We stayed at the lovely Richmond House, a boutique guest house set high above Kandy, for two nights in October 2011. We sincerely regret we have not managed to write a review on the wonderful hospitality we received until now. From the moment we arrived we were treated as special guests – with a welcome drink, baggage whisked away and an upgrade to their Suite (set on the second floor with amazing views – no lift so if you have mobility issues this may not be the best choice for you).

The Suite was spotlessly clean and spacious (with a large four poster bed, entertainment system, sofas, fridge, complimentary water, tea/coffee making facilities) with an en-suite bathroom (the only slight issue being the lack of a wall-fixed shower head which could be easily rectified).

The ethos of the helpful staff is to make your stay as comfortable as possible - one morning we enjoyed our breakfast al fresco on the second floor balcony to appreciate the amazing views. We even used their office laptop to send emails and enjoyed hearing about their plans for Richmond House #2 being developed close by. If you have time, we would recommend enjoying a home cooked Sri Lankan curry at the Richmond House. Take care of the spices if you have a weak palate like us – the complimentary Arak helped though!

While the Richmond House is situated up a steep hill, it is only a short taxi or tuk-tuk ride (c. LKR 400) from the centre of Kandy (not really walking distance). We recommend taking a RH card to direct Kandy’s tuk tuk drivers.

There’s plenty to keep you occupied in Kandy and the surrounding areas. We would recommend booking some of your sightseeing trips with the Richmond Hotel using the guest house’s car – much more flexible and informative. We did two sightseeing trips (one full day to visit temples, a spice garden, Dambulla Caves and Sigiriya and a second to visit Pinnawela Elephant Orphanage on route to Negombo).

In summary, if you’re seeking a quiet retreat from the hustle and bustle of Kandy with warm Sri Lankan hospitality, then this place is for you.

Room Tip: Ask for a room with a view. We can certainly recommend the spacious suite on the second floor.

So usually tips on tripadvisor have served me well but not any of the ones pertaining to this lodging.

Upon arriving we were asked to sit in the what can only be described as 'ecclectic' lobby area then left there for another 5 minutes before someone came and asked us if we wanted a drink. We were actually just keen to get to our room.

The room itself was dissapointing given the reviews - cluttered with lots of wooden furniture and again usual mismatched furnishings and decorations. The bathroom was clean but quite old.

Food is available in house but I would recommend eating locally as you get better value for money and there are a number of options about which they are happy to show you.

The staff hung around quite awkwardly and kept knocking on the door for aparently no reason - it was quite off putting. The owner smoked insider which is pretty unacceptable in my books, particularly when you are serving food in the same area.

We arranged a car with the hotel to head off on a couple of day trips and they were nice breaks which were well organised and the guy who took us was very obliging.

For the duration of my stay I was recalling all the comments and could really not make sense of them. Even now re-reading what people have said, it is like we stayed in completely different lodgings.

There are plenty of accomodations options in and around Kandy. Personally I would look elsewhere.

what i remember the most is the last stretch once you enter the gate of the place. its a steep climb and one needs to clutch onto the sides of the seat...

overall comfortable and spacious. the rooms are nice, bathrooms big... though without a lift, my mom found it a little demanding to climb those 25-50 steps to the room. so best to roam around kandy and not come back often.

the balconies are lovely to watch the morning mist and the night lights - it overlooks a lot of kandy city so nice and high up in the mountains.

the bedrooms are well equipped. but the four-post-beds while quaint, with the mosquito nets, made us feel a tad bit claustrophobic. once the mosquito net is lifted not that bad. clean linen, sufficient water + your own coffee / tea counter with kettle and other stuff. not something smaller hotels generally offer.

the breakfast spread was very good... and ending in fresh fruit, its a happy note.

but point to note, one needs to have your own mode of transport as its not walking distance from kandy city and rather steep roads. the decor it a little over the top and bordering garish, so dont expect a quaint and antique-filled srilankan house. but rather a modern house trying to ape something they are not yet that good at! but all that is not important when you choose to stay a night or two, so overall a good place to park yourself, convenient and with a lovely view!

Room Tip: if you are willing to climb then ask for a room on the 2nd floor. those have better views than the r...

We arrived with our own driver, it is about a 15 min drive into the hills outside Kandy. It we had of arrived in Kandy by train I think we would have preferred staying in the town centre at the queens hotel. The drive way is very steep, just a minute walk.... But not ideal for those with any walking difficulties.

The owner, his son and staff are very nice, they have a superb 4x4 vehicle for arranging tours. The common areas of there family home are comfortable with lovely views of the town and hills.
breakfast was adequate and dinner was home cooked curry and rice, it was very good, if a touch salty.

Our room probably wasn't the best they offer, as they were busy on our first night and were welcoming newly weds. On our second And last night, I noticed the bathroom had been cleaned to a better standard. I peeked in the suite when it had been vacated, it was spacious and great for a family.

I would like to see this family do well with there business, dealing with them direct was efficient and fairly priced.

We have just had 3 nights in Richmond House and are now on our way to Colombo. We have enjoyed every minute of being here. From the very start we have been welcomed with warm smiles and everyone here has done everything in their power to make our stay as relaxing as possible. We were offered a discount when we arrived as it was not fully booked. They even allowed me to use their laptop for most of the time I was here.

It is a little out of the way, but the drive up the big hill is well worth it when you step onto your balcony and look at the view!

We have had two trips planned for us, one to Sigiriya and Dambulla and the other to the local elephant orphanage. Both were planned to perfection and were a very reasonably priced. The car was great as well (which is rare in Sri Lanka!)

The room was a good size and comfortable, and the view was amazing, and we can highly recommend having a meal on the rooftop looking out over Kandy in the evening.

Room Tip: Make sure you get one with a balcony!

We stayed one night at The Richmond House and it was the best place we stayed during our trip to Sri Lanka. Located in the hills, away from the centre of Kandy (Tuktuk one way is ~400 LKR). When we arrived, we got a nice surprise as we were upgraded from our pre-booked Superior Room to the Suite. From welcome drinks to courtesy drop-off at Peradenya train station the next day, the owner's hospitality has been fabulous. Meals were also excellent.
All in all a very pleasant and faultless stay.

We had booked into Richmond house for 2 nights as part of our honeymoon. Having been delayed at our previous resort (distracted by dolphins) we only got to spend 1 night here, such a shame !! The house and all the staff are brilliant.. They could not do enough to help us and had up graded us to the nicest room in the house (top floor, amazing views).
The house is a couple of km outside Kandy but that didn't bother us as they arranged a car for a day trip, tea plantation visit etc.

If you have any mobility issues then this is not the place to stay, steep drive and steps to negotiate but otherwise we fully recommend Richmond House.

Room Tip: Top floor suite, views are stunning..
