From being one to the first guest of the hotel (when the hotel had just started) to coming back and staying for the 2nd time, the hotel has transformed tremendously - excellent location and food. Very courteous staff and excellent rooms. It was a pleasant surprise indeed.

1) Pathetic experience while checking-in. We were made to wait for an hour. Reason was the rooms were being cleaned. Ridiculous!
2) Rooms: The rooms seemed very different from what we see in the picture. It was compact with small balcony which opened towards a shabby location. Better to keep it shut! The rooms are very overly priced. The hotel floors looked worn out. There were no lamps next to bed which made reading impossible on the bed.
3) No service: The room floor was dusty when we checked-in. They did not have slippers, bathrobes, dustbins in the room/wash area. We had to ask for each and everything specifically. Slippers were not provided at all. No newspaper.
4) Restaurant: They did not have any variety in the breakfast menu. The same menu was served for entire 3 days we stayed there.
5) Though they claim to be a 5-star hotel, they don't have a spa and a gym!
6) Their exact location is candolim but they claim it to be on Calangute beach.
7) Bathrooms were very small with no latches!
8) The most horrible part was checking-out. We had informed the front desk about checking out 2 hours in advance so that they could keep the cheque/bill ready. But when we reached the reception we were made to wait for more than 45 minutes. To our shock we were asked to pay for the bed sheet set saying that our tattoo (which was a temporary one) had left some marks on them. Obviously a 5-star rated hotel would never ask for these things. Finally we paid around 3k for this. They had also charged us extra for using mini bar in the room which we did even touch actually. They changed the bill twice before giving us the final bill! The front office manager a lady named 'Sumedha' (I guess), was very rude and non co-operative. She was mostly on the phone taking personal calls and made us wait at the reception all this while. She was rude to the staffs as well. Not a pleasant front office representative at all!

The only good thing about this property is it's proximity to the beach and shacks. The open resto bar was a good experience.

The Park at Holiday Beach is at an excellent location. You walk right on the beach from the hotel's 24 hour restaurant. The staff is courteous and friendly. Based on its proximity to the beach, they do a good job in keeping in the lobby area clean. We had to wait for about half an hour to get our room when we arrived inspite of reaching the hotel as late as 4.30 pm when the check-in time is 2 pm. However, I'll ignore that. Rest of the service was prompt and quick.

Room Tip: We had a Deluxe Room where the window was towards the Side Lane and the view was the rooms of Royal...

The only thing going for this property is the location,and it pretty much ends there. It is a joke that Park is trying to pass it off as a 5 star property.

Negatives : (1) Inspite of booking 3 weeks in advance,the hotel did not have a room available for us which was informed to us 12 hrs prior to our check in. completely ridiculous and unforgivable
(2) Pathetic handling at check in.I felt I have landed up at a railway station rather than checking in for a holiday at a luxury hotel.There is no air conditioning at the reception area where we were made to wait endlessly for our room which wasn't ready.It was completely chaotic as other guests were also upset and screaming at front desk persons
(2) The rooms are small and dont have a balcony or window which opens which makes them claustrophobic
(3) Zero Service. Had to remind them for 2 days for ironing board and thrice for slippers which didn't arrive at all
(4) Breakfast buffet just not upto the mark. Was the same repetitive menu 4 days in a row (though the special chef's dinner was really nice).

Positives :
(1) The location is spot-on as restaurant opens to the beach
(2) Nice deck with good music till 11 pm. Great pool area to relax.
(3) Would give some points to the staff which is friendly.however,they are quite harrowed and clueless how to manage things
(4) Hotel claims DVD player in rooms,DVD collection,library,SPA etc but these are all non existent

OVERALL,The charges should be commensurate with the value the hotel provides which is just not the case here

Great location, located right on the beach... Hotel restaurant and bar exits right onto Calagunte beach which is a big plus! Rooms are very nice, if a bit small, decor is modern and classy, with a white room theme. Service was satisfactory. There was a hiccup when we went to check-in and they didn't have any confirmation of our booking, even though our rooms had been paid in full and deducted from my credit card. We were lucky that they were not fully booked and offered us our rooms as this would have caused quite an ordeal! Staff were friendly, however a bit untrained in the a lot of the hotels facilities & services... The hotel bar offered a happy hour of half-price drinks every night from 6-9pm, which was quite enjoyable. All in all an enjoyable stay, however this is certainly not a 5 star hotel and still requires a few kinks to be sorted out!

Room Tip: Choose the second floor if possible to get a view of the beach

Initially there were no pic I could see before booking the hotel. I liked the picture of the room when I went to their website and because of the white room theme I booked it on an experimental basis. I was mentioned that it is a 5 star hotel but it should be a higher 3 star hotel. Its not a big property but a nice one. When I reached there I saw the hotel has a crude/raw entry. Its a very small lane where the hotel gate is. This lane goes straight to the beach which is about 50 meters ahead.

The best part of the hotel is the pool area. Its very nicely done with awesome sitting arrangement. The pool is relatively small though. Their open to sky bar lounge area is very nice. They had a few broken chairs though. The rooms were small to moderate size and were cozy. The interior is all white in color. The LCD TV in the room runs on cable and did not have DTH connection. The air conditioning of the room was good. Neither bathroom (was a small cabin type), nor the toilet (again a small cabin) had locks or latches. The restaurant is ahead of swimming pool and under the bar lounge area. The beach is directly accessible from the restaurant. It was nice to dine at the restaurant looking at the sea and beach shacks. The first night at the hotel we dined at the beach shack though. The food at the hotel restaurant was awesome and out of the world.

Its a good hotel not an ultra luxury hotel. Certainly not a 5 star. Looked over priced to me considering the standard of the hotel.

If you are a medium budget traveler, you will love this hotel. You may have to shell some extra penny though. If you are a luxury 5 star hotel traveler, think of another option.

No hard feelings for the hotel, they did their best. Their service and the staff were more than awesome, I just didnt like the hotel property exceptionally because I am used to 5 star hotels. Yet I say, its was a good experience. You'll enjoy your stay. You'll fall in love with the staff courtesy and their sense of service.

The hotel rooms were good. Hotel is located on the beach in calangute which is a major plus. The beach area is very good. The bar deck and the coffee shop overlook the sea and beach and have a great ambience. the Pool area is nice but right in front of the main entrance. The hotel by itself is rather small(35 rooms) but cosy. Spa hadnt opened when we went and the dining option is just the coffee shop. The menu could have been better . Very few things available and many of them were not available when we were there. Service in the restaurant and bar area was very slow. I guess one could give them benefit of doubt since the hotel is only 2 months old, although first impressions give a better recall value. I dont think the rates we got were worth the stay. Overall i would say....good hotel if u book at a reasonable rate

Room Tip: We stayed on the first floor on the left side...constant noise above the room from people running ar...
