The location is what sells this inn first and foremost, we did notice the cleaning staff do not appear well organized or maybe short staffed..rooms are entered twice once to get dirty towels and then much later to make up the room. Some items not replaced. But then I am a former innkeeper so I would notice these things. The rooms are clean the bed comfortable, choose a room upstairs to avoid a few sounds above you and from shower above but not bothersome most times. The breakfast is no big deal, we stayed 4 nights so ate out on Check out day. The staff all but one person, were not to approachable so accolades to Daniel for being cheerful and helpful. Would I stay again yes...

When we arrived after 3 pm the "Deluxe" room we reserved was not available but the clerk check us in anyway not knowing the room's condition. Housekeeping staff was still in the room which was not even available due to mechanical issues. It was anything but deluxe. The clerk then upgraded us to "the best room on the property" (#204) at no additional charge which we thought was quite accommodating. We entered this room and found the following: dirty dishes in the cabinets, no napkins or towels in the dining area, minimal utensils and dishes, and barely functioning small microwave oven. Even though this was a "kitchenette" it only included the small microwave and a mini-fridge. We made the best of things by washing the dishes ourselves and using bath towels to do the job. After 2 nights we recieved kitchen towels which were never replaced even though they were soiled. One morning the housekeeping staff left a wad of used chewing gum on the condiment pack for the coffee maker. We'd had enough and finally complained to the front desk. Nothing was done and we never heard back. On checkout we reminded the same clerk of our experience with the gum, dishes and towels and he apologized but seemed to care less. We will look elsewhere in the future as we travel to Santa Barbara several times per year and have experienced much better service and accommodations for the price paid here.

The location is great, the staff is nice and helpful, the room is as clean as an old, cheaply decorated room can be cleaned. The breakfast was basic but acceptable. It was nice sitting there and having it on a beautiful sunny morning. There were not enough chairs to sit on the balcony, so it was suggested that we sit at the couple tables set between the cars on the parking lot...
Some of my problems with the decor: rust stains on the bottom of the cheap bath tub (room 213), extremely low (back breaker, about 30"H) cheap vanity with a tiny cheap faucet installed too close to the back wall, stained carpet in the hallway, cheap carpet in the room, heavy ugly (to my taste) chairs in the room, very basic desk, thin walls - I could hear the children from the room next door talking in the hallway and when other occupants took a shower it sounded as if there was a waterfall in the room. It is only fair to add that the maids probably make an effort to make it look clean, I'm sure they are doing their best under the limiting circumstances.
The cheap materials, coupled with poor workmanship make (what could be a charming place) a cheap motel.
Daniel at the front desk was so helpful, courteous, eager to help and serve, very nice, made us feel welcome. He also kept stocking the breakfast table with more items even 5 minutes before breakfast time was over.
Overall: stay there if you want to be close to the beach, don't want to spend a lot of money and don't care about outdated decor and some maintenance and/or remodel issues.

We stayed in the Mason Beach in June for 4 nights. The hotel located in a quiet residential style area very close to the beach and marina. It's a 10 - 15 minute walk to State Street where most of the bars and restaurants are located. The room we stayed in was average size and clean with a small window which made the room seem very dark. There was complimentry continential breakfast which was basic (fruit, pasteries, cereal, juice, coffey etc) but very fresh and appreciated. The big plus here is the location and free parking. The pool area is on the small side but well maintained. The guys on reception were very helpful regarding places of interest in Santa Barbara and restaurants, Brophys beside the marina is worth a visit along with the San Barbara Shellfish Company at the end of the wharf if shellfish is your thing. If you are looking for affordable clean accomodation in a good central area the Mason Beach Inn ticks all the boxes.

We stayed a night at Mason Beach Inn, wasn't long enough, on our road trip from San Francisco to San Diego. Excellent position close to the wharf, and a lovely swimming pool. Good room, quiet and comfortable. Helpful friendly staff. Breakfast was not brilliant, we went out and ate breakfast at Sambos on the front, a few minutes walk away. This would not deter us from staying here again, lovely hotel.

Never had stayed here before. The staff is very friendly, outside nice and clean. Our room 121 was not up to par. The bed was like sleeping on plywood! Hardest bed I have ever slept on. The bedroom air conditioner had a foul odor when it turned on. As for being a suite, it was nice. Wifi did not work in the evening around 10pm for over an hour, each night.

We will not stay here again.

Room Tip: Do not get room 121.
