Very warm, welcoming, and friendly. Rooms were beautiful, with luxurious en suites.

Staff couldn't do enough for you. Set in lovely garden.
Definitely come again. Owner was delightful.

The house is located in a quiet residential area. There is a small shopping centre in the next block, but otherwise you must drive to your destination. Ann will set you up with an excellent guide-driver, Andrew, who will look after you for a full day, whatever you want to do, for 1500 Rand. We went to a house, now a B&B, where Mahatma Gandhi once lived, the Constitutional Court, Mandela's former law office, Soweto, the Apartheid Museum, then out for dinner in the evening.
Back to 44 on Livingstone: The rooms are fine, breakfast and service very good. Ann is an excellent hostess, lots of information and suggestions.

From the warm welcome to the luxury rooms, lounge area, dining room,swimming pool and warm South African hospitality, hands down the best B&B i have stayed in. Centrally located to the airport, Sandton and major shopping areas, 44 is an absolute pleasure.
The staff are super friendly and Ann is the perfect host.

Ann runs a beautiful, clean, well appointed guest house that is supremely comfortable, very well run, friendly and convenient. Great food, wonderful personal service and fantastic attenrion to detail. I stay here often and have never been disappointed. First choice for sure.

Absolutely amazing Guest House run by Ann. Everything was clean, tidy, spacious and tastefully decorated. Good size swimming pool (although too cold to try). 1st class breakfast. Only stayed one night but would have liked to stay more. Excellent location

Anne and her staff provided outstanding service - from arranging transport to and from the airport, helping us find provisions and a post office in the neighborhood, and making outstanding breakfasts and teas for us. The room we were in was comfortable and quiet - exactly what we needed to recover from our very long journey. The room had a separate entrance and a nice small table and two chairs outside our door. The outdoor seating area and bar in the garden by the pool was great. We would definitely stay here again and recommend it to our friends and family.

Cousin Al recommended Anne and her B & B for his international wedding guests. We have stayed in B&B's throughout Europe, UK, and Polynesia, but have never been treated to so many tiny extra touches. The warm welcome, open approach to family coming in and out, including them spontaneously for her generous beautifully serve breakfasts, and feeding Robert's chocolate "addiction" are beyond what Elijah and Sebba described in their glowing reviews. Just right pillows, and other finishing touches of humour in the garden and glamour highlights throughout are for me the final superlatives to a charming decor. Then include a comfortable living room, outdoor patio ,manicured garden of native plants. Wireless Internet access enabled me to keep up to date with work whilst still being part of the greater family joy. As the English relatives just said at the pool, they have dreamed of coming back since last year. Anne went out of her way for the junior visitor, despite children not being the norm for her. Thank you Anne for a veritable home away from home. Highly recommend this B&B.. it deserves to be top of the list in Johannesburg.
