Arroyo Vista Inn is a delightful place that combines the warmth of a B&B with the amenities and style of a boutique hotel. Getting there is easy, with a door code to facilitate late arrivals, and while the neighborhood isn't exactly bustling, there's a coffee shop nearby and the metro train to Pasadena is a pleasant 10 minute walk away. The views from the property are wonderful!

Rooms are spotless, well-furnished, and very comfortable, with TV's and an en suite bathroom. Breakfast is provided and is delicious: tons of hot, good coffee, eggs and toast, cereal, fruit. There's wine and cheese set out every evening for guests to help themselves in the beautifully furnished and comfortable lobby/sitting room area.

If you need to be in the Pasadena area and want an intimate-but-not-too-intimate place to stay, then Arroyo Vista Inn is an excellent choice!

I had no idea I had booked myself in such a charming place when I got this booking through expedia. The building and setting are lovely, with wonderful verandas and patios that I used frequently. The breakfast is very good. Best of all, the other guests were all a delight to meet and talk to at breakfast. Most of the guests were regulars or testified that they had been referred to Arroyo by regulars.

This is a charming B&B literally nestled into the Arroyo hillside of one of LA's most charming suburban neighborhoods. The Craftsman-style home is beautifully appointed and very comfortable; staff very pleasant and lots of beautiful, sweeping vistas from the guest rooms. It's off of a relatively busy local street, but - one narrow, winding and rather steep driveway later - the B&B itself is so far up from street level that I really didn't hear any street noise at all. It's close to Los Angeles in miles, but a world away in feel.

The inn offers cookies in the living area, wine at happy hour, and of course, breakfast on weekdays and brunch on weekends. The only reason this was only 4-stars for me was b/c brunch was a little awkward and disappointing. The Inn never inquired if we had any food concerns... which we didn't think about until we got to brunch and I wasn't able to eat the main dish. In fairness, the staffer made an alternative breakfast, which was delicious. Since "breakfast" is 50% of "bed and breakfast" tho, it's hard to imagine that was the first time it happened. Other than that, we really enjoyed our stay and I would definitely recommend this Inn to others.

Our family stayed here in September and had a very peaceful and wonderful stay. Both rooms we had were all very well-kept and climate-controlled which was terrific during a heat wave in the Los Angeles area. We slept very comfortably and soundly. The Inn is set up on a hill on a nice patch of land away from the street so you do not encounter any noise or ruckus you typically encounter in some areas of LA. Breakfast was outstanding. We had fresh fruits, yogurt and pancakes and eggs all made to order. The pancakes with blueberries were so fresh and tasty, I doubt we could have found anything better at nice restaurant. Despite being fully booked it was always quiet inside the Inn, the owners were always around and making sure everyone was taken care of. We even had an incident where we mistakenly locked a key in a room and called one of the owners who had someone come let us within minutes when we were in a rush to leave. Talk about prompt and top notch service! The area round the Inn is very beautiful and relaxing. Sitting on the porch and enjoying some nice clean and crisp air after a long day sounds simple but is a luxury only afforded in a setting like this. Most of LA has people and properties seemingly stacked on top of each other but was as if we weren't even in LA anymore, yet were just outside the downtown area. We highly recommend this place to any and all who need a break from the typical mainstream, big city hotels and want to just disconnect and relax. Outstanding if you have kids, they really go out of their way to accommodate children and take care of everyone's needs. Hope to come back someday, thank you for a pleasant stay!

The great: The Arroyo Vista is a lovely place. We found it to be clean, the room (the Oak Terrace), is spacious, has a nice big tub, and has great views and 2 balconies you can use/share. The front porch seating area is lovely too. The location makes it a good place to stay if you are going to be exploring Downtown LA or the Pasadena area. The restaurants of South Pasadena are just a quick drive or a 20 minute walk away. The cookies are amazing! Cookies are available all the time! They also have sodas in a small frig and just ask for a donation. Nice local toiletries.The breakfast is scrambled eggs with toast and fruit, along with yogurt or cereal M-F. Except for getting my eggs in the morning, I never saw the staff. They were stealth... (my husband doesn't always like inn keepers that treat you like visiting friends, so this was a plus for him).

The not-so-great (but not that bad!): The Inn is on a very busy stretch of Monterey so there is always traffic noise. It's near a train crossing so from before 5am until as late as 3am, you'll hear the crossing bells and the loud swoosh of the train go by. I needed earplugs. The advertised wine and cheese hour was a bottle of Martinelli's and a plate with cheeses, but just a handful of crackers that weren't replenished. It looks like they're reapplying for a liquor license. We felt guilty taking 4 crackers since that only left 4 for all of the other guests if they wanted any. I walked and took the train to Pasadena, but it's almost a mile to the nearest metro station so that isn't for everyone. The fancy breakfast on the website is only for weekends.
Even though we live about an hour or so away, we stayed there while my husband worked nearby. We will definitely consider staying here again next time he has to be there.

Room tip: Rooms facing the street have great views, but more street noise.

Thank you for staying with us and your kind review. We fully appreciate it. The Oak Terrace is one of our favorite rooms and has a great balcony. But you are right that it might have some noise from the train and the road. We have some rooms on the other side the house that are as exposed to the street as much. Also the third floor rooms are very quite. Sorry we missed you. Not sure why we didn't see each other since Janice was around most of the day. Her son had water polo game this week so maybe that was the reason. Hopefully we can connect next time.
