“Nice location, but not big dog friendly!”

We chose this site for the location, which is great, and that they accept dogs. Which is true, but they aren't dog-friendly, or at least not to anything but little dogs apparantly. They put us across from the private residence lawn, which has big signs about dogs not going to the bathroom there. As soon as we were positioned, and let our dogs out, they naturally went for the lawn to do their business (as opposed to the all-encompassing gravel). The owner ran over yelling at us, 'you've got five seconds to get the dogs off of there,' as we were saying we'd pick up after them, before our dogs had even gone to the bathroom! We requested to move to a spot with a grassy stream bank but that too had 'no dogs' signs and wasn't available anyway. From then on we were constantly eyed by the managers from their post by the office. We'd forgotten to request a military discount at check-in, and at check-out were told that our ticket was already closed out and that they didn't charge us an extra dog fee so that made up for it (which was never mentioned when we asked if more than two dogs was acceptable). We were glad to move on, to the rest of dog-friendly Manitou Springs.

From the minute we drove in we were treated so great - we were given a riverside site and that was awesome!! No complaints about space - nice location - bathrooms well-kept - would stay here again when back in the area without a doubt.

My wife and I plus our Pom enjoyed a wonderful 3 nights at this lovely and well kept park. Our location was right next to the entrance and we observed on many occassions how the camp Host Chris/Margie assisted their guest. Chris met every new arrival with a cheerful greeting led them to their site and helped then position their RV. The host Chris/Margie work extremely hard to keep the park clean, attractive and safe. The Bathrooms/showers were spotless. We felt the spaces were adequate for any type of RV including 5th wheels with multiple slide, A great Italian restaurant across the street plus a local Bus stop right out front. Try it you'll like it!!!!

Nice location though a tight squeeze across a narrow bridge from the main road. We had planned on staying three nights but had to leave after one. The sites share a power box with the site on either side and each box has only one 50A or 30A connection. We were told to plug in on either side when we arrived. The next morning after returning from Pike's Peak, we found that the owner had unplugged our RV without our permission and moved the plug to accomodate another rig that arrived that morning. No attempt was made to contact us prior to his doing this even though they had our cell phone number. This could have resulted in damage to our RV and possibly our pet would have been in the RV all day without air conditioning had the system not reset. The owner showed no remorse for his actions and when we tried to discuss it with him he simply said we could have a refund and leave the park. We have never, in staying at hundreds of parks, encountered a park owner who felt he could mess with our rig and that it was no big deal. He has no respect for his customers or their property. We would never stay here again.

Rating is based upon location and comparing it to the other campgrounds in this area. Most people would just rate it 3 stars because they want bigger sites. This place is all about location and it only has 55 sites so its quiet here. Pricing is consistent with other campgrounds in the area. Size of the sites is consistent with others in the area, these are all older parks in this area so the sites are small. There are sites long enough for rigs up to 40-42 feet with 4 slides but some are too narrow to park car next to it so depending upon your site you either park in front of rig or have to park in overflow parking at entrance. People running the place have a very positive attitude. They want your repeat business. They help you back into your site and for the novice RVers we saw Chris drive in units for people who said they dont have very good backing in skills. We had planned to stay for 1 week but stayed for 3 weeks. Nice quiet park. There is no pool but we dont use pools and find that it just makes for more noise. Nice clean laundry room with 6 washers and 6 dryers. Sites are all gravel and plenty of it so that when it rains you are not walking in mud. We stayed at the Foot of the Rockies for a week which has larger sites but not enough gravel so when it rains, you site gets muddy.

We stayed here in a 39 foot motorhome with 2 slides and towing a car.

Previous review about hose being hooked up to spigot and freezing. In all the campgrounds we have been to in the winter, they all tell you to disconnect your water line during freezing temps and if you dont and there is damage then you fix it and pay for it. So either get the tape heater with insulation for the hose or disconnect it.

As for having to pay cash, just about every place we go when there is a monthly rate you either have to pay by check or cash, no credit cards at the monthly rate because it is such a heavily discounted rate, thats pretty standard. Same thing when we use our passport america, we typically have to pay cash, no credit cards because the rate is so low.

If you want bigger sites, then you will have to drive further, its a trade off. We like being able to walk to downtown Manitou Springs, about a mile walk.

The owner of this park was very nice and couldn't be more helpful. She helped us with maps of the area and told us where to find a nice playground for our daughter. However be warned , to call this a park is a laugh, its a carpark at best, if you have a large RV I wouldn't recommend it. Space is tight and the entrance is over a little bridge.

Facilities are basic , i would use you own. The laundry was OK and the toilets were clean.

If you have a tent forget it , you get a patch of mud about 6ft square overhanging a creek.

Location is good , easy walk into Historic Downtown.
