Easy to find location. Good car parking. Excellent recepion and check in experience.

Room fine and large. Wi-fi free. Bar staff excellent and knowledgeable. Resaturant comforsatble and food excellent and service worth of a much higher starred establishment

Breakfast staff attentive and pleasant

Value for money and enjoyable

We booked on a room only basis, so can only comment on that aspect of the hotel. The room was twin bedded, but each bed was quite wide and very comfortable. We often find hotel rooms too hot at night, but this one wasn't too bad, though I have to say it wasn't a particularly warm might. At least it was possible to open the window more than just the usually permitted crack. The room was very clean, and this was particularly noticeable in the bathroom, where the sink and bath were spotless. There were enough sachets of tea and coffee, and a big television. The clothes storage area was very narrow. I understand this hotel is being refurbished, and I would have given it a higher rating if it had been a bit smarter. We had a nice welcome when we arrived, but when we went down for a drink later on, most of the lights were out and the bar was empty, so we changed our minds. Still, it was a very reasonable price, so we thought it was good value for obey.

Room Tip: A room facing away from the road is more pleasant.

I stayed in this hotel, the furniture is worn, old and dirty! My bed looked as if it had been slept in, so I changed rooms. To my horror the room was just as dirty as the last! In the morning, I witnessed a room being cleaned with a dirty towel from the bathroom, to then dirty old polish cloth to clean the glasses they expect us to drink from!!! This is an outdated disgusting hotel that I would would NEVER stay at if you paid me!

Work seems to be speeding along in refurbishing throughout and understand this should be completed by November. Bedrooms very much 'standard style/design' and comfortable for an overnight stay. Staff exceedingly friendly and oblidging. Dinner and breakfast quite acceptable.
Plenty of car parking and easy access to the town centre and surrounding places of interest. Should be back to being a really popular hotel once improvements completed.

The hotel staff were all very friendly and helpful and this could be a nice hotel but it needs a refurbishment as the room we stayed in and some of the public areas were looking shabby. There was some evidence of a refurb in progress with workers on site but hadn't yet reached any of the areas we visited.
The restaurant food in the evening was poor but breakfast was ok.

Spent two nights here over the Bank Holiday weekend. The food was excellent, both dining in and breakfasts. The staff very helpful and friendly. The room was very pleasant. Would definitely recommend. Excellent value and a good location for sight-seeing around north Norfolk. King's Lynn itself is a 5 - 10 minute drive.

Needs a roadside sign as the hotel does not sell itself enough very clean excellent breakfast does a good wedding package seems one bride was very happy says it is near town no but has a large retail,park, round corner there is a bus
