - so I booked on Agoda another night - Agoda had availability - maybe hotel did not know. For that I was upgraded at no cost to a semi-luxury room! simply awesome. I did all my history sightseeing and nature from here: safari, village safari (quite cool), Sighiriya Rock, Rock Temple and Poulonnaruwa- which is about 60 km away - or so. If you have more time you can take a bike available at the hotel too. Would highly recommend this hotel to anyone. Also, Agoda had great deals for this hotel - much cheaper than booking through the hotel. Rooms are spacious, with a living room and bedroom area - all in one - but a bit separated. Bathroom is like another room with shower and Jacuzzi. I stayed in superior and semi-luxury

Room Tip: Use this hotel for your visits to Sighiria rock but also to go to Polonnaruwa

We stayed 2 nights in Amaya Lake hotel, but we felt like at home. Facilities are great, and staff is friendly and very nice. All in all a fantastic holiday experience. No doubt we'll go back there when we visit Sri Lanka again.

Having read some of the other comments I cannot believe that they are speaking of the same place.

Our room was cleaned daily, any requests dealt with promptly, food was varied and well-cooked and the waiting staff were very friendly,chatty, attentive and efficient. The pool was constantly being cleaned and the pool staff always friendly and attentive. Sometimes I think staff respond to people being nice to them too!

A great place for relaxing and seeing the many natural wonders of Sri Lanka.

It was our second stay and I would happily book to go there again.

The services of the hotel since the time that you arrive are superb and something unique. You will be welcomed to the beat of traditional Sri Lankan drums and with a welcome drink. The Front office staff is very helpful. After check-in you will be escorted to your rooms either by a quite stroll across the well maintained beautiful gardens of the hotel or in a buggy-car. House-keeping and room-service is quite efficient to excellent. The rooms are quite comfortable. We have experienced all types of room offered by the hotel and the facilities offered can be considered as true value for the money that you pay. The hotel garden is very well maintained by the staff, which I have seen working round the clock. The rooms are also quite clean. The most attractive thing for us is the location as it is in very close proximity to the Kandalama Lake, with early morning and late evening breath taking views, which is quite relaxing. This can however, be more spectacular when the lake is filled to its full capacity and not during the drought season. We have experienced the spa, which was held in two locations. However, currently only one spa exists as the hotel is under renovation. We preferred the previous spa, which was located inside a wood-like location, instead of the spa near the swimming pool. We also enjoy the time spent on the swimming pool and strolling around the garden of the hotel, which attracts quite a few wild-lives. In nutshell for our family this has been an excellent hotel to spend a few days during each of our holidays. Very children friendly environment. Very supportive and friendly staff. Hence we have visited this hotel since 2006, at least twice each year. Also this hotel is in close proximity to the World heritage sights such as Sigiriya “Lion’s” Rock, Dambulla temple as well as couple of hours drive to the heritage city of Polonnaruwa. Also if you visit during the season of Elephant Gathering at Minneriya tank, it is also a couple of hours drive away. Taken together, me and my family do not have any hesitation in strongly recommending this hotel for a unique experience in this part of the country.
