I can not say enough good things about this place. The view, location, atmosphere, and management far surpassed any thing I ever experienced or expected. The rooms are clean, quite and in a tropical paradise. My friends and I rented a room that overlooked the beach and it was perfect; big comfy recliners, free WiFi, TV, and powerful AC for the hot days.

However, the outside is where this place really shines. Located right behind the sand dunes are several decks featuring fire pits, comfy chairs, hammocks and a shady retreat from the sun. The beach beyond the dunes is quite possibly the best in Cocoa Beach. The beach is extremely long, smooth and surprisingly quite.

The management at Beach Place is fantastic. Saturday evening, my friends and I were enjoying the fire pit for several hours. Very late in the evening, we stepped away to make ourselves a few drinks and came back to the manager keeping our fire going and getting us more (free) fire wood. I was blown away by the amazing service. And, to top it off, the fire pits are just far enough from the rooms that it allowed my friends and I to carry on having a grand ol' time while the other guests were undisturbed.

The location is great. Just a few minutes drive from downtown Cocoa Beach where you can have a blast or eat at great restaurants. There's something for everyone in Cocoa Beach, from rowdy kids on spring break all the way to the older couple looking to relax and enjoy themselves.

Before we even left my friends and I promised to bring our wives/girlfriends with us once a year. Seriously, this place is the best.

We decided to chill on the Atlantic side of Florida before spending a few days at theme parks in Orlando. We were lucky that there weren't too many other guests while we were there. This meant that we could always find a common area we could use. There are a few places on the grounds where one can dine outdoors, relax in a hammock, or lie on a lounger looking out at the waves. The beach was nice and a swimming area with lifeguard was about a five minute walk down the beach. We borrowed an umbrella and boogie board one day. Some of the items for borrowing are a bit worn, and one day the pickings were slim due to other families borrowing the best equipment, but we liked the fact that they had the equipment at all.

We were worried at first because our unit was close to the road (Oceanside 2-bedroom, unit #9), but the walls must be thick because when inside with the door closed, we heard no traffic noise. Our kids took turns on the sleeper sofa rather than share the second queen bed, and both said the sleeper sofa was uncomfortable. The queen beds were comfortable. We found the kitchen well-stocked. We loved having a full kitchen (with dishwasher) to save money on meals. There is a Publix grocery store 5 minutes or so away. There are also clothes washers and dryers on property. You may need to plan around the schedule of linens being washed, but this is a nice perk. We were able to pack fewer clothes and do laundry during our stay. Detergent is provided, but only liquid fabric softener. If you want fabric softener sheets for the dryer, bring your own.

Overall, we had a lovely time and enjoyed being right on the beach.

Beach Place Guesthouses is so beautiful and relaxing. We loved our stay here. The owners were very kind and helpful but allowed us to also maintain our privacy. We stayed in Jach's Place, the 2/3 condo that looks directly over the ocean and it was every bit as comfortable as our own home - with far better views. My daughter and her friend enjoyed the beach chairs and floats that were available to them. We made smores in the fire pit and my daughter attended the free yoga class in the morning. The art is amazing and the beachfront areas with the hammocks are very cozy. Another reviewer mentioned that it was like a different world from the actual hustle and bustle of Cocoa and we felt that way too. Close enough for yummy restaurants and fun shopping but far enough away to be its own oasis. It was very restful for us at a very difficult time in our lives. We are grateful we were able to get a reservation. We will definitely be back.

Beach Place is a Cocoa Beach Oasis.

We were there as the raucus Spring Break began in downtown Cocoa Beach...just 2 miles away. Felt like we were on a different planet. Quiet, secluded...the ocean and sand outside our window...our blood pressure dropping the moment we tossed the bags in the spacious Coco suite and fell into the beach side hammocks.

Extraordinarily well kept grounds, beautiful artwork and sculptures...and the friendliest owner and staff. We left the windows open and let the endless surf sounds soothe us to sleep. Ridiculously comfortable bed - spacious living and dining areas - full kitchen and utensils...free internet. Dining out is the only reason to leave.

One of the best places we've stayed.

Room Tip: no pool here...but none needed....you have the entire Atlantic ocean outside your door....need exerc...

I found Beach Place Guesthouses on a web search. Pictures and presentation are great but it won't fully describe how amazing is the place. We had the best weekend ever. Place is beautiful, very clean and organized and staff and owner are amazing. The Alice's Garden apartment we stayed is just unbelievable. Kitchen is fully equipped with everything to make you fell home. Decor is very beach style . Bed and Bathroom very clean and full of towels to make your stay the best possible. I have no words to describe how happy we were there. Congratulations to owners. This is far one of the best places I've been in Florida

This is absolutely the BEST place to stay on Florida's east coast...the only thing bad about it is that we had to leave after 3 days to go back home! I could've stayed forever - it is beautiful, private, artistically put together, truly home-y, spacious and so well thought out and planned - every detail has been handled so that you can have the most relaxing, fun and magical vacation EVER. The location cannot be beat - the beach is RIGHT there - hearing and seeing the ocean just steps away...all of the different seating/gathering areas, the BBQ's, firepit, the MAGNIFICENT crystals "planted" outside - the beds were SO comfortable, the full kitchens were fully equipped so it was a joy to make our own breakfast and eat outside at our own private little dining table..It's also so close to restaurants and shops...so it is a GREAT location! It was quiet and peaceful, as well. Joseph and Hernando and the rest of the staff are just beyond wonderfully helpful and a true joy to know...We are already planning our next trip of when we can get back there! This is a true treasure - a beautiful experience not to be missed! Such value...priceless! LOVE THIS PLACE!!!

So happy we found this place! Thirty-three of us stayed at this fabulously funky home away from home for a family reunion, celebrating our Dad’s 90th birthday! The owners, Hernando and Joseph, could not have been more helpful and accomodating. The rooms are well-appointed, very clean, and artfully decorated. Outdoors, there are numerous porches and decks, with firepits, hammocks, tables, loungers, and beach toys, overlooking the gorgeous white sand beach. There are many stores and restaurants nearby. (Our favorite was Florida Fresh Grill by the Publix grocery store.)
We all had a wonderful time, and can’t wait to go back!!

Room Tip: The rooms with the names are closest to the beach.
