We have stayed at many Best Western Plus Hotels all up and down the State of California and have always been pleased with our stay. BW Pepper Tree was no exception. Excellent service, accomodations, etc.. Loved the location. Right on the main street leading right into old town Santa Barbara and on to the beach area. We would definitely stay there again.

This trip was originally made for my cousin and I for her birthday. When she couldn't make it, it turned into a family getaway. My husband and I were so impressed with the service. Greeted by Geno at the front desk, he was just awesome. He was jovial and attentive. He greeted my children and gave them each a little gift. Then when he saw that we had a room for two (originally) he changed our room to accommodate our needs, and the room was WONDERFUL.

THE HOTEL:
This hotel is very charming. Every room has a balcony/patio. This made it super easy to go to the pool. We were facing the pool courtyard, next to the fire pit. It is a bit noisy but it settled down at about 10pm. Geno at the front desk said that if noise is ever a problem, to just call and they would take care of it. Every room has complimentary WATER, fruit, and chocolates. As well as a frig. Our room had a King bed, and TWO single pullout beds (which my kids LOVED) and a lazy boy (type) chair. SUPER SOFT BEDDING TOO! I can not tell you how happy we all were with our room. For me, the best part was the POOLS. I have small children, it's very frustrating when a family with bigger kids comes in and "TAKES OVER" the pool. Leaving my kids to hang out by the steps. Well, it happened here... except it was a soccer team!! They were pushing each other in the pool and just taking over. Well.... thankfully, this hotel has TWO pool areas. I went to check out the other pool, and there was no one IN the pool but several ppl laying out. We went there... and "everyone" had a good time. It was SOOO great to have that option. My kids don't have the luxury of swimming in a built in pool too often. So they love hotels. This was great mini vacay!

Then, breakfast at Sambos!!! Also, there is a restaurant on the premisses that has rave reviews. We did not EAT there, but we ordered ice cream to go....and no only were the sundaes and malts AMAZING, the customer service THERE was top notch also!!!

Room Tip: Depending on your needs, I would say facing the pool. If you have children, ask for the bottom floor...

You don't expect best westerns to wow you In any way but the staff on reception are a credit to themselves and the organising. Every member bounces with energy and competence and nothing is too much trouble. Meanwhile the rooms are fine, beds very comfy and there is a massage service on site if you feel weary. Also a handy laundry if like us you have been travelling for some time. We didn't try the restaurant as there are so many places down town.

We stayed here one night passing through during spring break. It had the best reviews for the price point. We were so very pleased with the property. The room was on the first floor with little patio area opening to a grassy area leading to the pool. The staff were exceptional friendly. The pool and hot tub were great. The room was not spacious but with the mirrored wall it did not feel cramped. Lots of little touches like fruit and water. We are looking forward to coming back and staying a few days.

Always been happy with Best Westerns but the service was really good at the Pepper Tree Inn and the little extras they included made them stand out from the other hotels on our 3 week visit to SW USA. E.g.There was fresh fruit free in the room, plus no charge for two bottles of water in room. In the morning we came down to find our windscreen had been cleaned. The staff were really helpful, and we enjoyed our stay.

The location was excellent, plus the service.
They go out of their way, give you water for free in your room,
are very attentive.
Plus, clean your windshields before you go out of the parking lot!

I would recommend this place100%.

We stayed here for 4 nights over Memorial Day weekend. It was busy in Santa Barbara , and this location was full most nights. It is a spot for tour buses and airline pilots and flight attendants for overnight stays.
Positives:
*The softest sheets and bedding! The beds were comfortable , and although all hotels have problems with noise we were not bothered by noise from the pool or the road in front. Great sleep all nights
*There is lots of free stuff. You don't have to pay $4.00 for a bottle of water like most locations. Every day our room was stocked with water, fruit (orange, apples, bananas in the office as well, coffee, tee, and cookies) Coffee, tea, hot chocolate, fruit etc. is in the lobby with a gift shop and fireplace as well.
*A restaurant on site is open early each day . The food is more than adequate ( I read a review from someone complaining about the Eggs Benedict, but this isn't an Eggs Benedict type of place--more on the diner type of fare). We had an activity to go to each morning and needed an early, quick, hot breakfast and the service was fast, food well cooked, price reasonable and location convenient. You can also bill the meal to your hotel room.
*The location is not near the beach, or near UCSB --but it is relativerly close to both, and a short drive on a scenic road to Harry's Beach only takes 10". There is a mall with Macy's , Sears, several children's clothing stores, Starbucks, J. Crew, J. Jill, Pottery Barn, Talbot, Toy store, Starbucks , as well as a Vons , Sees Candy and several fast food type of fare (chipotle, Panera Bread and Panda) across the street. You are within 10" of the Botanic Gardens, Natural History Museum and the SB Mission, within 2" of a great book store, Chaucers, and the municipal golf course. Buses take you to downtown area, and it is actually a bit nicer to stay away from downtown due to the crowds and some crime (car break ins).
*There are two pools, both well maintained and a deep end that is at least 8 feet. For families with kids who like to jump or dive in the water it's a great place.
*The grounds are lovely and also well maintained. It has a garden feel, and is a pretty place. For native Californians it isn't unusual , but if you were traveling from North Dakota in March in search of some pretty warm place, this would be a perfect fit.
*The price was very reasonable, competitive with other locations that offered the same or less. (We have also stayed at the Quality Inn--not at all comparable and more expensive at the time, and the Pacifica in Goleta area--very nice place as well, with a hot breakfast included in the stay, but the pool area was smaller and more crowded and it is further north on 101)
*This is also a full service place. You can get a massage, your hair and nails done, a van takes you to and from the airport and it is a pick up location for bike and wine tours.
However, it is an old place, the rooms are small and pretty soon it will need some overhauling, but it was clean and well cared for. I was especially impressed with the people who work here--it is a well organized.
Overall, I would stay here again.
