I stayed here for 4 months while I was in town for business, my room was comfortable, everyone was very friendly from the front desk to housekeeping
If I am ever in the area again I will definitely stay here again

With a hotel coupon (Hotelcoupons.com) our room was $60.00. Hotel and our room were both clean. Our room was modestly furnished, and the carpet needs to be replaced. Otherwise it was adequate for our one-night stay. Free Continental breakfast .

I found that hotel when I was searching some place on way from San Francisco airport to Sequioa National Park. It is quite cheap option but has everything what you need for spend a night during the journey. Room was clean, bed was comfortable, breakfast was tasty. Also there was a swimming pool but rather small.

Upon arrival I noticed that it was in an industrial part of town, right next to the freeway and had lots of trash in the parking lot.
The girl at the front desk was perky, fun and helpful.
The carpet in the hallway to the rooms was filthy and had bleach stains all over it.
Bed was comfy, the noise from the trains and freeway kept me awake for much of the night and the breakfast was horrible.
I travel a lot and I am a diamond member of Choice Hotels. This one should be an econo lodge. The breakfast consisted of 2 hard boiled eggs, 2 muffins that were stale, 4 cinnamon rolls, 4 cups of batter for waffles, 4 apples that were old and the size of a golf ball...and the skins on the oranges were withered and hard. it was only 6:45, the room was opened at 6:30.....It was rather disgusting. The sign over the rotten fruit said "Healthy Breakfast" I wouldn't eat it
The room needs updating, the TV did not work, but I was tired and just wanted to sleep
I shall not be staying here again. It did not feel safe to me

It's a bear to find. Either call when you get to town, or print Google directions before you go.
The staff is pleasant and accommodating. They will write directions for you to find any specific venue in town.
It is as clean as an old installation can be. Beds are good.
All equipment worked. There is good light over the large bathroom mirror and there are two other large mirrors in the room. Instead of being frigidly air conditioned, the window was open with a gentle breeze wafting in. I'm sure the A/C worked had we preferred that.
The breakfast room has an amazing variety of choices, but it was so crowded with adults and children that we walked to Joe's restaurant in an adjacent building. The menu is varied, servings generous, food excellent and reasonably priced.
Motel amenities were all as advertised. We had interrupted the maid when we arrived at the room, and she failed to leave washcloths. A phone call to the office corrected that problem.

We found he hotel hard to find - despite the fact we saw it on the drive in!! Basically you go down 9th Street till you see the sign for Needam and Kansas St, turn in, go over the bridge and keep going till you see it. It is opposite a big industrial complex.

Hotel location is not what you'd call celubrious and I certainly would not stay out very late. Hotel looks old and tired but it is a budget hotel and the rates are real good. We were staying there for a night en-route to Yosemite - so it was OK. There was a problem with our booking (we did it in January!) but the lady sorted it our real quickly and with no fuss.
Room - quite large but could do with a bit of TLC, as could the main corridor! Room came with a fridge, microwave, large flat screen TV, A/C. Furniture was limited - table/desk, case stand, hanging space. Bed was very comfy but again 2 small sqaure pillows that you can't get all that comfortable on.

Toilet - was clean with a bath/shower, hairdryer and complementary toiletries. To get the hairdryer to say on - you have to push the button "all the way in".

Breakfast was typical of US hotels - cereals, toast, buns, bagels, muffins, tea/coffee/fruit juice. It was fine. WIFI was out when we were there.

Overall the hotel is a good place to crash but I could not see me spend any real time there. It is reasonably close to the town centre.

On a Saturday (8/3) night with a local event in town and my being unfamiliar with Modesto, ALL three of the front desk clerks provided friendly, exceptional customer service. From the one who had extreme patience in my repeated calls to knowledgeably (about the area) guide me turn-by-turn to the motel from a nearby town, at 10:30 p.m., to the pleasant and reassuring overnight clerk who QUICKLY and judiciously put an end to the noise and revelry of some obstinant, drunken partiers who decided to share their exceptionally loud rap music with everyone on the floor in the middle of the night, all should be commended for their professional manner. Even the young woman who took over during the morning shift managed multi-tasking flawlessly by expediently and routinely keeping everything in the breakfast bar stocked on an as-needed basis, while still managing to handle the busy front desk as guests were simultaneously checking out. She didn't get flusterer but kept a calm, patient and friendly smile on her face throughout.

As for the room, as others have previously mentioned, there were the ever important (to me, at least) coffee/tea/hot water maker, microwave and a good sized (as in half-height) refrigerator in the room which - I might add - was already plugged in and running cold. [I only mention this because other pricier places keep them unplugged... no doubt to save on electricity but if one is traveling with 'cooler' items like fresh fruit, sodas, etc., it's nice to transfer such from the Igloo directly into a cold, spacious 'fridge.] The beds were nice and firm. The decor seemed kind of dated but it was obvious that the owner was in the process of remodeling when we stayed there. The desk chair definitely needed to be tossed (a good portion of its seat covering was gone with the underlying foam exposed) and the curtains had seen better days. But as we only there on a quick stopover and it was after 11 p.m. when we finally arrived, only to leave by 9 the next morning, no big deal; we were there for a good night's sleep and not to hang out in the room.

There's a pool that looked clean, but no fitness center. A 24-hour "Denny's Diner" is but a 30 second walk across the parking lot if you want something filling to eat and a full-service discount supermarket is but a 3-4 minute drive right up Kansas Street. Overall, I would stay here again if circumstances necessitated an overnight stay in Modesto.
