I love the hotel's location. Although the rooms are rather small, the hotel is cute with a lot of character. I really love the sitting room in the upstairs lobby with a view of the ocean.

We booked the room for an overnight getaway. We were really looking forward to sleeping in followed by a stroll on the beach. Unfortunately, loud hammering sounds jolted us awake at 8:30 am. There's construction for a new restaurant right underneath our room!! The noise was so loud and the walls/floor so thin we could hear the workers talking and laughing as we tried to sleep. So much for a nice relaxing morning at the Newport Beach Hotel! Needless to say, we didn't get to relax and sleep in.

I'm so disappointed that our overnight getaway was ruined by this. The hotel had to have been aware of the construction since it's adjacent to it. I really wish the hotel would have advised us of the construction and noise when we made our reservations.

They sent me a survey after our stay to which I took the time to responded to. That was over 2 weeks ago and nobody has bothered responding.

We had a wonderful stay at the Newport Beach Hotel. We arrived early and they checked us right in. In fact they upgraded us to a Oceanview room. It was great. The staff was so friendly and helpful. Everything was within walking distance. We used the hotels bikes and rode the boardwalk (a lot of fun). I would highly recommend this hotel! WE will be back soon!!!

Lovely people at the hotel. The Manager and, Front desk attendants and Housekeeper were friendly and attentive. The room was perfect with full view ocean view, clean and excellent decoration. After our stay in the Hotel and the area we want to move to Newport Beach!

My wife and I had a fantastic 5-night getaway at the Newport Beach Hotel. We were fortunate to have reserved an ocean-view room, right on the boardwalk (Ocean Ave), in close walking distance to an array of restaurants, bars, shops and cafes. Watching the surfers from our room never ceased to be fascinating (they arrive at sunrise -- all ages and stages, especially enjoyed seeing dads surfing with their kids before school). Our hotel room was nicely appointed, including a whirlpool bathtub. We especially appreciated hotel manager Kristina who was over-the-top warm and helpful -- referring us to authentic Italian and French eateries, Al Farro & Pescadou respectively. Weather was in the high 60's and low 70's, perfect for walking and biking along the ocean shores of Newport, Balboa, Laguna, San Clemente and Huntington.

Room Tip: ocean view

Great spot to stay on the beach, and I do mean on the beach. On the weekends it is very busy on the beach. Nice, cozy rooms.

Great spot for families. Breakfast is lite but good.

Room Tip: Parking is a considerable trick.

We stayed for a few days and were initially impressed with the property. Nicely decorated and the location can't be beat if you wanna be on the sand. The bar next door can be annoying but it wasn't a huge intrusion. The hot water was out the first night we were there which was a pain but they discounted our room rate as compensation. Rooms were comfortable and clean, especially the larger rooms in the back of the property that have the fireplace. The girl that worked the night shift was pleasant and helpful but the manager during the day seemed a little annoyed at times and did not give off the most welcoming feeling. That was more disappointing for us than not having hot water for the first night. I definitely appreciated the property but didn't feel appreciated by the management. I would probably give it another shot. It has the potential to be a great place.

We stayed here in the Winter (Dec 2011), We were fortunate to have one of the ocean view rooms which was great for watching the beautiful sunset that night and it was so clear we could see Catalina Island. Great for close walking distance to all and great beach walk from the hotel south past the Pier and long walk to Balboa Pier. The fun place we went were to South Coast plaza, which has incredible Holiday decorations. Dinner at the Crab Cooker is just a stroll from the Hotel.

The only con was that this isn't a B&B style Four Sisters with the evening happy hour and great breakfast.

The ocean view room is great but may be noisy in the summer, also there's some happening bars (which contribute to the noise) but if you like beach bars, there's some good ones there.

Room Tip: Ocean front is good in winter but could be noisy in summer
