Let me start off by saying that we did not spend the night at this place, so had we stayed, perhaps I would have had a more positive opinion. As is, my opinion is pretty low of the place.

Here is our experience:
We had booked one of the 2-BR mobile homes on the property. My vision of the mobile home was a single home, on a beautiful piece of land, with lots of space around it. That’s completely off. This is a row of mobile homes; some appear to be people’s permanent homes, some rentals, all packed in like sardines. There is no ‘land’ around to explore. The whole property is right next to interstate 5, so it is very loud. The mobile homes are not in an inviting spot (the cabins are different).

Anyway, we checked in, got the keys to our unit, and found it, only to discover that it had not been cleaned. It was really gross inside (including the bathroom being dirty!). It seemed like a spacious unit, but who wants to walk into a dirty place.

We came back to the front desk, and the only other unit that was available and could possibly fit our family was another mobile home in the back. At first we decided to take it, but then upon further examination, we realized it was just too small for us. It was really set up for 3 people (3 plates, 3 pillows, a queen bed and a pull out) and there was four of us. So we decided to not take the unit and the owner easily refunded our money. There was no issue there. I do have to say that she was very friendly throughout the whole process.

But, just to let others know, let me tell you about the 2nd mobile home – it was, IMHO, not a nice place to stay. Some may like it, but we certainly did not. It’s very old, and not kept up at all. The floors are peeling, the pots are scratched and in bad shape, the bathroom has permanent stains, the windows are dirty, you get the idea. If you are used to staying in regular hotels like Best Westerns or Super 8s, and have some expectation of upkeep, this place is not for you. At least not the mobile homes. Maybe the cabins are in better shape. The pool and the grassy area looked inviting, but that’s by the cabins (and not all the cabins by the way, just some of them). So be sure to inquire about the location of the cabins.

This is not a place I would recommend.

My son and I wrapped up a 10 fishing trip by staying here the last three nights. People seem to either hate this place or love it. It is rustic and a throw back. We are odd in that we just liked it. Louie the owner is awesome and a font of local knowledge. Make sure to talk to him for a while. We did not get to stay in one of the cabins which is the reason to be there. We were in the OAK cabin which is a modern manufactured home. Our unit was good and very clean and comfortable. The only problem is that it is away from the main cabin area in a small trailer park. I would have given the place 4 stars if not for that. I save 5 stars for the Biltmore or high end lodges. Dunsmuir is a funky town (in a mostly good way) and after driving around this is the only place to stay unless you want to rent a private home which Louie does as well. It is a great location with nice grounds along the main cabin area. If you are a fisherman the cabins are on the river. You have to walk down a short trail though to get to the water. I would definitely come back.

I followed the advice found here on the Trip Advisor, and stayed at Cave Springs on my way south (from Vancouver BC to Los Angeles). The room was more than fine, but what really made it special was the hospitality. Everyone was friendly and helpful, pointing me on a wonderful hike to a nearby waterfalls, and suggesting the perfect place for dinner. I had a small problem with the Wi-Fi, but they jumped right on it, and fixed it immediately. Thank you Cave Springs Resort, i shall look forward to my next road trip.

Cave Springs is a warm and welcoming place to stay from the moment you step up to the front desk. The management and staff are all about making sure that you feel comfortable in their (amazingly beautiful) corner of the world. The rooms and cabins are simply furnished but well maintained, clean and neat. The true draw of Cave Springs is the scenic beauty as it is right on the Sacramento River and just a short drive from Mt. Shasta. The pool, hot tub (truly lovely on a cold winter night and a warmer walk back to the room in the summer) and the bocce ball court on the grassy center lawn offer recreational options without leaving the grounds. The friendly vibe can make even a newcomer feel like part of the community!

We've been staying at Cave Springs for over 25 years for our family get together each and every year in July. We love going because it's a great place to unwind, be with the people you love, and "Not Do Fancy" ....it's great to unplug from the big city and savor the small town...Cave Springs is the Best Burger motel around! It's back to basics at it's best. If you want "Steak" well, this isn't your place. We love the owners and they are sincerely wonderful. Stay at Cave Springs! You'll savor the moments created by the sweetest environment and yummy sights and sounds of Dunsmuir. Caroline C.

What a cute place to stay in a great small town; right next to the river with a hot tub ;-) The best Thai place around is only a 5 min walk away, and Mount Shasta ski resort is only 15 min down the road!

Visit Cave Springs in 2004 and 2007, great place to stay with lots of fun things to do every season of the year. great combination of calm atmosphere with extreme sports and people with great experience to share. My home in North america, they make you fell at home.
