We had a chance to stay at Wyndham Sedona this fall. This time we stayed in the small one bedroom unit, which I will call the "B" unit. This unit was downstairs. You can see my review from spring 2013 which details the location, grounds and staff, none of that has changed.
The smaller unit has some issues you should be know about. The main room is somewhat small and triangular in shape. It is furnished with a pull out couch, [not very comfortable], a 4 person table which is placed in a corner, so really only 2 people can sit around it comfortably, plus a TV on a dresser. The third wall has the kitchen set up. The couch actually faces the door, so you have to angle yourself to watch the TV. The set up is ok for and overnight or very short stay or if you don't plan on being in your room much.
The other major issue was the noise. The walls were paper thin and transmitted normal volume conversation, toilet flushes, showers and most all other noises from other units. We could also here things going on above us in the upper unit. I felt somewhat uncomfortable in the unit, because I would assume the other units could hear us as well.
The bathroom door is ADA width and rubbed against the toilet when you open and close the door. This was more annoying than a real problem. The bedroom was generous size with a comfortable bed.
Overall, if you are planning a week or longer stay would definitely try for an "A" unit upstairs, otherwise you will deal with these issues.
