The communication leading up to the rental was excellent, and the gate and door codes worked without a hitch.
Having no keys to worry about (except for the pool/clubhouse) was wonderful.
The master bedroom was extremely spacious, and while I knew there was an ensuite, I was not expecting a walk-in closet!
Also upstairs were two kids bedrooms, each with twin beds. Somehow it didn't seem fair that the girl-themed room didn't get a tv, though...or a dresser. But my 2 year old year chose to sleep in the same room as the 7 year old boy; she just took the horse-themed pillow and Minnie Mouse stuffie from the girls room with her! It worked quite well for the 3 weeks we were there, even if the little one did wake the big one a few times.
There are lots of towels provided; just make sure you bring your own laundry detergent if you are staying for more than a weekend.
The main floor had a tight entrance-way, but was easy to navigate. The only downside is no coat closet; maybe some hooks could be installed behind the front door?
Off the front hall was a second adult bedroom with a queen-sized bed and a crib. The stroller was in the closet of the downstairs bedroom. My 2 year old would have slept in the crib had it been upstairs, but we were ok without it. There is a third full bath on the main floor, which serves both the guestroom (great location for accessibility-challenged guests) as well as being the powder room while everyone is downstairs.
Loved having three toilets!
The kitchen is small, but serviceable. I found the oven didn't heat very well except on broil, but I was able to adjust for the few times I used it.
The fridge was a nice size, and was able to accommodate 2 gallons of milk and a case of water plus four 12 packs of pop - the two drawers were great for cheese and fruit and eggs, as well as sandwich meat and bacon. It's too bad the icemaker/water line wasn't hooked up, though I understand that Kissimmee often gets "boil water" advisories and it wouldn't be practical.
The hot tub was nice, although a bit shallow. We had cold nights so only used it once; we found out on the second last day how to turn up the water temperature.
The too-big glass dining table is really my only concern in the dining area, and it was only a concern because the glass is not attached to the pedestal bases. So my kids would lean on it, and the table tipped up. We were just super careful, but the table wasn't kid friendly.
The living area has a couch and two sidechairs, as well as a coffee table and tv stand. The couch can pull out into a hide-a-bed, but we didn't need it. For some reason the dvd player was disconnected, as were the xbox and play station. I found the cable for one of the systems in one of the two upstairs linen closets, but there were no games and the controller for one of the systems was missing.
Overall, the space was great for a three week stay - especially having separate bedrooms.
The only real downfall is if you were to fly in, you would need to try and pack some necessities or buy them upon arrival (then leave them or throw them out). There was a roll of toilet paper in each bathroom and a tiny guest soap. For a long stay, you need more toilet paper, bath soap and shampoo, and small liquid hand soap pumps. There was one roll of paper towel, which was ok because I brought a package of napkins and also two microfiber clothes for doing dishes and wiping up spills...I did a lot of laundry (no maid service in a condo!)and washed the cloths and the two included dish towels frequently; I went through an entire jug of laundry soap. Also, no dish soap, scrubbies, dishwasher soap or garbage bags are included. We drove from Canada (dumb move), and brought most of what we needed. Was not expecting that there wouldn't be any salt and pepper; Dollar tree to the rescue! I left them behind for the next guest.
I was too cheap to buy garbage bags, so used the bags I bought groceries, supplies and souvenirs in. You need to drive the garbage to the dumpster, so we emptied it almost every day. No recycling available. Oh, there is a garburator in the kitchen sink: use it to dispose of all your food scraps except fat and bone. There were no bugs, except mosquitoes or flies that followed us in from outside. Very clean!
Some of the doors were sticky (front door and kids closets), but we figured out how to work around them.
FYI, the driveway is very short - an extended van will NOT fit. We had a Grand Caravan and it barely fit in the length of driveway allocated. Again, we made it work with no problems and were able to park side by side with a Kia Soul.
Would definitely consider staying there again, especially with a large group. The area is quiet and low traffic, and convenient to shopping if you drive.

Everything was great location house was clean and ok with supplies although we brought some of ours the kids had a lot of fun at the pool and park would definitely do this home again
For the most part, we were happy with the general condition of the home. and everything that was as advertised. We had one incident, where the Coffee maker stopped working, and we called the management company and the coffee maker was replaced the next day...
* Location was as advertised.
* Shopping and restaurants are close by.
* home was met in a tidy condition (except for the patio area).
* ample parking and easy to get to and from the property.
* Parks are not as close...Disney 30mins, Universal, Sea World/Aquatica 40mins (longer with traffic).
* when we got there, instructions are, not to turn the A/C lower than 72°, we found the A/C set at 53°. So when you turn on the A/C check it please, because if it stops working, they will charge you for repairs (as stated in the terms & conditions).
* Hot tub area was very untidy, and looked like it had not been clean for some time. we had to clean tables and chairs and do a general cleaning, before we used it.
* Our biggest disappointment was the amount of roaches we found in the kitchen area. every morning and evening (when we returned from the parks), we had to spray for roaches in the kitchen. they were mostly near the sink area and in the dishwasher...
In conclusion, I believe that this home has been around for a while, so a bit of deep maintenance is necessary in those areas mentioned, to bring it back to an acceptable condition. Hence the reason for 3 stars and not 1....
