This is a great place to stay. Warm and inviting. The breakfast is delicious and the staff are very welcoming. We stayed 4 nights in the Midland Room. Room was very clean and comfortable. The location is perfect for area attractions. Will stay again when back in the area.

nicely located on main drag
shopping and dining very close
attractions of the 'cog''incline' garden of gods very close and free city bus ttansportation
has double bedroom suite
bathroom small, shower water difficult to adjust temperature
breakfast and coffee very good

I had wrestled between staying in Manitou Springs and Co Springs - and in the end we ended up in Manitou Springs at this B&B. I am so glad I made this choice.
This is located right on the main street -so you arrive, park your car -unload and then can set out to do all your exploring and shopping by foot. SO NICE.
The rooms are clean -and the 'garden area' behind the B&B is so pretty and peaceful with lots of flowering plants and areas to sit. There is a huge breakfast every morning at 9am prepared fresh that is so tasty! And if you need to eat before that-they do offer other options! Every afternoon there are also cookies.
This is the best place to stay in Manitou Springs --be sure to book early because they do book up fast!

My wife and I stay at B&B's whenever we can. This is one of the best we have stayed at. Gwenn and Randy are excellent hosts. They are very knowledgeable about the area. We stayed in the lower Carriage House. It was very clean and comfortable. The breakfasts were great. The location is perfect. We will be back.

Room Tip: You probably cannot go wrong in any room.

We liked location, very nice owners and a great breakfast. Room and bathroom were very clean and cozy. Patios also added to a nice relaxed stay. The bathroom was right next to our room which did not bother us.

Wonderful and intricate b&b that has been beautifully restored and offers direct access to Main Street right out the front door. Pet friendly and a great layout for a large group which accommodated us wonderfully. The owners are friendly and helpful.

Arriving at this quirky home we were made very welcome and checked into our large room c/w air con, homemade cookies had just been baked and were on offer as was a glass of wine or beer. Licenced until 6pm is an unusual but nice touch. Free standing bath and shower were a bit older fashioned but added to the experience. Large comfy bed in our very clean room. There was a living area free to use, deck to sit out in and also a hot tub for guests use. We had to leave rather early and as main breakfast started at 9am we were offered a continental by Gwen and she even had it ready for us before 8am. Even this breakfast was more than ample and seeing Gwen baking with her assistant proved how fresh her food was. Situated near the end of the main street makes it the perfect place to stay.
