If you want a B&B where everything is of a high standard then look no further. The house is a large new build property near Kirkistown about 3 miles inland from the Kirkistown Golf Club if you need a landmark. There are 3 bedrooms which are all as described on the web site. There is 1 very large room with an excellent en suite which is £45 pppn and 2 other large rooms at £30 pppn which are not en suite. The modern, large very well eqipped bathroom however is just across the landing. We stayed in a non ensuite room and were perfectly happy. Everything is absolutely spotless with good quality furniture and furnishings including the bed linen and towels. There is a good variety of teas and coffees on the hospitality tray along with fluffy bathrobes and slippers in the rooms. Breakfast is excellent with a wide variety of cereals, yogurt and breads. The cooked breakfast is exemplar with good quality produce and I am only sorry I could'nt do it justice. Carole is very friendly, good fun and will go out of her way to make your stay comfortable and enjoyable. She pays great attention to detail and takes great pride in her lovely home. I have stayed in many B&Bs and hotels and this is in my top 3. I have no hesitation in recommending Ardbrae and have already extolled it's virtues to friends and family. All I need now is another excuse to go and stay there.

Room Tip: All 3 rooms are excellent. Do'nt worry about not being en suite - there are only 2 rooms sharing the bathroom.

We stayed here for 1 night in August with our 2 young children. Couldn't have asked for more. Carol couldn't do enough for us, bringing us freshly made scones and coffee on arrival, showing us round the house and making sure we got a table at a local restaurant. Junior suite was huge, spotless, welcoming and comfortable. Breakfast was awesome....lovely porridge and children free to roam the lovely grounds. A total treat...will definitely return.

Ardbrae House is conveniently located a few miles from Kirkistown motor race circuit. Carol and George Barnes have recently started their B&B business and nothing was too much trouble to make our stay comfortable. Carol and George are wonderful hosts and for myself and two friends it was a memorable visit. Their newly built house was very spacious with large comfortable bedrooms. My bedroom was not en-suite so shared a large bathroom (bath and shower) with my neighbours. No shaver socket so bring a battery shaver or an adaptor for your room. No hand or bath towels in the bedroom so take what you need from the bathroom.
Breakfasts were very good but some guests didn't get the cooked breakfast they ordered. Even so we enjoyed our stay and Carol's sense of humour with the Irish 'craic'. Well worth a visit.

Room Tip: If you require en-suite facilities ask for the bedroom suite. (Has a king size bed plus two single beds).

Thanks for your review, we accept that a shaver point was not fitted during your stay in that particular bathroom we hope to remedy this very shortly. Please note that a very generous stock of towels is placed in the bathroom for guest use and replineshed as required when the bathroom is serviced throughout the day and towel disposal is also provided there. Apologies for the slight mix up in the cooked breakfast orders on your first morning which we remedied to ensure everyone had what they had requested. We are a new business and all our current reviews are very positive but we accept the constructive criticism.

A welcoming home with first class rooms and a friendly welcome from Carol and George Barnes. The modern house is about 10 minutes from Portaferry in an elevated position with rural views towards both Strangford Lough and the Irish Sea. The suite is simply stunning and the quality of the fittings and furnishings in all rooms is superb. Breakfast could keep you energised until late in the day. Above all the personal welcome from Carol and George makes this a memorable place to stay.

Room Tip: Ask for the suite - well worth the extra cost

The owners, the rooms, the food, the views, the location.....all absolutely perfect! We stayed in the suite which is an absolute must for those who just love getting pampered. After a tour of the house, it was clear to see that all the rooms are even more fantastic than the pics show. I'm fussy about my breakfast but the food was 5-star rating and set us up for the whole day. We will most certainly go back and recommend this top notch, superb venue to anyone travelling in that direction. Thanks Carole and George and here's looking forward to seeing you again very soon.
