I stayed at Sweetwater for six months on an extended business contract. I wasn't interested in the standard executive stay hotel, so I decided to think outside the box. I'm extremely well-traveled and don't put up with poor service or uncleanliness, so I was skeptical of finding a really great place to stay in Gainesville.

The Sweetwater management truly loves this property and wants you to love it like they do. Cornelia, Elyce, Christina, and the rest cared for me like family. You're not getting a full-service hotel - no gym, no room service, no desk staff after hours - so you can't go in expecting that. What they do, they are clear about, and they do it beautifully.

PROS:
* Charming rooms
* Great food - I gained 10 pounds in six months (not a pro)
* Nightly wine and cheese - even when I was the only one staying in the inn, maybe on a Wednesday night, I was catered to like it was a full house
* Near to downtown and easy access to UF campus

CONS:
* Neighborhoods is just a tiny bit sketchy - it's fine to walk downtown at night during summer months when it stays light out longer, but singles may want to drive downtown after dark - and I'm a New Yorker
* No fitness facility, but Alter Ego Gym is a five-minute jog away and has day passes and monthly memberships

Room Tip: I prefer to be in the main house on the second floor - easy access to the kitchen and breakfast, but...

I've never stayed at a Bed & Breakfast, let alone for almost a week. Sweetwater Branch Inn was a pleasant introduction into Bed & Breakfasts accommodations! The Victorian style decor is well kept, clean and comfortable. The daily home cooked breakfast was awesome!!!!!! The staff was very friendly and pleasant ;-). Bill drove our group around and he was very friendly and helped make our stay enjoyable!!! You can tell he loves his job!! Overall, pleasant stay!

The service at the Sweetwater is very good, the rooms are clean and comfortable. However the location is in an iffy part of town, especially at night. Make sure you are familiar with your destination if you go for a stroll. We visited on a groupon deal and were more than satisfied with the stay.

Hello! Thank you for taking the time to leave a review. We are glad you had a good experience on our property. I apologize the neighborhood did not meet your expectations. Unfortunately, we are only five minutes from downtown and located next to a park, so we do experience foot traffic that is out of our control. However, we have never experienced any safety-related issues concerning our guests coming into contact with the public, and often recommend they take the five-minute stroll downtown to enjoy the great food Gainesville has to offer. We hope you come back to visit us again soon!

This is our 2nd time staying at Sarah's Cottage and we really enjoyed having a little "home" to call our own for a few days, but still have access to amenities such as a buffet breakfast at the Inn and housekeeping. Sweetwater has a gorgeous garden that separates the cottages from the main houses: a wonderful way to start the day is to walk through that garden on our way to breakfast. This was the first time we really took advantage of the breakfasts. They were incredible: nutritious and a wide variety of egg dishes, meats, breads, and fruit. If you need/want something special, they will whip it up for you. Housekeeping for the cottage was minimal, but all we ever really needed was our bed made since we only stayed three nights. Sweetwater (both the main houses and cottages) are located within walking distance of some great restaurants. We stayed during the week when rates are lower and more competitive with hotels (the breakfast definitely adds $20-30 to the value of the stay). Sweetwater is our go-to accommodations when we stay in Gainesville.

Room Tip: If you plan on biking the Gainesville-Hawthorne bike trail, you might consider getting a room or cot...

My Fiance and I stayed at this B&B for a track meet at UF. During our stay we stayed in the Tea Rose Room. We were concerned about the potential noise level since we were staying in the house where all the guests came for breakfast, but it was surprisingly quiet, the only thing that woke us each morning were the smells of the wonderfully good breakfast that was being prepared. My fiance had never been to Florida and staying in this quaint ornate group of homes gave Florida a great appeal. The food was wonderful and they were very accommodating, even making breakfast items upon request.
Sitting on the porch was lovely, wine and cheese in the evening was very good and walking the gardens calming.
Lots of Charm and homey feel.
Will stay again. Only drawback was the street noise in the front room, but that is no fault of the inn.

Room Tip: Room on the first floor are convenient but a little noisy due to street noise.

We stayed a week here and everything about the experience was excellent. They have mastered the delicate balance between a homely / friendly / personalised B&B and a professional hotel with a varied number of services. Most places only excel at either one.
Rooms are very comfortable (mattress was excellent); the public spaces are tastefully decorated; the breakfast is a very nice experience (homemade dishes every morning with personalised staff and service); and the staff are really lovely. Location is near downtown with access to restaurants and amenities and yet hidden away from the noise.
The central theme at Sweetwater is CARE. Everything they do has a touch of genuine care.

We had our sons' wedding and reception here last week and it was EXCELLENT! The venue was perfect. The grounds are awesome with beautiful oak tress, immaculate foliage and charming paved walkways. The location is ideal. Our stay was fantastic! The accommadations were excellent. Most of the wedding party and many of the guests stayed all at the B&B. Everyone stated their cottages/rooms were delightful! The staff was so wonderful! Lauren, the event planner, was organized and gracious! Bill or Bob (sorry-I know his name starts with a "B"), the groundskeeper, was attentive to us and keep the place well maintained. Jennifer, our chef, was incredible! Her omelets were delicious and the french toast cassarole were so tasty. Overall, for a wedding; this is the place. For a stay; a must! I can not wait to come back to Gainesville to stay again!
