We stayed three days at Beach Club Resort. The hotel needs a refurbishment. The bathrooms are dated. The hotel has a good pool with sun large loungers. The staff is not actively involved in the work in progress, with the exception of the receptionist. The breakfast is simple and is unrefrigerated for several hours in the open air. Hotel is about 10 minutes walk from Ochheutal beach. TukTuk's stand for the hotel parked. Opposite the hotel is a supermarket and several restaurants.

Room Tip: For some days, a good hotel. Request a room on the ground floor.

We were given a room on the top floor 309, it is up two lots of very steep steps and there is no lift. Why they would do this to two 60 plus tourists I don't know especially when there are rooms on the ground floor available. The next day I asked for a transfer and they moved us to the ground floor. The rooms are basic and the beds hard. It reminded me of a USA 60's or 70's motel room that would be situated on a highway way out west. Instead it is reasonably close to the beach and there are lots of good restaurants nearby. The pool is quite good and maintained. We decided to have a couple of cocktails and both times we ended up taking them back as they weren't what they should have been. We ended up having to explain that a Martini is a type of drink and not a brand after getting Martini Blanco and Martini Rosso together as a Martini.
The breakfast was okay and the staff were quite attentive. There is a laundry across the road and you can get 1 kg laundered for 75 cents
Needs work.

Within 5 minutes of arriving at reception I was regretting booking this hotel which to my mind was not at all how it was portrayed by booking.com .
The only thing about this place that is even worth any sort of a mention is the guy on reception who is helpful .
The room was old and tired and full of bugs , the safe barely worked . The basin taps were just hot water . The rug at the end of the bed I wanted to walk round it looked well dodgy .
The breakfast was very poor and the whole place needs attention .
The coach trip they booked me on to Thailand was a nightmare and it took 13 hours , 4 hours over schedule and it was appalling . 5 changes of bus no help and they ripped me off for another £20 . It has put me off ever going back to Sihanoukville . The building works start at 7.30 so forget a lay in !

I don't what I expected from a resort but I was a bit off with this one. A nice place to stay, nothing too fancy. The breakfast is great and the staff are lovely, only a 5 minute walk to the beach but far enough away from the crowded beach which can be noisy after hours.

wakes you up early with angle grinders and jackhammers. Bring your earplugs as the hotel is quite noisy on its own, due to the solid concrete construction with stairs cast to its side.
The split aircon is not of the whisper quiet kind. Rooms are nice and large.
The mattress is an old cheap foamy and should be replaced with the pillows.
We did not think the skimpy buffet B/F is worth $ 5.50.
The Position of the club is good, just a short walk to the beach.
Pool,TV and internet is ok.

Room Tip: I would choose an upstairs room as strange people may sit in front of your window for shade around...

The staff are pleasant enough and the buffet is decent, but the place has issues:

- Broken stuff: mounted soap dispenser fell apart in my hands, TV remote also disintegrated, towel rack almost falling out of wall
-Fluorescent bulb from 1970s was painful to eyes
- NO WATER when we woke up. By the time we were leaving, it did return but too late.
- Finally on checkout, credit card machine down and had to scramble for last minute cash.

Anyways, apologetic concierge did his best and was very kind, but for 35/night you can do better.

Just a block back from the beach and what Sihanoukville is.

Looked like a good pool in the brochure and it was.

The original rooms on the second floor....pay the extra and get the rooms by the pool. There is no real view upstairs that you will miss to get the convenience of a poolside room.

Front desk staff are hit and miss and were fairly staunch for low season when we were negotiating a better room and or rate. Nonetheless, one smart guy saw the reasoning and we secured a poolside room, which were larger, better appointed and an outside lounging area, which made for a much more pleasant stay.

The buffet breakfast is really good!

Pretty centrally located out of the noise of the bars on the beach.

There is a restaurant on the left as you exit the Beach Club and the second along, a young couple doing fresh seafood. Excellent cooks and delightful cuisine! Must try the barbecued scollop's for $4!

Unfortunately a tall concrete building next door with workman looking over the pool area was daunting, but moving forward after construction, there are very few balconies and or windows on that side of the building to adversely affect the Beach Resort.
