“Pros and Cons and your priorities!”

First, let me start with the pros of this house.....it is in an excellent location! One block from the beach and one block from Flagler Avenue. We drove our car on the beach everyday - the Flagler Ave beach entrance is literally around the corner. (you pay $10 a day to park on beach). Owner does have a beach umbrella and lots of beach towels. (probably bring your own chairs). The interior is nice - which surprised us from the outside.... The old hardwood floors are in great shape and the house was very clean. Touches of coastal decor and an old Florida feel in this old Florida house! (The ceiling in the living room is cool). The bed in the master is very comfortable and there are two sets of bunk beds in the 2nd room (4 twins). Plenty of linens. The kitchen has been updated - floors, countertops, and cabinets, no dishwasher, older fridge but worked fine. The owner did not charge us to bring our small dogs which was very generous and kind. The A/C worked well, there is a sun porch, two tvs (one in living room and one in master), and two new couches in living room. WiFi and internet was great . Owner had set up power strips everywhere to allow for laptops, chargers, etc. Washer and dryer in kitchen. Pots, pans, silverware, dishes, spices, garbage bags, Swiffer, etc. toilet paper, paper towels are stocked.
Unfortunately - the cons - the outside is falling apart. We were greeted by a very dirty side door, with ants crawling all over the rotting door frame. I guess we should have been more aware from the pictures that it would be this way. The fenced in backyard (where we thought the dogs would enjoy) is all dirt and weeds; no grass. So, we walked them instead. There is a somewhat grassy area on the other side of where you park your cars. But, beware of the Doberman that lives next door! (or maybe he was a vacationer too). He left a couple of "surprise" packages in the grass! With the non-gravel "driveway," be prepared to bring in HUGE amounts of dirt and sand. I think we swept every two hours....
The outdoor shower. Well....ladies and moms, just close your eyes and do it. If you have to - which you kind of do because of the sand and dirt. Which you still have to walk through to get back into the house. No back door to the fenced in yard or shower. You have to scoot through to get into the outdoor shower because of a big palm tree growing there. Wear your flip flops and bring your own soap/shampoo!
VERY limited cable channels - yes, it's a beach vacation, but no HGTV, Food Network, Disney, news or movies? One does like to sit and relax at the end of the day!
The bathroom is very small - we are fortunate to be regular sized folks, otherwise, we would NOT have fit into the space for the toilet at all! The old tub (think it might be a clawfoot?) has been left in there and built up around the rim to make a showerhead possible. It's taller, so, if you have problems getting in and out of a regular tub, may will be harder for you.
There is sooo much potential for this property - it's a very big lot with mature trees and shrubs and would be a so much better if money/time was spent on the yard, drive, and exterior so it could be better used. Hope this has given you some ideas to set your priorities!

“Cute, and comfortable”

This place is fabulous. It has location, comfort and charm. It is located 1 block from the beach and one block from Flagler Avenue (great shops, restautants, and bars). Despite being so close to Flagler Avenue, it was very quiet. The house has been owned by the same family since the 1930's. It is full of retro craftsman charm and well maintained. It is fairly well stocked for kitchen utensils and dishes. If you plan to cook a casserole, you will need to bring a dish for that. That was the only thing I missed from the well stocked kitchen. There are plenty of towels, toilet paper and paper towels. There are board games is the cupboard and some books. It has flat panel TV's in the living room and the master bedroom. Both work well and it has basic cable service. But, who really watches TV at the beach anyway? THE WIFI WORKS! The beds are good and even the sofa bed was comfortable according to my brother who has a bad back. Our other friends slept on the lower bunk beds and claim they slept well. I had a problem with the house and after a call to the owner, it was fixed that day. The outdoor shower is in the fenced backyard. The door to the shower is to the right of the tree growing beside it, I had not issues with privacy there. I enjoyed my stay here and my brother and friends enjoyed their visit. All of them live in Orlando and jotted down the telephone number to the rental agent. All of us plan a repeat visit. LOVED IT!!!

“Cozy cottage close to beach and the heart of new smyrna”

Comfortable cottage with the feeling of home, private and quiet. Short walk to the beach, shops, and restaurants. It was a plus not to have to take the car everywhere. Plenty of linens, pillows and towels was a plus. Also appreciated the beach chairs and towels for our use. Nice to wash up in the outside shower after being at the beach.

“Lovely Nostalgic Florida Cottage by the Sea”

This was approximately my 10th visit to this lovely nostalgic cottage by the sea. A few times a year, whenever my friend and I can arrange a few days free at the same time, this is where we go! One block off the beach and the “grand strand” of Flagler Ave, yet on a quiet residential side street, this is a perfect location for families and beach goers who want a relaxing old-fashioned beach vacation. If you’re interested in restaurants, shopping, bars, night-life – it’s all there around the corner on Flagler Ave. Most visits we don’t use the car at all – everything we need is walking distance away. We really enjoy the new beachfront Esther Park (for beach access, restrooms, and outdoor showers) which is one block away as well.
The house is cozy and casual, and updated in keeping with its original beach cottage style, begging visitors to forget where they came from, relax into the pace of New Smyrna Beach,…and wear flip flops until they leave.
I’m looking forward to next time!

“We love New Smyrna!”

This April marked our fifth year vacationing in this charming cottage, and we hope to return for many more. The house is perfect for us and feels like home. We love sitting in our beach chairs on the little porch with our morning coffee, to people-watch or chat with passing neighbors. It makes us feel like natives! The master bedroom is very comfortable, and we love that the second bedroom can easily sleep four kids or teens. Perfect for families! The kitchen is well stocked and roomy, and great restaurants are only a short and lovely five-minute walk away. We especially enjoy the Breakers and the Beacon. I love that you have successfully maintained the original old-fashioned 1920s architecture while adding practical updates - the outdoor shower is wonderful for keeping sand out of the house, and the numerous ceiling fans are a definite plus. There are plenty of towels, a perk I always appreciate. I love having a washer and dryer and full-size fridge, and there is plenty of shady parking. Speaking of shade, we love that shady side yard full of oak trees! Thanks for sharing your cute home with us – we hope to return to New Smyrna often and this little home-away-from-home is the best!
