My husband and I stayed at Spurs and Lace for his birthday, I had planned it out three months ahead of the date, and booked with hotel.com. When checking-in hotels.com never sent them our paperwork, so our room was already taken, but Leo and Joyce, went out of there way to get us a room, because we truly had our hearts set on this bed and breakfast. We stayed in the Darango on the second floor, and loved it!! The place is very clean and Leo and Joyce were very kind, sweet people. I would strongly advise staying here, and we plan to come back and stay for our 3rd year anniversary!! Thank you guys for making my husbands birthday so special!!!

we stayed for 3 nights in September, upon arrival we were met by Leo and Joyce and was shown to our room. We had booked the Mountain view room and were very pleased with what we found, spacious room, nice bathroom with a lovely balcony over looking Pikes Peak.
After a good nights sleep we went down to breakfast at the allotted time, 8am, we were very disappointed with our " 3 course breakfast ". Instead of cereal, bacon and eggs, toast etc, we were served a very small bowl of fruit, a small egg and onion souffle followed by a muffin.
After a day in Colorado Springs we returned to find our room in exactly the same condition as we left it. We had to make the bed and use the same towels for the duration of our stay.
The second mornings breakfast was the same so we decided to forgo our breakfast on the third day.
We would not stay there again as the breakfast was very poor and we had to tidy our own room, not what we expect when we are on holiday.

Room Tip: choose an upstairs room.

If you plan on staying one night you may not be disappointed. We stayed 4 nights and our room was never serviced. No fresh towels, or bed linens (bed wasn't even made) poor quality old sheets and stained pillows under the pillow case, trash would have been over flowing if I had not emptied it myself... remember we stayed 4 nights! Ran out of toilet paper, had to hunt some down ourselves. No TV, does have WiFi. Couple strange things happened, First morning we left early for other plans and did not eat the 8am breakfast. Second morning we did eat the breakfast and were subjected to political/religious conversation and a story time. I went back to bed after breakfast and was awakened by a knock at the door, got up to answer it and the owner (Leo) was running up the stairs??? (They live on the third level) We did not eat breakfast on the third or fourth morning (once was enough). However on the fourth morning the alarm clock on the bedside table went off at 7am? I did not set this clock and it was not digital, was an old fashion dial clock. Clearly a reminder we needed to get up for his breakfast? Beware of making reservations here, your card will be charged immediately and the charge is 100% nonrefundable! I made my reservations three months in advance through hotels.com and it stated we would not be charged until check in, charge was immediate and I was stuck with this reservation or out my money. Do yourself a favor and stay some place else!

This was an ADORABLE bed and breakfast!!!! It was cozy , cute , and clean!!! The innkeepers Joyce and Leo were so welcoming to us . We stayed for 2 nights. Very good price!! The breakfast was delicious !!! Definately would recommend it!!

Based on recent reviews giving readers a GOOD IDEA of the set up I thought I might approach it from a different direction and attempt to give information about the property!

LOCATION - The property is in a perfect location to visit the shops and restaurants of Old Colorado City. Located behind the fire station at the corner of Colorado Avenue and 29th, the majority of places are within a six block walk. Due to our schedule we walked mostly in the evening between 8 pm and 10 pm and not being familiar with the area we would encourage people to be aware of their surroundings. Garden of the Gods Trading Post is a little over a mile away.

INN - It is a typical OLD home that creaks, but has had some updating. As I mentioned, our schedule caused us to come in and out at odd hours and we felt like the creaking floor and steps disturbed other guests. Fortunately for us, our family occupied four of the five rooms. The last morning as we were leaving at 5 am (to catch our flights out of Denver) the couple below us were also up and I apologized to them because while I was taking a shower in the remodeled tub, every time I moved the floor would squeak. I was afraid I had awakened them.

COMMON AREAS - There really are none! Most people that stay at B & B's are accustom to living room or reading room areas. As mentioned by an earlier reviewer the original parlor areas are sleeping rooms. The front room is the Sunflower Room and the room adjacent to the dining room where breakfast is served is the Heritage Room. Both of these rooms are closed off by pocket doors. We asked the first day when we were talking at breakfast IF anyone was staying in the Heritage Room because we felt like we were disturbing them with our voices, the innkeepers kind of blew off our concern and mentioned it was their choice to not come to breakfast. With the lack of common space if we wanted to visit or eat something we had brought back to the inn, our choices were the dining room where breakfast is served, the eating space in the kitchen (which we felt like intruded on the innkeepers), or the front porch. Gathering in each of those locations, brought unusual looks or comments ("I guess that is OK") from the innkeepers if they were present.

ROOMS - The BEST thing I can say about the inn is that the rooms were CLEAN upon arrival. As mentioned by other reviewers you are responsible for your trash and extra towels can be found in the closet (outside the Durango Room) in the upstairs hallway. Since MOST people will not explore, the other closet upstairs (outside the Mountain View Room) has extra tissue, shampoo, iron and ironing board, and hair dryers. ONLY the upstairs rooms have window air conditioning units! The downstairs rooms have box fans. The Mountain View room has the two recliners and the deck with a view which we thought would be our gathering place, but I would NOT allow more than two people out on the deck at one time. The online information made me think that both the room and deck were larger.

BREAKFAST - This appears to be the area where the most improvement can be made! YES, the previous reviewers are correct in the facts!!! 1) only one time is offered. We were a little shocked when we told the innkeepers that we needed to leave early our last morning and would miss breakfast that NO offer was made of a substitute breakfast to go (fruit, granola bars, etc.). Remember the majority of the rooms booked were our family. 2) Reviewers and the online information stating a three course meal is misleading - a half cup of fruit, a souffle of sorts, and a dessert muffin served at three different times is not MY traditionally three course meal. 3) The conversations were not your typical B & B conversations regarding things to do in the area. etc. They were lead by the innkeeper and involved political or government topics, not my typical choice, especially when I am there with family from three different states. WE would have enjoyed catching up on our lives and not be directed by the innkeepers sitting at the table with us. 4) Yes, you are expected to sit through a reading from Uncle Leo's Storybook chosen by Joyce based on what she has gathered from the limited conversation. BOTTOM LINE, it is not a quick get it and go - expect to spend an HOUR for breakfast if you are polite and go with the flow. Every day we finished breakfast I was ready to go and find a REAL breakfast. ALSO, be sure to ask about the ingredients before eating. They like to put a minimum of three things in the dishes and twice one of the ingredients at BREAKFAST was peanut butter. I personally know several people with this allergy and that could prove to be a bad day for someone! Peanut Butter and breakfast in the same sentence, strange is it not?

We couldn't wait for the week to end. We just wanted a place to rest at night. We did not bargain for what we got! The booking was pleasent on the phone, but the experience of staying was horrible! First, we got the room next to the dinning room. We had no air conditioning, no tv and were awakened every morning with the people actually eating the breakfast. We chose not to attend the demand breakfast and were repremanded for this daily. We would try to sneek in and out so we would not have to explain where we were going or coming from. As for the room, the room stayed the same for the five days we stayed, no clean towels, no trash emptied, the tiny bathroom could have been cleaned in five minutes. If you are smart, you would stay somewhere else!! There are lots other B n B's in Colorado City and Manitou Springs. We were there to see our family and new great Grandaughter, not to be accountable for why we did not eat breakfast or hear stories that Leo n Joyce thought interesting.

The over the phone booking and interaction with the owners was fine. The room was comfortable and location great.Glad we had the rooms with AC. Only problem was the whole thing with the breakfast. The owners were insistant that we come to the 8am (no negotiation) breakfast. We politely declined, but they were almost passive aggressive every time we saw them about attending. We ended up having to avoid them and apart from a couple of cups of coffee the first day, we had no breakfast. As it turns out, they have a 3 course breakfast followed by a reading. Not really my thing when I'm on vacation. It would have been nice to be able to go down, grab a cup of coffee and some toast and get on with our day when we wanted to. Instead, felt very uncomfortable. Disappointing.
