Like another reviewer, we were put at an off-site condo rather than in the B&B. Despite having called regarding room configuration, and having advance permission to move the two roll-away beds downstairs, the proprietress tried to tell us (and "controlling" doesn't begin to describe this harridan) that we should have our teenage sons sleep one with us and one with our daughter & husband instead of moving the beds! We also arrived to find the place stifling hot; turned on the A/C and went out to dinner, with hostess supposed to bring additional bed linens. Amazed to find that the harpy had turned the A/C back up in our absence, so it was still too hot to sleep. Everything in the place is like a time warp to 1980 (analog clock on stove and microwave), there is no fan in upstairs bathroom so paint is peeling off the ceiling. Explanation on appliances was that she didn't want to have anything worth stealing. You really don't need a down note like this while seeing Yosemite.

We stayed here in mid July for a visit to Yosemite, and were very comfortable. I had chosen one of the smaller rooms and it was a bit tight, but the breakfast was wonderful and the ower and staff very helpful and could answer every question. As we were leaving Groveland, Ann planned an interesting drive to our next stop and we have a wonderful day. My only suggestion for changes would be a night table with a little more room for personal items and possibly one more shelf in the bathroom, again for personal items. Great location.

We stayed in the Cloud Rest room. Very comfy and spacious. The B&B house has so much history and it is decorated beautifully. Ann is the owner and she is not only a gracious host but cooks some great breakfast entrees. You have good access to Yosemite National Park and considering the accommodations at the Ahwahnee Hotel in the park starts at $450+ per night, this is a perfect option.

We stayed in Fairway 1 and Oak Room. Ann, the hostess, was friendly and accommodating. She made breakfast for the guests every morning, which was nice. The staff she works with are friendly and courteous, as well. There are 2 houses available to stay in which we were unaware of until we had to follow her in her car. The main house on Main st. was built in the late 1800s and the second house on Ferretti is a newer modern style home. The rooms are decorated nicely, but the beds were kinda hard. Also it got really warm in our rooms, because she would turn the AC off at night which was very uncomfortable. Other than that we had a very pleasant stay.

We stayed in the "Fairway 2" room, in a house a few miles away from the B&B itself. We had a room in a modern house, which was very clean and up-to-date. Owner Ann is completely on top of things, and will take care of anything you ask, it seems. Breakfast back at the B&B was good. Though the room is serviced by the house's central A/C, our room was a bit warm (and Groveland can get hot), and our window faced the road, so the occasional car noise was noticeable. But all in all, a satisfactory place to stay for our night before heading in to Yosemite.

If I could give this place a rating of zero stars I would. One of the worst nights sleep I've ever had.

Checking in: The lady who checked us in seemed almost annoyed we were there and then took her sweet time about finding our reservation. When she did finally find it, turns out we were staying in another property, not at the main inn, which was never indicated during the reservation process. She said she would show us where it was and we would have to follow her. Fine. So she said she would meet us out back where she was parked in just a minute. 15 minutes later she comes out and off we go.

Getting in to the room: HOT. You would think during summer someone would have had enough sense to actually turn on the AC unit in the room if they knew there were guests checking in that day. So we drop our stuff in the room, turn on the AC and head out to enjoy the rest of the afternoon.

Getting back: Turns out the AC unit was working properly and had been blowing warm air during the entire time we were gone. The inn keeper had to bring up a tub of ice for the bottom of the unit and then insisted we open the windows. Even after the ice, the AC unit was of little help. The room was still stifling hot and uncomfortable.

The bed was hard and the linen/pillows were blah at best. I had better nights sleep when I was on deployment.

The next morning I went in to take a shower and as it turns out, there was NO SHOWER. You could see on the wall where the attachment to hang the handheld shower head was, but since it wasn't there anymore, a one-handed shower was what I got.

Seriously? For what they charge for those rooms I expected so much more. NEVER coming back here and won't recommend it to anyone I know.

We thoroughly enjoyed our recent stay at the All Seasons Groveland , Ann the owner really looks after her guests and I was delighted that she provided a Gluten Free breakfast for me ( I am Coeliac) .We stayed for 4 nights and really appreciated the spar bath at the end of a long day walking in Yosemite, we chose our room the Eagles Tower after reading comments on Trip Advisor, I would certainly recommend this room especially if like ourselves you are staying for a few nights, having the balcony also was a bonus. The location was great the best local meal we enjoyed was at the neaby Hotel Charlotte. All Seasons is a really lovely relaxing place to stay with an owner who has really high standards and cares about her guests.

Room Tip: Eagles Tower has a balcony and a bathroom with a spa bath.
