Lovely staff , nice rooms and a wonderful pool surrounded by the temples of bagan, breakfast is available early which is a must when using a bike to explore began, as it gets very hot by 1pm , when you'll want to be back for a siesta and a swim.

Room Tip: Some of the cheaper rooms overlooking the pool and temples are cool and peaceful.

After days of crap dirty hotels and rickety transport, I was looking forward

to this hotel expecting, from the description, a degree of comfort.

However, it seems to suffer from a lack of good management, the outside

areas were scruffy and badly maintained and the balcony of our room was

never cleaned. We both suffered from upset stomachs after eating at the

restaurant, and when I looked at the kitchen I thought I could see why.

Breakfast was a poor choice of asian dishes with toast and butter (jam if

you asked) for the Europeans. The hotel has a lovely situation

overlooking a quieter area of the temples and is far enough away from

town to be peaceful and quiet. It also has a nice pool but it is poorly

maintained and needed cleaning badly. The wifi signal was very weak and

internet connection was a joke. Reception would send you to the bottom

of the road to hire electric bikes, but they have hard uncomfortable saddle

seats like a bike. Try to find "Perfect Bike Rental" who have E-bikes with

seats like a motorbike, the difference is amazing.

The rooms were reasonably clean inside, and would have been ok had it

not been for the hard beds. This hotel has obviously seen better times in

the past, and it is a pity that the management does not try harder to keep

up the standards.

The rooms are large, there is a clean pool and it has a pleasant bungalow feel. We were happy with breakfast and the view of temples and hot air balloons taking off or landing. The young staff were friendly and helpful. We twice happily walked a short distance to restaurants but some people might be daunted by the lack of street lighting. The downside was that maintenance seemed to be lacking with some fittings damaged or loose. We had a leak through the ceiling and although promptly fixed by the staff we had the impression that maintenance was done reactively rather than by regular inspections. Near us was a water pumping station which sounded like a washing machine and might annoy light sleepers.
Would we stay there again? Probably......

Room Tip: We had a room at the rear of the property which had a great view of some temples and hot air balloon...

Pros - comfortable rooms, beautiful view of temples, quite peaceful
Cons - location was a bit isolated - I wouldn't stay in New Bagan if I return
I personally wouldn't stay here again, I like to be a bit closer to more action however I think some people would really enjoy it for the opposite reason.

The rooms are nice and the hotel is very quiet, away from the road and between two small villages. So if you are looking for a big, clean bedroom it's nice. But in hagan! the best time to enjoy the temples are early in the morning and for sunset. So we didn't spent much time in the bedroom. Plus we were supposed to have a view on the temples and instead we had a wall in front of the window. So think for 60euros you can expect more than this.

Room Tip: If you book a junior suite make sure you have one on the second floor.

Kumudara Hotel is a really pretty place -- quiet, a bit remote (you have to get a cab to go to any restaurant offsite, unless you really like walking thru the pitch black, and you have an outstanding sense of direction) ... with rooms very nicely decorated in hard woods and big beds. But -- and this was a big disappointment for me -- unless you absolutely nail down a room with a view of the temples, you're going to be looking out into a cement wall and a kind of scummy pond. Staff was super sweet and accommodating and it's easy to rent bikes to get around -- so once we moved over to a room with a view it was a brilliant choice, but that first night was not so great. It's on the upper end of the scale, price wise (about $90/night over the holidays) -- but waking up to see all the hot air balloons sailing over the temples was pretty spectacular. All in all, recommended! (And the onsite restaurant is not too expensive -- with okay food)

Room Tip: Definitely make SURE you have a room overlooking the temples. If not, it's the same price and ab...

This hotel has some great positives but also some negatives.

We had a suite on the second floor at the very end of the resort. The view toward the temples was great throughout the day and the room itself was very spacious and pretty nicely decorated. It wasn't, however, particularly clean (part of the issue is the dust that's everywhere in Bagan, not exactly their fault) and it was a little run down.
The bathroom was modern but the tub/shower was leaking.
We had a terrace, but the pond of water just below attracted so many mosquitoes that we didn't spend much time on it. Oh, and the pigeons on the (tin) roof were pretty noisy at night...
I found the price list of every single item/furniture piece in the bedroom (in case you broke anything) a little weird, especially considering that it wasn't exactly in amazing conditions to start with.

Wi-fi was very slow and would only work close to the reception area (i.e., not in our room).
We only had breakfast at the hotel (decent), but given the location (nothing in close proximity, especially given that at night the road is very dark) we had to hire taxi drivers to take us to restaurants and pick us up every night, and they weren't particularly cheap (for Myanmar standards).

The pool, however, was nice to refresh ourselves in the afternoon.

In the end, the view (especially at sunrise) more than offset the negatives of the hotel.
