This campground has some awesome possibilities. The location is spectacular, being right on the San Juan River and a private pond. Walking by the river at any time of the day is so special. There are many areas of the park that could be updated and improved. The swimming pool is a joke and the playground needs help. The bathrooms are clean and well maintained, but could use updating. There is a general air of benign neglect overall. The store is very well stocked, the staff is very helpful, friendly and go above board to be helpful. A site along the river is definitely worth the extra charge, but there are a lot of options to select depending on what you are looking for.

We really enjoyed our stay here. The campground is about a mile from town, right off the highway to Wolf Creek Pass. When you drive off the highway, the road takes you down to the riverside and away from civilization. There are tons of trees and the sound of the fast flowing river, takes away any street noise. There is a pond to fish
and paddleboat in, the river to wade or just sit by, and a view of the mountains to boot. There is a store there in the office that carries lots of items you might need. The staff were all very friendly and helpful. The man escorted us to our site and made sure we had everything we needed. The shower facilities were nice and clean too. We got TV and internet just fine. We stayed in a 29 foot travel trailer for a week and would definitely go back again. In comparison to other camping places we saw in the area, I thought this one was the best.

We were tent camping during our 5 day stay at this campground. The staff was wonderful to interact with. The building facility is old and I agree with other comments that they could stand to be updated. The water heater went out while we were there, so hot showers were not available for 2 days, but the staff did all they could to get it repaired as soon as possible. This minor inconvenience did not dampen our stay as we were camping anyway. Those in M/C or trailers were not affected. Our tent site 6 feet from the lake added a wonderful touch to the stay allowing us to sit and the sun set over the tops of the hills on the other side. The San Juan river is mere feet away from the lake and also has sites available next to it. We look forward to going back and staying there again. A swimming pool is advertised, abd we did see an above ground round pool, but never looked into it.

Room Tip: Tent sites by the lake are grassy Tent sites by the river are rocky

Let me start by saying that I fulltime rv and rarely stay in RV parks. I like space, privacy, quiet. When I do stay in one it is for the following reasons and because I can't find another option in an area. The good about this place is that the person at check in, probably a work camper, was friendly and helpful. It has frontage on the San Juan river which is a huge plus. One can fish, or hang out, or wade in the river. There is also a pond which is apparently stocked with fish. The restroom/shower was clean and well maintained. The laundry was good and cheap. Those are all the reasons I stayed there and it was worth it for $32/night. As usual with rv parks the adjoining sites were 10 feet away and the guy next to us parked his jeep about 3 feet from our rig. Our space was gravel. They allow campfires. Thankfully the people next to us did not have a fire as the fire grate was about 2-3 feet from my front tire and probably would have damaged the paint or something on our rig. Got a look at some other parks here that looked terrible and cost more. This is probably the best of the bunch and if in the area again I would stay here.

...took the grandkids camping for the Memorial Day weekend just outside of town. Had checked it out the day before and was quite pleased. Since we were taking a tent, wanted something soft to sleep on.... There are several types of tent sites - near the San Juan River - in the trees - and in the grassy area near the lake. I decided on the grassy area. Wise choice. No rocks !!!

The lake is small but nice - you can rent paddle boats for $3 a half hour. The grandkids loved that - They spent quite a bit of time out there, and the staff didn't charge for any overages!!!! You can fish on the lake. No one had any luck tho... and you can spend time looking for crawdads! And they are there, too.

The facilities are clean - the bathrooms were very clean (only complaint, the water in the shower was lukewarm, burr). If you need anything at the store, they are reasonable.

There is a playground there for younger kids and a small pool - but it wasn't open yet. They do have cabins if you prefer....

We had a great time.... and oh, the staff is great! They are really helpful and pleasant. Didn't have any issues at all. Highly recommend this for a weekend getaway.

I fell in love the moment we met. The sites were clean and it was early in the season, which meant we had the whole place to ourselves. We dame without expectations and left feeling like part of the family. The San Juan River was beautiful and many species of birds living at the pond were a delight to watch in the early a.m. Overall, I'd stay here again and again. I imagine that it will be quite busy during the Summer months, as folks come up to escape the heat. Thanks for a beautiful stay.

This is a great place to stay when visiting Pagosa Springs. It's on the east end of town. It's quite yet close to everything. The owners are friendly and helpful. We stayed in site 66 which is on the end of a row. Their WiFi works well in that site. They have full hook-up with cable TV. It's right on the San Juan River. Very nice. We would stay here again.

Room Tip: Look for a site close to the electric transformer for best electric service
