The hotel has a strategic location, clean modern and very spacious rooms, nice dining area, good home made breakfast. The host was welcoming and friendly, as well as the staff who was always ready to help us (special thanks for Ramez).
We highly recommend this hotel for your stay at Kandy. Reserve early since they have limited rooms.

Location: good
Steps are very very steep, dont take big bags!
Rooms have no numbers on the doors- remember where your room is!
Room was amazing, balcony, aircon, plasma tv, cable, working internet even away from reception, hot water (pressure was a bit poor). Clean, visually beautiful, tea served in a china tea pot which was very posh. Staff were all very pleasant, the manager spoke great English and I actually wished he was our driver, not our actual driver - enjoyed speaking with him. Breakfast was plain, served in the owners dining room - very cosy, piano, couches etc... was very nice. Best powerpoints in sri lanka - amazing they even had an aussie outlet in the one plate - the point had three different sockets to cater for different countries! Wow! I think the owner (Sri lankan lady) is modern and understands what tourists expect... she has put in more effort to make it appealing than other hotels did.

Really nice place, would definately go again.

Stayed in the room at the top. The room was large, quiet, clean and comfortable. It had a balcony which connects to to the big roof terrace. The only negative was the electric shower which was noisy and had weak pressure.

Breakfast was good (fresh fruit, toast, eggs). Wifi was decent and worked in the rom. The owner and staff were friendly and helpful. The owner allowed us to have a late check out.

I have just been there to this place. Actually its not a hotel nor a vila, just a home stay with few rooms for guest.

I feel KANDY is not a place to enjoy a stay in a hotel/resort, mostly you have to spend time in exploring the city. So you mostly need a hotel just to sleep and bath and for this matter this hotel is not a good option. I would say either purely go for a hotel options or go for a budget home stay.

Toilets were bit old and dirty. Its very hard to understand the reason behind having a big transparent window in washroom.

Over all its a bit expensive place to stay.

We got a welcome TEA, nice experience but on the same day they charged rs 100 lkr for 1L water bottle which you can get any where in the city for 60-70 lkr and with this experience we have decided not to use any other service in the hotel.

Dinner and lunch option for 8-10 $ er person, very expensive, go to city an enjoy traditional details.

I really enjoyed my stay at this hotel. It is very well located nearby the Sacred Tooth Temple which is in walking distance. What I enjoyed most was the great and efficient service though- though I arrived quite late, the owner was waiting for me with delicious tea and cookies while we were proceeding through usual staying arrangements. Breakfasts were fantastic with a great variety of fruits, toasts, eggs and fresh home made crepes. So were the dinners I had there with authentic and healthy home made Sri Lankan menus (we had brown rice for instance). The menu included an appetizer, a great dish (Curry) plus desserts. Attention is given to lovely details like the use of candles in the living room for dinners at night - charming, especially as it opens on a small garden. The rest of the staff was very helpful, the owner helped me find a driver at a decent price to take me to the South. She also provided a lot of background information on Kandy and is a lovely person to chat with, very much concerned on the well being of her guests. Internet was working well everywhere and rooms are extremely comfortable with a bit of local style. I look forward to staying there again at my next visit in Kandy.

Neither a hotel nor a villa. The absent owner made it impossible to correct some of the issues (TV, hot water, transportation) because she wasn't around and the gardener should not be required to know electronics work (and he certainly didn't). Both the helper and owner blamed their problems on monkeys.(TV) The room was basic with a poor A/C that had a poorly controlled fan (on 45 seconds, off 20 seconds, on 60 seconds, off 2 minutes, ...) with limited amenities. Per the instructions, if you want your room cleaned, leave the key with the desk. I did such and there wasn't a sign of anyone in the room. While the people there were very nice, they are extremely incompetent in their job which lies directly on the owner. The other issue that bothered me a bit was there were multiple rooms and only 2 were occupied so why did you put them nest to each other with a shared balcony??? Early morning noise is a problem.

Sri Lanka is a developing country and as friendly as this place was, I'd certainly pass because a room for $50/nt without any extras is too much.

I recently stayed at the Villa 49 Hotel in Kandy, Sri Lanka and the experience was a great one. The hotel and room was excellent, dinner was super and the staff was friendly and helpful. Kandy is a clean and safe city and there are many things to see there. If you are looking for a good get away, this is a great place to relax. The hotel set up some touring for me and customized it to fit my tight schedule. My tour guide, Praboda, was excellent and made the experience fun. I hope youmake it to this city and hotel, and get the same tour guide, too! GO FOR IT!!!!!
