First of all, the website alludes that the Inn faces the water. It does not, in fact most rooms do not have ocean views, unless you count hanging over you balcony and crooking you neck to see the ocean.
That being said, the old place really really could use updating. I'm not talking Four Season renovation, just economical updates like, replacing grandma's flowery duvet and sheets from 1940, ripping out the stained green carpet and maybe giving the couch/chair/coffee tables a quick sand/stain job. Also, updating the amenities, such as shampoo/lotion/condition and giving out more than one tiny bar of glycerin soap wouldn't hurt. PS, we stayed in room 15

I realize that for Santa Barbara $300/night is standard, but really, the website makes the Inn sound a lot better than it

What's nice about Inn is the location; right off State street and very close to the beach/piers. Also, they have a delightful courtyard with great greenery and a nice evening wine reception and a small continental bkfst every morning; they even have carafes you can bring back to your room.

This hotels website misrepresented the property, its condition and ammenities. There is no elevator (important to know), the rooms are musty, have old worn linens, no soaps, no "new mechanical" systems as noted on its web site and there were broken windows in various parts. The "balconies" are for looks only and we were told by the front desk when we checked out early that they are unsafe - not intended for use (even though there was an inviting chair and table sitting on it). When we called downstairs to ask how to turn on the air, we were told to look up to see a ceiling fan (that was non-existant in our particular room). The hotel staff was not receptive to our discontent and told us unless someone booked our rooms, we'd be liable for additional nights. We weren't alone in the lobby waiting to see if some unsuspecting soul would take our rooms. To our luck, our rooms ended up getting booked but I still feel bad that someone ended up with the same problem.

We stayed 2 nights here and it was a BIG mistake. We rejected the first room because it was dirty (stained carpet and walls) and asked for another. The room we took had stains on the carpet and the upholstered chairs and the walls were dirty. But it was the best of the two. The room smelled like mildew and we had to open the doors to the patio to get air. Unfortunately, this didn't give us any privacy as people walked by. We complained to the Manager, Julia, who promised a reduction in rate for both nights. Upon checking out, she changed it to only one night at a discounted rate. During our discussion, she changed the rate of the room 3 times so we still don't know what the original rate should have been. The rest of the staff are young girls who are rude, untrained and lack customer service skills. I don't understand how this place got any good reviews. Please don't stay at this dump!

Great little quaint place with nice ambience, especially for couples.

the room we stayed in was small, but very pleasant and comfortable. It overlooked the courtyard, which added to it's quaintness.

location is great. just 1.5 blocks from the beach.

Got a deal via priceline so for the price I paid approx $160/night for Fri/Sat, it was a fair deal. for the regular price, probably a bit pricey.

would stay here again...without the kids.

Pathetic - terrible service, rude staff, dusty rooms - all that for ~$300 - what a rip off. We have stayed at numerous B&B's all over California and this was by far THE WORST B&B. The rooms resemble a cheap motel (and we were told we had the best room in the house) room and was dusty and smelly. The main desk staff was thoroughly disorganized and downright rude and pretended to be busy while chatting with friends on the phone ! Yes they do have a wine bar in the evenings and nights and you will love it if you are into cheap cheaper by the dozen wine and cold, decaying frozen Costco hors o'douvres. We had half a mind of leaving and going to the cheap motel a the end of the road.
