Conveniently located on the edge of Kings Lynn near a major intersection access to North Norfolk is good with many great visitor attractions within an hours drive .

We have used this hotel three or four times over the last couple of years . The staff from reception through to housekeeping are unfailingly professional ,polite , helpful and cheerful .

Rooms are standard fare for this level of hotel and whilst ours appeared to have been recently decorated the furniture in common with the public areas of the hotel was a little tired .
Having said that cleanliness cannot be faulted .
The free wi - fi seemed to work well both in our room & in the public areas which was a welcome plus .

There is a bar and resteraunt , conservatory and patio area grouped round reception. The resteraunt menu was adequate rather than inspiring and appears to be only available from 19:30 - 21:00 . The bar area is comfortable with the previously mentioned conservatory & patio close at hand .

The dining area , bar ,reception and ground floor rooms have reasonable access for anyone with children or mobility issues .

Parking is plentiful and in front of the hotel which stands in its own grounds set well away from the road.

Overall , clean , great staff , good location but slightly behind the game in comparison with their competition who have hotels in the area.

Room Tip: Rooms @ 118 - 130 are on the ground floor in the wing furthest from reception / bar / dining area .

A very pleasant 10 days. All the staff
were very polite and helpful. Food was very good and reasonable prices. The only complaint that I have, is that there is not a room for disabled people. Will stay there again

The hotel itself is conveniently situated for most of the attractions in the area but that's about it.
We have stayed in many hotels over many years so have had plenty experience to compare. The hotel would benefit from a complete make over; carpets are dirty and badly stained, bathrooms are old and poorly maintained, beds are just about usable. The exterior desperately need attention, barge boards are rotten being made from poor quality ply wood and all windows require painting.
The breakfast is very very basic, cups with no saucers, tee and coffee supplied from a dirty old vending machine, poor quality bacon and cold sausages.
On the plus side the staff do their best to compensate for the hotels short comings, all credit to them.
This was are first stay and will be our last, pity really it could be so much better with a little cash investment shown by the owners.

Mix up over the booking by hotel meant we had to have one of us sleep on the floor, in fact two of us did as the camp bed was like something out of the war. Mould in the room, weak shower, no lock on window for child safety, cracked sink, dirty carpet, and that smell of air freshened over dirt. Awful staff, couldn't have been any worse a stay. Dealt with afterwards very well by management so hope some good comes of it.

I stayed here after work,
I checked in easily the young lady was very quick and explained everything.
Got to my room and was very nice and clean.
Good temp and coffee was nice too.
Check out was just as easy as before.

One bad thing was the bloke snoring next door.

Used this hotel as a quick stop over. Booked online very easily.
£33. For 1 night double room.
Additional £10 for full English breakfast. Eat as much as you would like. Eggs cooked to order perfectly.
Bathroom a looking a bit tired. Bed comfortable.
Ordered a sandwich from the bar late night. Was lovely.
Bar staff good.
Would use again

I spoke with reception when booking and again the night before our stay. I asked them to confirm that I would have a disabled room. Both times this was confirmed. Upon arrival we were told they don't actually have any disabled adapted rooms, but the room I was in was disabled "friendly" because it had a walk in shower ! Unfortunately that doesn't help when there is nothing in the shower cubicle to hold on to. As it happens the shower head fell off when my wife turned it on anyway !

The only redeeming factor were the scrambled eggs at breakfast. They were cooked fresh and came on to the plate hot. Which meant I could smother the rest of the food so that it felt as if the cold sausages etc were warm :-((

The "many" choices of TV channels were 1-5 plus ITV2. No radio.

Had we been booked for more than 2 nights we would have been out of there........
