“Cosy comfort on Exmoor”
Reviewed 19 June 2017 for a stay in June 2017

This is my first review guys, I hope you like it? I think I've started with a corker.

This is a wonderful little cottage is in a Hamlet called Malmsmead, a couple of buildings at the start of the Doone Valley. We stayed at the beginning of June and it was lovely. Two cosy bedrooms, a large sitting room/kitchen and a bathroom with shower upstairs.

We visited Exmoor for the walking, my husband and I love to walk! The walking in the area is excellent and Malmsmead couldn't be a better place to start so many of the walks in our guide book.

When we got back each afternoon there is a pub next door that sells good sized meals for what I thought was a reasonable price. Also they have a lovely local ale that my husband became thoroughly enamoured with!

He would sit out in the beer garden whilst I cleaned up and I really appreciated the power shower (we've stayed on Exmoor before and found the plumbing to be a bit touch and go, but here it was great).

We did have a problem with our car half way through the week (alternator apparently??) but the owners were so helpful and found us a mechanic to come out and help us get it sorted.

One thing to note is that the cottage is in a small hamlet right in the middle of Exmoor. There's single track roads with sheep on them and the odd tuft of grass. There are cows in the fields and ponies on the moors, you may get muddy! If this doesn't sound like fun to you, then maybe give it a miss.

For us? We'll be back next year, and the next...

“Not recommended.”
Reviewed 6 June 2017 for a stay in May 2017

The area is pretty with a river and old bridge just a few metres away. The cottage
was let down by an issue with the shower (no bath) and not being able to regulate
the water temperature so either it was too hot or cold. We reported the issue Sunday and a replacement wasn't fitted until Wednesday evening but this failed to fix the issue. Quite likely the fault is with water pressure and the make of shower not being able to handle this. The owner replaced the shower himself rather getting in a qualified plumber who would have identified the real problem.
The cottage probably was decorated a couple of years ago but is now in need of
re-decorating. The open plan downstairs has signs of damp stains and somewhat shoddy painting on one of the walls. The upstairs shower room has paint cracking and starting to peel away on the ceiling.
There is a shop close by which sells only gifts and collectables. Would be nice
if it sold groceries and dairy products too.
Next to the cottage is a pub/restaurant. The food is reasonable but do expect to
pay a little more for it. The portions are generous unlike many places these days.
To get to the cottage it is necessary to drive down a single track road for well over
a mile but that goes part and parcel with Devon.
If you take a dog to this area make sure it is up to date with tick treatment!

“A Quaint, quiet and natural place to be for a relaxing time away”
Reviewed 12 July 2016 for a stay in July 2016

Cottage was well looked after, kept cosy and warm with lovely furnishings and kitchen kitted out well. Clean and comfortable and felt very at home. Beds were difficult to leave. Staff on site couldn't be more friendly, thoughtful and kind to us. Would go again. Just needs a DVD player when staying in for the evening.

“Exmoor haven”
Reviewed 29 September 2014 for a stay in September 2014

Stayed at Riverside cottage with a friend and our four dogs. The cottage is very roomy with open plan kitchen lounge/dining room with some lovely features..Nice sized bedrooms with views to the bridge and ford..Modern bathroom (no bath)..Bit of a problem with the shower draining very slowly.Theres a café next door selling lovely food ect and is also licenced. There are plenty of scenic walks from Malmsmead especially the Lorna Doone river walk...The roads are a little narrow if your not used to driving on these sort of roads.I will definitely be back as I think this is such a pretty part of Exmoor.

“A Great Holiday”

We arrived at the cottage around 3.30 pm and were welcomed with a smile, two large cups of tea and two large slices of cake. We were then shown around the very clean and well presented cottage, with a lovely king sized bed.
By the next day, we were on first name terms with all of the staff and made to feel like part of the family.
The area in which the cottage is situated is in the most picturesque countryside that we have ever seen and for hikers (like us) it was heaven.
After every walk, it was a real treat to get back to cottage take off our boots and sit in the riverside garden with cold lager or a large Devonshire ice cream topped with clotted cream (my favorite) and laugh and joke with our new found friends (The staff).
After one long walk I fancied Bacon and Eggs. Although this was not on the evening menu, Vicky (The Manageress) happily made it for me. Thanks Vicky!

To Conclude. We would like to thank Vicky, Clare, John and Jonah for helping to make our stay special.

Hope to see you all again.

Love Dave and Barb

“Great location and reasonable cottage spoilt by adjoining pub and complete lack of privacy.”
Reviewed 15 August 2014 for a stay in August 2014

We have stayed in this part of Exmoor many times and it is a beautiful area with Malmsmead perfectly positioned to explore the area.
Our first impressions were pretty good, the cottage is nicely proportioned, well presented with a good layout and appears to have been recently refurbished. There is no washing machine but this is clearly stated in the details - so I have no complaint. After spending the first day in the cottage it became clear that quite a few things were either missing or not as you would expect. For example: there is no toaster; only pint glasses and wine glasses; the tin opener doesn't work etc. None of this is a big deal but in conjunction with the lack of welcome pack we were left with the impression that nobody really cared much.
The real issue and the primary reason I would not recommend the property is that the cafe is in fact now a pub, it changed 5 months ago and at the time of writing this was still not reflected in the property description. We would never have booked if we'd known. The twin bedroom is directly above the pub kitchen and the open plan living area is only separated by an internal door. On the first night I complained about the noise, especially the music from the kitchen as our 4 & 7 year old children could not sleep. I was grateful that the music was turned off but from that point felt that I'd upset the staff. Unfortunately the sound insulation is so poor that I had to listen to the kitchen staff talking about us the following evening.
A couple of days later we had friends visiting, within minutes of their arrival there was a knock at the door and I was told that they could stay (!!) but that their dogs would have to sit in their car. I refused, and asked to see the owner, he was far more reasonable and I felt less unhappy after our meeting. However, I do not expect this hassle when on holiday.
If the adjoining property was still a cafe (as advertised) we'd have been content with the cottage, but for us living over a pub doesn't make for a relaxing holiday.
