Great location, friendly staff, complimentary breakfast, complimentary 'happy hour', pool, hot tub and ohhh, that beautiful ocean at sunrise and the sound of the waves at bedtime, priceless.
A few ants, a few cracked tiles, some rust on appliances, who cares? Marlene, the Manager, with her friendliness and heplfulness more than makes up for it. We loved it, can't wait to go back.

We have been coming to Royal Mansions since the 1980's, first on business and then after retirement. The beach is wonderful and never crowded. The guys like the fishing both surf and out of the Port of Canaveral. It is a five minute ride to the gambling ships and they pick up right out front. We take long walks on the beach up to the Port, swim for exercise and relax in the hot tub. The units are all individually owned and different. The continental breakfast and the wine and cheese three nights a week affords an opportunity to meet other guests and we have actually bonded with groups from other states. It's always"see you next year" at the end of the month. We liked it so much we bought a 2 bedroom a couple of years ago. We have a wonderful view of the ocean from our balcony and love to have lunch or just sit out there looking at the water. It's a great place for family, young and old and business people. The Cocoa Beach pier and the Port of Canaveral are 5 minutes either way if you want noise and night life but it's nice to come back to quiet Cape Canaveral.

Been coming here for years with my parents. It is a hidden gem and the regulars keep coming back!! I have traveled the world Oahu, maldives, maruitius, barbados, st johns, puerto rico, sardinia, paris, kenya, egypt, and now live in London If you want a home away from home with a quiet beach, this is it. While, it doesn't have blue carribean waters or room service, it does remind me of my summers days on the beach in New Jersey while growing up. Big sandy beaches with tons of room, no crowds and clean!! We saw dolphins swimming by just last week. The rooms are all different so ask when making the reservations. You can see on their website what most of them look like. I prefer to stay in the two bedrooms as the patios are tres magnific!! Ask for ocean view and you won't be disappointed. Having lunch on our patio while watching the waves crash was my favorite part of the day. The people that stay here in the winter are all regulars and some of the nicest people I have ever met. The mgmt hosts wine and cheese in the evening. That is good fun. After traveling all over the place and staying in 5*hotels for the past ten years, it is a nice change of pace to stay at a place like Royal Mansions. You can cook your own healthy meals or dine out at some yummy restaurants if you like. Go to disney for the day or pop over to the astronaut hall of fame, kennedy space center, or Harveys (don't forget to ask for your free sample of their delicious OJ!!) If you are looking for a 5 star hotel with all amenities, then this may not be your cup of tea. If you are looking for a home away from home, some sun, peaceful beaches, and friendly people this is it!! Great for Families, Seniors, and quiet active couples.

We stayed there recently for a family reunion. They overbooked the hotel and had to downgrade us and the others we were with as well. We wound up with a smaller room, with a poor view, and the room was in need of renovations. As if that wasn't enough, every morning the maid comes before 9 am and comes in the room while your asleep! Not my idea of a relaxing vacation, in fact, it's just rude. My next vacation I hope to be able to sleep, so I'll stay somewhere else.

We have been customers at The Royal Mansions Resort in Cape Canaveral for the past eight years and have seen a downward spiral in both services and the condition within the resort. During our most resent stays we have had bugs in our bathrooms and kitchen; a fire on our stove top due to poor wiring according to the fire department; broken and cracked tiles in the both the shower stall and bathroom flooring that caused an infection and removal of a toe nail; rusty kitchen appliances i.e. refrigerator, oven and dishwasher; water stains and holes in ceilings and walls; black mold around windows due to long term leaking; we've had to wash walls and bedspreads upon arrival;in March 2005 almost all lounge chairs at the pool were broken and our son was admitted to hospital because of a skin rash due to dirty water in the resorts hot tub. Have I said enough? Read the review from ---- we totally agree with this honest review and couldn't have said it more perfectly.

We stayed at Royal Mansions with our Family over Labor day week, the Resort is clean with a lovely pool, It was such a great place to watch the Cruise ships from our Balcony. The unit we stayed in had just been re-done. The furniture and everything was beautiful. We did visit another unit and while not as nice as ours it was clean but OK, I would ask for a re-done unit. We took long walks along the beach and there were nice casual resturants at the port. The gambling cruise line picked us up right at the club house of Royal Mansions. Next year we want to spend a few weeks as they say you can see the rockets take off right from the beach.

Recently stayed here and our room was overrun with ants. After 4 days of complaining with no results we checked out early. Another family had the same ants plus cockroaches. The room was in great need of repair and on the last day no hot water. This was such a different expierience from our last visit a few years ago which was much better. We will NEVER stay here again. I plan on writing the new management about our stay!
