See the review on May 6, 2013 about being aware of potential noise late at night. Management made assurances of follow-up that hasn't occurred yet, despite a follow-up email again. There are a lot of renovations and new construction/features going on at this property that take it to the block street one street over. Ensure you know the layout and that it matches what you desire.

I recently spent a night at Sweetwater Inn while we were visiting UF for a campus tour. The Inn is very convenient and close to UF and downtown Gainesville. It is gorgeous piece of property that is serene and like stepping back in time. The staff was very welcoming and helpful. We stayed in the Aurora Room in the MacKenzie house, which is the largest house on the property. The house is the epitome of a Victorian house, with gingerbread trim and shingles, a wide veranda, stained glass windows, and a turret. Absolutely loved our room, beautifully furnished, oozing with Victorian ambiance and antiques. The bed was very comfortable, had the best night's sleep, aided by the white noise nature sleep aid device. The house had a parlor on each floor that had a mini fridge and a Keurig coffee machine as well as a water cooler for when we were thirsty. We were looking forward to enjoying the pool and hot tub, a very unusual option at a bed and breakfast, but a typical Florida thunderstorm rained out our plans. The next morning we had breakfast in the house next to ours. A wide breakfast buffet filled with fresh fruits, homemade granola, coffees, juices, and teas were the appetizers to the main event. A hard working staff cooked several delicious hot entrees from scratch - scrambled egg crepes, berries and cream cheese crepes, and fruit puff pastries. Everything was incredible. The property would be perfect to hold a wedding reception. We hated to leave, I wanted to move in permanently! I will definitely stay here on any future visits to Gainesville. A++++ experience for a reasonable price!

I was in Gainesville for 2 weeks of Grad school at U of F. The Sweetwater was like an oasis everyday as the schedule of the classes was intense. The Nora Belles cottage was a perfect fit for myself and 2 other grad students. We were a step away from the new salt water pool which was silky and inviting. Every morning was gourmet breakfast and every evening wine and cheese. It was so fun meeting the other guests from around the country. The natural habitat provided by the grounds informed my first visit to central Florida with a super introduction to basic birds and other sounds made by local creatures. I felt as if I was sitting in the book the Yearling listening to the sounds of nature. What a treasure. Go just for the experience of Sweetwater and see the other amazing adventures that are hidden in this area. Be sure to go to the museum of natural history on the U of F Campus and enter the butterfly habitat that is flooded with 1000's of live butterfly s in a tropical waterfall habitat. It will fill your spirit.

Wow, just wow! This place is so stunning and gorgeous. When you drive in, you feel as though you've stepped back in time 150 years. The grounds are manicured so well with a mixture of native plants and flowers. The cottages are quaint, well kept and adorable. You are greeted by a lovely staff and several feral (but friendly) cats who roam the property.
You are shown to your cottage and the magic continues! They are well put together with enough amenities to make you feel at home.
The breakfast is home made and the chef is right there to make you feel like mom just made you a delicious treat.
There aren't enough positive adjectives to describe this wonderful place!
The best part? You are paying only a few dollars more per day to stay in a house with a kitchen and a big bathtub (big enough for two). So why bother even staying anywhere else?
Gainesville is permanently on my list of places to return to, knowing that I will definitely be staying here again!

We stayed one night in the Honeymoon Cottage at Sweetwater Branch Inn. Is was a very private, romantic and restful stay. The cottage is very large with a 2-person Jacuzzi in the living room. There is also a stand up shower in the bathroom. We were provided with lots of fluffy towels and robes. The king size bed was extremely comfortable. By the way, you don't need to be on your honeymoon to stay in this cottage.
We especially liked the fact that breakfast is served early and that there is wine and cheese in the evening. This bed and breakfast (B&B) has a swimming pool, which is rare for B&B's. The staff was very friendly giving us great suggestions for restaurants.
The gardens are spectacular, and you feel like you're in a different world. If you get a chance, be sure and stay in one of the lovely rooms or cottages at Sweetwater.

Room Tip: We always pick a room with a king-size bed. We especially like the cottages because they seem quiet...

Stayed in the Luisa room with the stained glass and canopied bed. I slept like a dream. The room was perfect! The bathroom for this room is across the hall and has a giant jacuzzi tub with windows to let in the light. The breakfast was delicious and I loved the cinnamon apple French toast casserole. I will definitely be back. Ohhh...Elyce was incredibly helpful and chock full of great customer service. Asia was a real sweetheart as well.

This was my first time staying at the inn, and I was traveling alone. I felt very welcomed and very safe. The room was extremely clean and comfortable with all of the amenities you would hope for, including a couple of surprises (a magnifying mirror and a robe). I enjoyed a glass of wine in the evening and an early morning cup of coffee, both complimentary and much appreciated. Breakfast was a thoughtful and plentiful spread. I could have dined alone, but I was able to enjoy the company of a couple of other guests, instead. It should be noted that parking is a bit tight, so use extra care if you are driving a larger vehicle.
I will have more opportunities to visit Gainesville, and there is a lot to explore, but my search is over for finding a great inn!

Room Tip: There may be noise from street traffic in some of the rooms, but the Camelot room was very quiet. I...
