Stayed 2 nights with a coach group of 31 people on a dinner bed & breakfast basis. We found the staff very friendly and helpful from the time we arrived to the time we left. The food particularly the dinners was of a very good quality. The rooms had recently been refurbished and were clean and tidy.

The staff make up for the poor state of this Hotel..... They could not do enough for us very helpful and friendly. The breakfast was very good plenty of choice well cooked with choice of English and Continental. Its just a shame that the cleaning of this Hotel is diabolical ! The carpets are filthy....Bits were just left in the three days we were there up the stairs and along the corridors. The bins were not emptied in the bedroom. The evening meal again was very good.... the musty smell in the bathroom was dreadful.....SOMEBODY needs to address this problem ......

I give this 2 stars for the breakfast and the staff. Good breakfast and very friendly staff. However the state of the hotel is very very poor, from the beds that are like sleeping on golf balls to carpets that need to be in a skip. The rooms have a musty damp aroma which gets less pleasant as the heating increases. The evening meals are not great - steak like blotting paper, bland chicken, soggy chips and under cooked pizza, burger was good though. The hotel was full of bus trips which would have been fine if there was sufficient staff to serve the bar, reception and the dining area.

A small but well equipt hotel ..great for business as well as a weekender. Found on an industrial estate 15 mins outside Kings Lynn. But once your in its spacial and well kept grounds you'd think you were in the countryside. Clean and well maintained. The rooms are big with all you need. The mattresses a bit soft for my liking ... but thats personal preference and thats all I could find wrong for me. There is a cosy bar area and also a quiet conservatory to sit in. Open dining room. Food was great. Full english or continental selfservice b/fast. Staff very friendly and helpfull. Would highly recommend.

The hotel is located on the edge of an industrial estate, and just off a round about, not the best. On the check in desk was a lovely lady who was very helpful and bubbly. My room was located on the top floor, the decor in the corridor could do with a little attention. The room was clean, but again the decor could do with a refresh. The hotel has a restaurant, but on the day of my stay there was a coach party staying and the restaurant had limited access for anyone not on the coach party. I arrived at 6.45pm and the restaurant closed at 7pm until 8.15pm, why they could not put on extra staff for the coach party meal or have an area for non coach party guests to eat. I went to Frankie's and Benny's a short walk away because I did not want to eat that late at night (8.15pm). If your a non smoker like me, all the smokers are told to smoke outside the main entrance so you have to walk in and out of the hotel with that smell of cigarettes. A nice hotel but could be better in my mind...

We nearly missed the hotel because the satnav told us it was the wrong side of the road. The entrance is opposite the Mercedes Benz building on an industrial estate, with its entrance obscured by a hedge as you come round the bend off the roundabout. Dinner was dire - fine if you like very hot scalding soup - but such cheerful staff that it was impossible to feel critical for very long, and the breakfast featured some excellent bacon, unlike the watery rubbish you can get in some places! The shower was basic, but the bed was comfortable, with an extra duvet supplied without any problem, and the lighting - always a must for us - was good enough to read by. The location is good for exploring the north Norfolk coast.

Room Tip: We asked for a room well away from the bar and reception and had an undisturbed sleep.

Booked 2 rooms, ground floor. Staff were very nice. Had dinner there - no complaints; beds were comfy; no drinking water in rooms; broken dustbins in both bathrooms; the walk-in showers were very basic: in 1st room, water drained very slowly & in 2nd room, shower head was broken, had to give mum-in-law's shower in my room. Breakfast was disaster; very limited selection on everything. No vegetarian option. Coffee machine's out of order. Conclusion: very bad experience.
