When we booked this hotel, there was no availability nearer the waterfront and it is quite a long way from downtown. Having said that we had a pleasant stay and the staff were friendly and welcoming. The room was dated but comfortable and we would be quite happy to come back.

Friendly, helpful reception. This hotel is large, with rooms spread over a number of wings.
Our room, on second floor, had no elevator access. The room was very clean and reasonably furnished. The a/c and fridge had been turned off and it took about two hours for the old-fashioned a/c to cool the room ( It was 83F outside ). WiFi worked well.The bathroom had no extractor fan and the window was jammed in one position.
The room had a balcony overlooking a large courtyard and pool. The sliding door to the balcony had a lock that did not work, but a pin had been provided ,to jam in a hole in the rail.
The electrical outlet sockets in bathroom and bedroom were worn and connectors dropped out.
The hair dryer would not work in the bathroom.
There were very few disabled parking spots and all parking spots were narrow.
Three of the main support posts to the access stairs on our wing had been completely eaten through by termites.
Breakfast at their restaurant, the Tree House, was chaotic on the Sunday we were there, but better on the Monday. Service was poor, cutlery and condiments missing from our table. Food was fine. The 15% tip was pre-added to the bill's total.

Room Tip: Get a room facing East, to get afternoon shade on the balcony.

We stayed overnight to attend a basketball tournament and our coach reserved rooms for the team. We really enjoyed how kid-friendly the layout of the hotel is and the access to the pool and other amenities. We all really enjoyed this venue for this event.

Location was poor, nowhere near downtown or the waterfront.
The rooms were small, shabby and very dated, large gap under door (think crawling things), loose tiles, very noisy ac.
Service was adequate, welcome drink a nice touch.
Breakfast – don't do it! May have put me off Eggs Benedict for life – mountain of cold, congealing hollandaise sauce, not sure what was underneath.
Must be better choices closer to the waterfront

This hotel is very clean and comfortable and the staff is very helpful and friendly. It is one of the least expensive places to stay in Santa Barbara. The only drawback is the distance to all the shops and restaurants on State Street. The room wasn't fancy but the bed was very comfortable, it had a nice sitting area and a big shower with plenty of hot water and good water pressure. I was on the ground floor and had a nice patio area. I would recommend this hotel as it is a very good value.

Only stayed here a night but we liked it a lot and would definitely return.

The thing we liked about it is that it had some character and didn't feel like a generic hotel room. Some people may think it might look a bit dated and it does but it's clean and tidy so it came across as quaint to us.

Just one thing I thought it was worth raising from another review is that we felt perfectly safe. We even had a drunk couple trying to get into our room which they thought was theirs but we just rang reception and they moved them on for us but this was just a random incident!

All the rooms seem to have balconies which look onto the pool and at the other side you can park your car near to your room.

There's a shopping centre right across the road, complimentary tea/coffee and fruit in the reception and we drove downtown in about 10 minutes and parked at the large car parks near the sea front/harbour. There's lots of parking at the roadside but it seems to be only for up to 2 hours. If I stayed again I'd probably catch the bus as it's probably easier and quicker.

I wouldn't hesitate to stay here again if I was in Santa Barbara.

We stayed here 2 nights in April 2014. The staff was friendly and very helpful. The hotel is located outside downtown, so you need to drive there (parking is difficult) or take a taxi. The room was spacious and clean and bright. We had a balcony looking out to the pool and garden which was lovely in the evening to enjoy a drink on. The hotel gives you complimentary mineral water in the room and fruit in the lobby which we thought was a nice detail. The pool and garden area is very pretty with a lot of grass and flowers. There is a launderette in the complex. We had dinner and breakfast in the restaurant on site. Especially the breakfast was very good in there.
