This was our first time in Breckenridge and did not disappoint! We stayed in a one bedroom condo facing the continental divide - very scenic. Especially impressed with the kitchen and two full bathrooms! We had room service twice - I recommend their corn flake crusted french toast with strawberry syrup - delicious! You can take a gondola or shuttle downtown for some shopping. I wish we could've stayed longer - our stay was so relaxing!

We have stayed in some exceptional hotels over the years, and this resort ranks right at the top. Beautiful room. Everything was top-notch. And, we got to see a bear in the morning as we drank coffee on the deck. I realize One Ski Hill Place didn't have anything to do with getting the bear to show up. But, it was a bonus.

So, my wife and I made reservations online at One Ski Hill Place for our anniversary, about a week prior. Not a lot of notice, but they had availability.

The following day, a close family member died and funeral arrangements were made for the weekend we had reservations. I consulted the confirmation e-mail that I had received, which said "$50 fee for lodging cancellations more than 1 day prior to arrival." I called them up and attempted to cancel, only to be told that their cancellation policy only allowed cancellation more than 14 days prior. They pointed me to a SECOND e-mail that they had sent the following day (one day after the first confirmation e-mail was sent) that had the cancellation policy of "Your reservation is completely non-refundable 14 days prior to arrival." And I was told that you need to purchase travel insurance to cover cancellation due to a death in the family. That's an additional $55 for 2 days.

Now, just to be clear, the second e-mail had the exact same header, subject line, and main body content as the first e-mail except for the cancellation policy section. There was no indication that the second e-mail was anything other than a duplicate e-mail, unless you read the fine print. I read the first e-mail I got (checking the cancellation policy) and looked at the second e-mail long enough to conclude that it was the same. However, I was wrong.

When I told them of this issue, they said that the "most recent" e-mail is the correct one and they would not honor the first e-mail's policy. They told me I could reschedule my trip for a different weekend and the $700 credit would be applied to the amended reservation. However, they would not refund the money.

I think this is a horrible policy and a terrible message to send to your customers. I find it hard to believe that RockResorts is losing large sums of money because of last-minute cancellations, especially when the normal rates are so high. ESPECIALLY in the off-season!

UPDATE:

So, after pushing VERY hard (getting a lawyer involved) they finally decided that honoring the first e-mail's cancellation policy was ok with them. We paid the $50 cancellation fee (which is also absurd, frankly) and are supposed to be getting our money back. I'm thankful that they are giving us our money back, but it should not take as much effort to do so. Bad business sense.

The staff were exceptionally pleasant and helpful at all times. The beds and condo setting was comfortable, relaxing & beautiful! The daily housekeeping was superb, and even set the tone at night with the tv setting on a fireplace scene with relaxing music. The easy access down to Breckenridge by shuttle or the Gondola was fun and we did not need to worry about "drinking and driving". We were in 8412 - exceptional condo with incredible view and accommodations!!

This property was perfect for my family of 6. We had an amazing stay in a beautiful two bedroom room with plenty of space for the entire family. My family loved the view out of balcony, the modern amenities and comfortable room. The highlight of our trip was the Breckenridge Fun Park right out the back door. After the fun park we had a wonderful dinner, watched a movie in the private movie theater and reserved the private bowling alley. The staff at the hotel are simply outstanding and this made our stay perfect.

Our family of four stayed in a 2 bedroom condo that had a great slope side view. The staff was great, the condo was well appointed and very clean, just what to expect with a Rock Resort property. The kids loved the bowling alley and all the Peak 8 Adventure park fun! This is the only place to stay in Breck!

We have stayed at this condo hotel a half dozen times. We usually book directly through the condo owners (VRBO or Homeaway) but booked on Hotels.com for this stay. There are benefits to booking either way. If you book through the owner, you are required to pay a large cleaning fee (up to $150) and are required to clear the unit of trash. When booking directly through the hotel or third party reservation, this is not the case. However, the unit booked this way was much smaller and not as well equipped as the units we have stayed in by renting through owners directly. All units are beautiful and have a great view, but the units booked through condo owners were better equipped (especially in the kitchen) and had more "personality."

Really fun, two lane bowling alley in the basement. Sometimes it is difficult to get a reservation. Nice pool and hot tub. Great family hotel.

We saw a moose right outside our deck! It was fun to watch him meander back into the woods after walking pass the trampoline. There was usually a beautiful fox that visited nightly as well. Location is obviously great for viewing wildlife in the summer and skiers/snowboarders in the winter. Kids love to take the gondola into town. The gondola stops running pretty early (usually by 5pm), so the free, hotel van service is convenient.
