I dont think i"d rush back to the Breakwater lodge, staff were not friendly or helpful. We had Seagulls nesting in our ceiling which kept us up at night and woke us up early in the morning. The only positive thing is that the location is very good, close to the Waterfront and restaurants in green point.

The only real drawback of this hotel is that there is no pool and the beach is a good 5 minute drive away. The rooms are small, modern and clean, no frills. The bathroom is part of the bedroom, cordoned off with glass walls. This hotel is about a 4 minute walk to the V&A Waterfront. We never felt unsafe walking to the V&A day or night. It's also an easy 20 minute walk to the city centre. Try to stay on the top floor for the best views. We have stayed here twice and surely will do again.

Loved the location! We walked to the V & A and drove easily to other places in Cape Town. The rooms were really clean and modern and we had a great night's sleep. Would definitely stay there on my next trip!

We stayed at the Breakwater Lodge, Cape Town for 3 nights,5,6,7 May 2014 as part of a group of 22 - 11 rooms booked.

Our twin room, 1111, was definitely substandard to most of those occupied by our group, and certainly very, very different to that shown on the brochure.

We were two single women sharing and there was very little room to move. We shared a small bedside table approximately 45cm wide between the beds and on the other side of the beds we had no more than 25cm from the edge of the bed to the wall.

The desk also held the tea making tray, the chair was so low that the surface of the desk was at "nipple" height, and if one was at the desk, then it was difficult for the other occupant to get past between the chair and the end of the bed.

Quite a few things had to be fixed the first day.

I completed the hotel comment sheet - "What's Hot, What's Not" the next morning, 6 May, on our way to breakfast at 7am and I had no response.

We had hoped to be moved to a room more comparable with those occupied by most of the group, but had expected at least to receive an acknowledgement.

Whilst the dining room staff were pleasant, and the buffet breakfast good, the staff at reception gave the impression of "couldn't care less".

We did not get the 3.30am wake up call (on the morning of 8 May - we had a very early flight) with the rest of the group - and this was shrugged off by reception staff as "bad luck, you must have had your phone turned off" - we had not touched the phone.

We had to take our own cases down from the room - they were not collected.

Having travelled very extensively, my comments about this hotel would be - location is OK if you want the waterfront area - across the road from the Hop on hop off bus, but it is not central to the CBD - it's a fair walk (only to be done during the day!) or travel by taxi.

And, most important - be sure to check the room before accepting it, especially if you have seen the brochure, or it could be a great disappointment.

The Protea Breakwater Lodge is housed in a former prison on Capetown's beautiful Victoria & Alfred Waterfront. The rooms are spacious, each with a true double size bed, a half couch/half chaise with coffee table, a desk with chair, mini-fridge, safe, closet, and roomy bathroom. The bathroom contains a counter with single sink, a bathroom, and a dedicated shower. There are accessible outlets, about 4 of them. They are standard European outlets, as opposed to the Type M South African outlets. The bedding is comfortable, as are the towels provided.
There are multiple buildings that comprise the hotel, one of which also holds a university. That can cause a little confusion at first, but we found that taking the first elevator made locating rooms easier. There are two restaurants in the third building, one called Stonebreakers, which serves a plentiful buffet breakfast.
The staff was nice and knowledgeable. They were able to book my family and I on the Robben's Island tour with no additional fee for the convenience. That experience is profound and well worth the price and effort, by the way.
A short walk from the hotel is the Victoria and Alfred Waterfront Mall, which has some nice African themed souvenir stores, an excellent food court, and a Pic N Pay grocery store on the lower level.

Booked a quiet room , received one facing a busy road and building site . Booked a twin room , received a double , still waiting for the call from the manager regarding a change in rooms. No towels in the room on check in discovered after shower commenced . Windows do not lock ! Windows do not seal . Only one two pin charger point in room . Room incredibly TINY . Long walk to reception through a college/school . Staff surly and unhelpful especially check in lady . Location good , furnishings in room very cheap but attractive. Free internet almost unusable as it is barely faster than dial up . Used my phone 3G/4G .

This hotel is a converted prison, therefore we didn't expect the room to be large, it was small but comfortable, but had excellent views of table mountain.
The staff were friendly and accommodating, booking, taxis and day trips, often finding us a better deal than we expected.
The benefit is the location, only 5 minutes from the waterfront, however the path to the lobby is poorly lit at night.
A perfectly suitable hotel, and is extremely good value.
