I cannot believe there is a better B&B experience to be found in the area.

Ruth and Peter Turner are charming and attentive hosts and welcome you warmly to their lovely home standing in beautiful and peaceful isolation beside the River Barle. Make sure you ask to see the converted outbuilding not featured on the website - a self-contained luxury suite with a stunning garden/countryside outlook. It has the added bonus of allowing you to come and go as you please during your stay.

We loved every minute of our short stay. Thank you.

Our (unadvertised) suite is fast becoming the most popular accommodation at Kings! It is very pleasing for us that our guests continue to enjoy all that we offer, and very often, return for more hospitality a few months later.

Ruth and Peter made us feel very welcome in their beautiful home, We only had 2 nights but will be going back for longer. Nothing was too much trouble. The breakfasts were excellent. We took two of Ruth and Peters dogs for a walk and had a lovely time. The local pub is excellent and just a 10minute walk down the drive.
Thank you Ruth and Peter for making our stay so memorable.

Thank you very much for your kind review. Charlie and Ozzie were absolutely thrilled to be taken for an unexpected walk, and especially enjoyed their river swim, your photos were proof of such!

After a long (and sometimes wet) day walking we received a wonderful welcome at Kings Farm. Nothing was too much trouble and everything was top quality; super bathroom and beds, wonderful view, and so much more in this superbly located countryside house. Our breakfasts were first class too - just what we needed before setting off for the final 19 miles into Lynmouth.
Ruth, thank you for being such a warm host. Jane & Frank Allen

Staying at Kings Farm Withypool is a Bed and Breakfast experience not to be missed. Owned by Peter and Ruth Turner , this superb country residence is situated on the River Barle in a most beautiful setting. The breakfasts are very generous with plenty of choice and local produce much in evidence. The rooms are luxurious and always warm....top quality all the way. Ruth's home made chocolates and biscuits are such a treat too.
There can only be a handful of places in Britain where 2 horses,6 dogs and 2 senior citizens are so well looked after and made so welcome. Highly recommended and worth every penny.

Perhaps "senior citizens" by age, but definitely not at heart! We are delighted to welcome these guests back, year on year. They do not change, but some of the 4 legged friends do!
Looking forward to next April.

Kings Farm Is perfect in every way. It stands in an idyllic location adjacent to the River Barle, and overlooks green pastures. you couldn't wish to find a more charming and welcoming couple than Peter & Ruth. Their attention to detail is quite unique. The bedrooms are well appointed, spacious, and extremely warm with all modern comforts of a top West End hotel. Home-made biscuits and chocolates are provided, and home-made bread at breakfast. I might add that despite the remoteness of the location, they actually have Wi-Fi Broadband at a very acceptable download speed!
There is an abundance of good restaurants in the area, in particular the local pub in the village - which is a 10 minute walk away.
I have no hesitation in recommending Kings Farm. and all of its attributes, to those who appreciate modern comforts coupled with traditional hospitality!

Thank you for taking the time to write a glowing review. We take all of our guests requirements to heart and try to provide a truly magnificent experience for everyone. A welcome addition to our B and B is the wi-fi, which remains an ever more frequent necessity.

Just on the edge of the village of Withypool itself the long drive through fields of sheep leads you to Kings Farm where you are made very welcome by the hosts. The huge warm fire is perfect for warming up with a glass of red wine (or two!) after a long walk (of which there are hundreds to choose from!). The fantastic local pub (only a 5 minute walk down the drive) serves delicious food in a relaxed, friendly setting. The rooms are immaculate, cosy and welcoming with wonderful views across the beautifully manicured garden. Loved the Penhaligan toiletries and hot powerful shower! The very comfortable bed was very hard to get out of in the morning but the 5 star breakfast made it all worthwhile!! Ruth was very accommodating and catered to all our slightly different requests at breakfast with ease. Our Labrador had the most fantastic time living with the family's dogs - endless games of chase, as if she needed any more exercise after the long walks! What a treaty weekend - I can't imagine anyone not falling in love with this place.

Many thanks for your kind feedback. It certainly is a dogs' paradise! (although dogs are not allowed in the house, we provide very comfortable accommodation outside). It is possible to stay at Kings for several days and never use the car. The walks are varied and spectacular in each direction.

Five star accommodation in every way: pristine, comfortable rooms with all you need and delightful extras ( eg. port and chocolates) . The hosts are warm, welcoming and helpful. Breakfasts were consistently excellent, as were the home-made biscuits, and there are good places to dine nearby. It was lovely to go "home" at the end of the day to a blazing log fire. At the end of a long drive the house is a peaceful haven in immaculate gardens, a perfect escape from the world and probably the best B & B we have ever stayed in. Try it!
