A nice, quiet, clean, cozy place. That's all you really need to know.

Now for the complete review.

We arrived late on the thursday night, because we went the wrong way, on purpose, we took the scenic route. I blame Wales for our lateness. This didn't really seem to be a problem. We were welcomed in, shoes off at the door (the place really is clean) and breakfast arrangements made. Think most options were available. We weren't found wanting anything more and can't think of anything that was missing. There was some fruit, cereals, local yogurts, then a full cooked breakfast. Eggs were apparently fresh from their own chickens. The breakfast was lovely.

We stayed in the room from the photos here, with the 2 chairs, and it looked that perfect every night when we came back. The cleaning is immaculate. The room had everything we needed and more, from Shampoos, multiple towels (replaced daily), iron and ironing board, coffees and teas. Didn't try the tv, but it was there.

The town is small and quiet. While we were there, there was roadworks, so there was a traffic jam of about 5 cars, that lasted for about a minute. (not really an issue, just thought it was funny that, that was the biggest issue for the town) Probably when you go there this would've been cleared up. There are 4 roads out of town and each leads somewhere beautiful. You are so very close to Brecon and the Brecon Beacons National Park. Why not put on your hiking boots and go for wonder.

One thing I will say is that the lady that runs the B&B went above and beyond, and did something she really didn't need to for me, that really did help me out a lot. I won't go into what it was, just so others won't expect the same service, but it was very much appreciated.

All in all, it was a great stay and I don't see the point of looking anywhere else, if you are wanting to stay in the area.

Visited for one night whilst touring Wales on motorbike , cannot say enough about this place ,spotlessly clean fabulous hosts ( nothing was too much trouble )breakfast was to die for and all sat round one table which we liked it gets you chatting with other guests, you will not be disappointed if you choose to stay here and we will definitely be returning

Stopped here for a night while doing the Wye Valley Walk in June ... it's my New Year's Resolution to catch up on reviewing favourite places from that trip, and here's the first. A very special place, thanks to lovely rooms in a beautiful home - and true warmth of spirit from Eileen and Martin. So welcoming despite my muddy wet state upon arrival on a very wet day. Eileen also took my bag to next B&B and even insisted on taking an extra bag with snacks I'd bought. Builth is just beautiful too. I took Eileen's recommendation and had dinner at pub just down the road ... it was great. Thank you to you both - I still remember my one night there with great fondness!

We stay 3 nights in this 4 star bed and breakfast and truly is 4 star.the owner Mrs Eileen is a very proffesial person and she looks after her clients very well, water biscuits juiges thea and coffee acilities in the room free of charge and renew every day rooms very clean fresh towels every day
Very good breakfast in her dining room with a view of the town and mountains ,very good secure parking in front of the house,eileen and her husband are very friendly local people .this place has only 3 rooms for rent.this is truly a perfect place to stay for business or holyday.top qualitie.
We come again and we can recommend this bed and breakfast.

Room Tip: Really nothing to say all of the rooms are good

A very friendly welcome from Eileen and Martin, delicious Welsh cakes and a cup of tea. Our room was comfortable and very well equipped, everything we needed was supplied. After a brilliant nights sleep, we enjoyed a freshly cooked full Welsh breakfast with delicious locally sourced ingredients and free range eggs.

We would recommend this excellent B&B, and will be returning in the future.

Room Tip: We had a room on the ground floor with bathroom nearby. Our friends had the en suite and said it was...

I had a great time at Erris Villa. Eileen is an outstanding hostess and extremely helpful and welcoming. Her poached eggs on toast were fabulous. A great location with off-road parking. Would recommend to anyone visiting Builth Wells or mid wales.

Erris Villa is an outstanding B+B and deserves a 5* rating. The accommodation is spotless, the breakfast excellent and the hosts, Eileen and Martin, are very welcoming. Plenty of off-road parking. On arrival, we were offered tea and Welshcakes, a great way to start off our visit after a long journey. The room was perfect with lovely bedlinen. Eileen was very helpful, offering to book ahead for our evening meal in the town. Great breakfast to set you up for the day, all immaculately presented. This would be my number one choice for my next visit to Builth Wells.
