“Excellent place to stay”

Zana House was in an excellent location. 5 minutes walk from the beach but far enough away from the noise of the bars and restaurants.

The rooms were very clean and comfortable and staff were friendly.

There is a French bakery just down the road which does excellent breakfasts.

I would definitely stay there again but it's worth noting than booking through somewhere like Bookings.com is about $5 per room per night more than their actual rate (saying this prices can go up quite a lot during public holidays. Water festival weekend was $35 per night). Thankfully we only booked one night in advance.

We just got back and enjoyed our stay there. And we ended up staying an extra night.
We arrived really late and were asking about wifi and how to use the hot shower and etc but the two young male staff remained smiley and friendly.

I'm all for party scene but it can get annoying when you are really tired and ZAHA house is close enough to everything but away from all those noises.
You can easily walk to the restaurants and bars in 5 mins but at night ,it's really quiet so I liked it a lot.
Room is big enough and great for value if you are not too picky.

We enjoyed our stay at Zana. They didn't clean our room every day which was fine. There were ants, but there was no where to tell where they were coming from. The staff was helpful and booked a tour for us. I like that this hotel was off the main drag and away from all of the craziness. No breakfast, but a close walk to the strip to find all of the restaurants.

Room Tip: We had a room in the back, away from the road. Nice & Quiet.

Looking for somewhere affordable, comfortable, and quiet to stay in Sihanoukville? Then look no further. It's about a 5-10 minute walk from the main strip towards Ochheutal Beach area. It's within sight of the Golden Lions roundabout so very easy to navigate to and a couple of the minibus companies who drop off from Phnom Penh aren't far away - we managed to get a tuk tuk ride for only $1 (with some hardy bargaining) form the Golden Bayon office where we were dropped off, but it is only 1km from there so it's walkable.

Our room was clean, comfortable and serviced every day with two bottles of water replaced everyday even if we hadn't finished the ones from the day before. We were tucked away at the far end of the resort where the internet connection is temperamental and a bit slow but works most of the time, but this doesn't bother us at all as when we need it it has been more readily available at any of the restaurants and bars in town and on the beach. The laundry service is up there with the best, even if it is a little more pricey than those down the main strip at $1/kg (compared to 75c/kg) but is way more convenient. The staff at reception have been as helpful as we need them to be, and the place is lovely and quiet if you are worried about getting any sleep at a place down the main strip. We opted for the $10 fan only option and it has been more than enough.

Room Tip: Ask for a room closer to reception for a better internet connection if needed

Everything you could want from a medium price range hotel in Sihanoukville.Very clean,very comfortable and away from the most touristy part of town.Staff are friendly and helpful.I really liked the fact that although quiet,it was only a very short walk into the tourist centre,which I found,could be a little noisy and overwhelming.A good choice if you are not on a strict backpacker budget (plenty of very cheap accomodation closeby)

We stayed here last February 2013. The room we had was very clean, the room was cleaned daily, the bedding and towels were great. We had two beds, television, a/c, en suite, basic but couldn't fault it for the price. The staff were very helpful,,and location is great as is near to the beach, and also has good restaurants nearby. We will visit again next year, and will definitely go back to Zana.

We only stayed one night here and found that the hotel was in a fine location, very close to the beach and several restaurants. The room was clean and comfortable. The staff arranged for our transport to Kampot the next morning, but the one gripe I have is that they told us the bus would be leaving at 8:30 and to be out front by 8:15. We woke up early to go find some breakfast and ended up getting back a little after 8 at which point to min-bus was already waiting for us. I'm not sure there's much the staff could have done differently since I get the feeling that these mini-buses don't always run on schedule, but this is definitely something to keep in mind if you are leaving by bus.
