“Not the Best”

When shown to our rooms one had a window that would not close facing the sea which was impossible to sta in on a rainy october night, they did give us another room but it was rather shabby, so we decided to share the top room. It had been refurbished recently and was big with a very large bath/shower room, and there are great views from the wimdow, but something was lacking. Would not stay again.

We were made aware of a fault in the window and did our upmost to provide a solution. The 'top room' as described is our penthouse suite. This can be viewed online. With breathtaking views of the Jurassic Coast, the ancient harbour and Portland we feel the tariff of £90 represents incredible value. A Queen size bed, large walk in shower, comfortable seating and 40" LCD television adds to the experience and all this for £45 per person!

Our guests have stated they would not return as the above description 'lacks something'...Just what we can not fathom.

The "Penthouse Suite" (room 5) is extremely well fitted out and comfortable with a sea view to write home about.

But and it is a Massive BUT.

Although the owners have spent money of the accommodation they need to spend a lot more on the rest of the building. There were no major problems with the room apart from the toilet seat was loose.

We cannot comment on Rooms 1 to 4 as I did not manage to see those, however the public bar is extremely dated and reminds us of an 80’s pub which obviously is so out dated and very unpleasant.

The route through to the accommodation is also rather unappealing. As we transcended through the building to our room we passed the public toilets (with smells), the back of the bar, the office and kitchen (with catering smells). And finally to gain access to the “Penthouse Suite” we had to climb the tightest and steepest of staircases with our cases etc. A bit of a struggle to say the least.

There is no parking included within the rather steep price for the accommodation however there are expensive limited stay car parks near the building. It is a shame that a parking permit couldn’t be included within the price as this would go a long way to making staying at the Rock Point Inn less of a problem.

Whilst we were staying at the Rock Point Inn there was a power cut to part of the building which meant we could not actually use the room or any of the facilities for most of the late afternoon and early evening. The bathroom was pitch black so we couldn’t wash properly before wasting out money on the Hixperience (see separate report).

I must admit our hosts were very good considering and we were not asked to pay our bar bill following the power cut. However power cuts do not happen every day but the problems with the Public House undoubtedly will occur every day.

The next morning when we had to move our car to another car park to avoid running afoul of the traffic wardens and upon descending down the building to the ground floor the smell of stale cooking oils and urine was actually overwhelming and somewhat sickening. To be honest it was a pleasure to get outside into the cold air.

Not a place to stay as the room price is very high and you don’t get a breakfast, although with the early morning odours you wouldn’t want to eat there.

I am somewhat baffled by this review as we always strive to give good service in clean and well kept surroundings. Our staff are trained to always explain our accommodation arrangements and our website clearly saying breakfast is not included stating 'room only'. We also offer free, limited parking which is also mentioned, indeed the vast majority of our guests enquire on booking and are advised on the situation. We are situated at the foot of the town centre within a stones throw from the beach with stunning views of the Jurassic Coast, the ancient harbour and Cobb wall and we have faith that our tariff reflects this. On the evening these guests have mentioned we did indeed experience a power failure, an act of god we had no control over. This was fully explained whilst the gentlemen was enjoying drinks at the bar - we duly honoured those drinks as a gesture of goodwill. What appeals most to our many satisfied guests is the age of the building, some 450 years old and with historic buildings comes 'quirks' such as narrow stairwells, this is part of the character and what brings people back time and time again.

We have looked into the comments regarding unpleasant odours, sourced the problem and swiftly dealt with it. It is a shame that having had rather an encouraging conversation with these guests, none of their issues were raised. Had they done so, we would of done more to ensure their satisfaction.

We stayed on the 29th Sept, the same weekend as the last negative review on here. The staff (and locals) are friendly, the rooms are more than adequate and fairly priced for the area. We were surprised to hear that people were smelling of chip fat, there is a chip shop next door but hey, it's a seaside location, one would expect seaside smells. Guess what? The harbour smells of fish as well! The room did show signs of wear and tear that one can forgive at the end of the season with light coloured carpets etc., but it was perfectly clean and fresh smelling. Lyme Regis is a very laid back and wonderful location and the Rock Point fits the area perfectly. The rear terrace gave us breathtaking views of the harbour and we were treated to a huge full moon rising over the fossil cliffs so much so we stayed out there until the cold forced us back indoors. The owner was very informative as we were leaving and gave us advice regarding the best coastal drive back, if you're looking for an hermetically sealed travel inn environment then this place (and probably many other in the area) may not be for you, if you're looking to kick back and enjoy the sea and everything that comes with it then give this place a try.

A really wonderful place to stay. Lovely welcoming staff and very comfortable rooms with all mod cons. The food was delicious and we will definately be staying there again if we are able to book! They are always full.

Room Tip: All rooms are lovely but room 2 is very spacious with 2 windows with a panoramic view of Lyme Bay!

This is the most disgusting place to stay in a delightful setting. It is over priced (£80) for a small double room with shower - room only. The place stank and was incredibly noisy - it sounded like the (industrial size) kitchen extractor fan was actually in our bedroom. We both felt sick from the moment we entered the room to the moment we left. If they hadn't taken a hefty deposit I'd have left. Our hair & clothes stank of old chip fat - it was a relief to leave and get out in the fresh air. Never never never again.... utterly revolting

I am sorry that these guests failed to enjoy their stay with us, but feel a response at being described as 'disgusting' and 'utterly revolting' is needed. We demand the highest of standards from al our chambermaid employees and room wise these standards are adhered to on a daily basis. With regard to noise, we do our upmost to keep this to minimum. All our potential guests will be aware that this is a public house with a riverside restaurant, we serve drinks and quality food during the day and in the evening, a working kitchen is a sure sign of a busy kitchen and so an element of noise is surely to be expected! Incidentally, we do not have an 'industrial sized kitchen extractor'! Our location is 'prime' location, in the town and nestled next to the beach - can £80 for a double room really be described as 'over priced'? These guests have stated that had they not paid a 'hefty' deposit they would of checked out; again, £30 can not surely be classed as 'hefty' and a deposit by default indicates that in the event of a guest not being entirely satisfied this can be negotiated. More over, the picture being painted here would seem that had it truly been as 'utterly revolting' and 'disgusting' why on earth was there no mention of this?

How can issues be rectified if certain cliental wait until only until they have retreated home to comment?

In closing I would like to add that the impression of £80 - Room Only - gives a cloak and dagger feel. We state quite clearly that we are room only, therefore it is up to the guest to decide wether this is suited to them prior to booking.

We stayed here for a last minute trip to Lyme Regis.
The location is great. Right against the seafront and at the bottom of the hight street of Lyme Regis itself.
There are 2 short stay car parks by the Hotel so for longer visits I'd recommend the long stay car park at the very top of the hill which is only £1.75 for 24hrs! DON'T get stung using the NCP car park half way up the high street!
We booked the king size room which faces the sea. There are 2 lovely large windows in the room looking straight out onto the water. Good comfortable king size bed. Lovely en-suite bathroom. The room was clean and tidy. Although it wasn't an issue for us it's worth pointing out there isn't a wardrobe or set of drawers in the room, just 2 bedside table and some coat hooks with coat hangers provided.
Our TV didn't work which really wasn't too much of a problem. We pointed it out should it have been a "user" error and after someone came to check the TV we were offered the chance to use the penthouse room to watch TV for the evening if we wanted it.
Overall I'd recommend a stay here for it's location and views alone. Room 2 was the king size room and having seen the penthouse room also I would suggest that's worth staying in too!

We stayed in a lovely penthouse room with fabulous views across the bay. Very exciting views too on a stormy weekend with floods all around us. We had trouble getting across the road for our breakfast as the gales were so strong but it was certainly worth the struggle as we enjoyed a great full English and excellent service there too. The staff at the Rock Point were all welcoming, friendly, helpful and keen to please. The downside of this hotel has been well documented - pub entrance and lack of parking. Also, I would have appreciated the usual toiletries in the bathroom, rather than a couple of tablets of soap and lack of surfaces in the bathroom meant that I had nowhere to perch my soap bag and toiletries. Also a couple of hooks and towel rails to hang towels and robes would be nice. Penthouse entrance is a bit narrow and not very suitable for elderly or disabled but there are 4 other rooms on a lower floor which are easy to reach. Do visit this nice pub and you will receive a warm welcome.
