“Make sure you have activities planned!”
Reviewed 1 August 2013

This was not the worst rv park we have stayed in but keep in mind this place packs you in TIGHT!!! It was a good thing our neighbor was in our group that camped there and we had plans for our day time. Don't let the pictures fool you they do not show how very close they make you park to one another. Also they say they have a quiet hour, don't beleive that either, we had someone show up in the middle of the night to set up a pop-up camper with what seemed like 8 kids all yelling and banging stuff around. The views would have been great if we didn't have a coach 4 feet from our door blocking everything! Just stay the night and move on.

This is probably one of the worst, not quite the worst - we have a couple other gems in mind for that distincition, Class A motorhome park we've stayed in during our travels and that's saying a lot.
Ok, if you have kids and multiple animals it's probably a little better. But, really... the park is extremely crowed and equally as extremely outdated. All bout about 6 pads are either gravel or dirt. the inner streets are wornout and busted up asphalt. Streets are also narrow with an abundance to big trees which no one thinks to keep pruned back. Expect a good chance that'll you'll damage your rig driving to or from you site. Speaking of sites... you park close enough to your neighbors to read their morning paper while they sit in their coach. We could smell sewer odor everywhere and this is despite rules, which they don't enforce, saying to keep sewer hoses connected and maintained. The guy next to us lost his 90 degree elbow for his hose and rather then buy a new one stuffed the hose down the opened pipe. Real nice! Our sewer hookup was surrounded by raw sewage that had been spilled by the previous tenant. Looked to us like no park staff attempted to clean it up before we got there. The electrical, we need 50 amp, was spotty at best and required several resets due to the circuit breakers being weakened by repeated use as on/off switches. Their electrician I asked to have a look at our pedestal asked what the problem was since I WAS getting electrical. Really?
Office staff is pretty much not helpful. They will agree to anything just to get you out of the office and then never follow through on anything they say they will do. It's pretty frustrating dealing with a bunch of park volunteers who get to stay for free if they work around the park. There's a huge lack of desire for the staff to do anything for fear they'll lose their free parking spot and be shown the exit. Really sad!
Lastly a word about the surrounding area. This place is nowhere near the park for which they derive their name. Garden of the Gods is several miles away and not at all visible from this park. The small town, Manitou Springs, where the park is located is a pot smokers paradise with "medical marajuna shops" (wink, wink, nod, nod) on every street corner. Honestly, why would any resident of any town or city in this great country want to have as part of it's description a pot paradise with readily available dope and "dopes" on every street corner? THese shops are supposed to be medically and state licensed? Garden of the Gods has a medical pot shop right at it's entrance. Look for it on the right as you pull in. All this readily available dope really attracts a lot of people that clog the streets and street corners playing music and panhandling to the point you can't walk down the street. I wonder if a person can get high or cancer from second hand bong pipes? Traffic noise is bad all aorund the park due to the closeness to the only major road into and out of town.
Finally, if you want to stay in the Colorado Springs area try the Cheyenne Mountain State Park south of town. We are only sorry we found out about this beautiful state park too late to make a reservation. The park features a full venue of activities and easy access off the interstat The park offers a full venue of area attractions, park activities and the academy. Best of all the park is newer and beautifully maintained by a very qualified and capable staff of both camp hosts and park rangers.

RVC recently acquired this favorite vacation spot that had fallen on hard terms. We have just completed the first phase of renovations, including some tree management and infrastructure improvements to enhance the guest experience.

Stayed here for 2 nights and wished we could have stayed longer. Our site was just behind the office with a spectacular view of Pikes Peak and right at the south entrance to GoG. There are plenty of things to do within minutes of the park. Will defiantly stay here again. The staff was helpfully and friendly.

This campground is remarkably clean and quiet. The only noise comes from a nearby highway. The managers keep it well organized and the laundry facilities are among the best I have ever encountered. Everyone is friendly and it is a family welcoming place.

The downsides are the intermittent internet connectivity and the very uneven parking spaces. All the rigs were using a variety of methods to try and maintain their leveling. Even with risers we were never able to completely level our rig. The graveled surfaces were great when we had rain.

We left a day early but were unable to obtain a refund on that day although we had let them know the prescribed 48 hours before our departure. Oh, well.

We only stayed two nights in camper cabins (meaning no bathrooms). Check in was easy breezey. Our cabin was very close to bathrooms. and very close to pool. I could sit on porch and see it. Cabin had an air conditioner and it cooled sufficiently. They kept the bathrooms VERY clean. The area we stayed in was very shaded. Beds were comfortable enough. Of course we had to bring our sleeping bags for bedding. Cabin was very clean and in excellent condition.
Everyday, you would see workers cleaning the pool and other areas. They seem to be on top of keeping it in clean. I would recommend this place to anyone wanting to stay with their RV or tents or Cabins.
They also, have ice cream socials and pancake breakfasts on weekends which we were lucky enough to be there for.

Disappointing is the best word to describe this place. Too many sites too close together. Some of the other guests were rude and inconsiderate of the other campers. One of the bath houses had no hot water. "Free" wifi did not work most of the time. Heated pool was too hot for the 90 degree weather. Ok for a quick overnight or if you want to be close to the area attractions and do not need an enjoyable RV park.

We are a family of 4 (2 adults, 2 children, ages 7 & 10). We spent 5 nights in a Bunkhouse. The cabin was sparse (as expected), but the beds were comfortable, and it was remarkably quiet. There are lots of trees on the property, so it was easy to find shade. The AC in our cabin did not cool the cabin well in the heat of the day, but we were always comfortable at night.
The bathhouses were clean, but I did notice that over the weekend, it took over a day for a couple of stalls to be refilled with tp.
The location is superb. We were minutes from Garden of the Gods, Red Rock Canyon, and Pike's Peak. (You can see Pike's Peak from various places in the campground.)
The staff were very nice and helpful.
My husband enjoyed the fact that one of the Colorado Springs bike trails goes directly past the campground. He was able to cycle on the city's extensive trail system everyday we were there.
We will stay here next time we are in the Springs.

Room Tip: The bunkhouses in the far northwest corner of the campground are very quiet. The upper bathhouse is...
