First of all I have to say: We got what we paid for. We were on a spontaneous trip and couldn't find any other accommodation near Kandy as everything else than Manor House was already booked. We paid around $60 per Double room and I have to say we got value for money. It is a very nice place outside of Kandy with some small flaws: When we arrived we got on room, but unfortunately after checking in and flushing the toilet we quickly figuered out that there must be something wrong with the sewage, the smell was incredible and there was no way we could spend the night in this room. The manager, who seemed to be the only employee there other than the waitor, was extremely helpful and showed us all the other room. The second room was much nicer but infested by mosquitos. The rooms are clean but small stains (no dirt but bleach etc.) can be found eveywhere, the towels, the curtains and napkins. For dinner you could chose between a fish or a meat dish which actually were more quantaty than quality (a fried piece of chicken with masehd potatoes and boild veggies) but eatible.
It is a very nice property with a lovely garden, but totally mismanaged. The interior has no taste, you can only dine inside the small living area though they have plenty of space in the garden. Furthermore they allow the guests to smoke inside the restaurant which makes dining for non-smokers gross.
But there are also good things to say; the manager was extremly concerned and caring and even spent half an hour looking for my friend's ipad when he thought he lost it at night. However he seemed a little bit lost as too my opinion there was a lack of staff. It is also lovely to see what a family did to a ruin in order to make a boutique hotel (though their taste is really 'different' to mine).
All in all I would say it's a nice place to visit if you are on a budget but don't want to stay in one of the normal hotels but get something special instead. But also if I had the choice next time I would pay more and stay in a different place.

Beautiful historical house converted in hotel in a very nice set up. Rooms are large and clean with nice refurbished bathrooms. Excellent food and very welcoming and caring staff. A great choice though very out of town, needs transportation to get to Kandy.

We stayed 2 nights in Manor House in Kandy. Arrived late and quite tired from Colombo. Owner and staff were very welcoming. You really need a driver as the house is not close to anything. The staff are very nice and the owner was very helpful with organising a driver for our trip to Galle. The food is just average and the entire place needs to cleaned and polished and bedrooms could do with a paint. We had a room downstairs which was very noisy so get a room upstairs(Deluxe Rooms). The grounds are peaceful and relaxing but the pool is very small.

We were there for 2 days. The hotel is very clean and the rooms are great. The staff is great and very friendly. We had a great time. The restaurant is not bad at all and we enjoyed the bar couple times. The only bad thing is that we had to keep the windows closed all the times because of the monkeys and the other intruders. The price is reasonable for a tourist. Remember , you can always negotiate the price which I did and got a great deal for 2 days. If you wish to arrange tours, just ask the front desk, they have a good services.

If you like old colonial buildings that have been converted into B&Bs you will enjoy Manor House. Pros - beautiful house, quiet setting, lovely staff, charming interiors. Cons - far from Kandy proper - need a car. Not a lot of people staying here so can feel a little desolate. Rooms and bathrooms are a but dated, but manageable. Overall would recommend it and wondered why more people didn't stay here.

We spent Christmas at the Manor house. This hotel is a bit out of the way from Kandy but it offers a quiet, peaceful stay. The room was adequate and felt like being at Mom’s house. The food was excellent, they went out of their way to prepare whatever we asked for. The chef made us a nice eastern breakfast on request. Then we returned on Christmas eve and asked for a last minute dinner as there was too much traffic to return to Kandy before our son would sleep. The chef made us a nice chicken soup for our son to eat before he fell asleep and a grilled chicken, rice and vegetable dinner for us. This must not have been easy as there were only 4 guests and we had said we wouldn’t stay for dinner. I suspect the staff went out, bought the food and prepared it for us in an hour. I can’t thank them enough for saving our Christmas. The butler was so pleasant and helpful. The best part about this hotel, we didn’t need to ask for anything, all our needs were met, they know how to treat guests!

The hotel itself is very pleasant - an old colonial house converted into a hotel. The rooms are large and clean. However, the shower and wash basin taps trickle with water. The shampoo bottles were actually diluted with water!
Dinner was a catastrophe. We were left waiting for half an hour to be seated. This was followed by another one hour wait for food and went it came it was cold and in a completely disorganised manner - the starters came with the main meals, the curry for the rice came half an hour before the rice came! The staff appeared clueless and needed constant reminding. Our room was right next to the main entrance as well so if you're a light sleeper don't expect to fall asleep until midnight when all the kitchen clear up has finished.
This place does have the potential to be better with perhaps better training of staff and better organization. A bit of upgrading of facilities such as showers wouldn't do the place any harm. It is a great place though to relax from all the hustle and bustle as it's very tranquil and peaceful.
