“Wonderful stay”

I've read mixed reviews on this hotel but we thoroughly enjoyed our time at this hotel. The rooms are spacious, there are 2 heated pools and free mini golf. The staff was very friendly and helpful. The rooms were clean.

My sweetie and I found great airfare to Orlando and decided to run from old man winter in the Midwest in early February. Got a Travelzoo deal for Grande Villas for a one bedroom, which required pre-payment plus taxes.

The resort itself is laid out well, and we found it inviting and at a great location close to all the attractions. However, this is a timeshare property, and we were going to do whatever it took to avoid the hard sell and losing two hours of valuable vacation time saying no.

If you choose this place and you are a non-owner like we were, watch the documents you sign very carefully. There is a section that gives Diamond Resorts the right to "harrass" you, so don't initial or check yes unless you don't mind. Also, there's a $100 deposit due at check in, similar to an incidentals hold at most major hotels. There is no daily housekeeping; they visit once a week so if you run out of towels or some other need, you must call and request.

The room we had was on the 4th floor and very close to the elevator. Like most other reviewers have mentioned, the one-bedroom living areas are very small, and really not meant for more than two guests. There was a tiny pull out sofa, a tiny dining table & chairs with a tiny flat screen TV in the corner. There was a full sized refrigerator, sink, cabinetry, and plenty of kitchenware to use for preparing meals.

As for cleanliness and overall features, our experience had a few minor flaws. For one, the dining table had some form of black dirt on it (we couldn't figure out if it was roly-poly carcasses or marijuana seeds). After perusing the entire space and the HUGE bathroom with Jacuzzi soaker tub, separate shower, and granite topped double sinks, we quickly realized why the living area was so small.

The patio is small but functional. Don't expect much more than a couple of cheap plastic chairs and netting to protect from insects. The grounds are lovely, with pools, miniature golf, and a snack shop. The weather wasn't comfortable while we were there, so we didn't get to utilize these amenities.

The morning after check in, we got an unwanted phone call and an unwanted knock at the door by housekeeping. This might have been a service check to make sure we were satisfied with everything, but it was unexpected. There was also the unfortunate incident of a broken toilet seat. It seemed easy enough to fix on our own, but it became clear this had been a problem before. I ended up having to call the issue in, so we wouldn't be docked for damages.

The best part about this place is the easy proximity to Disney, Seaworld, Restaurant Row, and International Drive. There was a grocery store and expansive package liquor spot right around the corner, not to mention the various chain restaurants just minutes away. If you haven't figured out though, you will need/want a car--the area is best perused with a rental.

As my title states, this place is doable if you get a good deal. Great for couples or a young family of 3-4. The resort has larger accommodations of course, so larger groups/families will find a comfortable place here. Not the lap of luxury but certainly worthy of consideration.

Thank you so much for the positive feedback. Our resort has a prime location with many must-see Orlando attractions right around the corner. The rooms are full-service with full kitchens or kitchenettes, allowing members to make home cooked meals even while away from home. Our oversized tubs allow for private relaxation time without leaving the room. Our resort is truly versatile by catering to both adults and children. The maintenance concerns have been passed on to our maintenance team to take necessary action to correct the problems. We also have exciting projects rolling out in 2014 that are focused on refurbishing rooms as well as adding additional safety features. We hope on your next Orlando visit, you will choose to stay with The Grande Villas Resort again.

I stayed in a studio king room purchased through Expedia for the price of 64$/night. Wasn't too sure what I was getting because it's not listed on the Grand Villas website.

Room has a full kitchen, small but perfect for 2 persons, queen sofa bed. Available was the basic toaster, kettle, coffee maker, pots and pans, stove with oven, etc...T.V., . The bedroom has a very comfy king bed, T.V., alarm clock,D.V.D. Player, little screened in balcony with 2 chairs and acces to the large bathroom. Bathrom has a large tub, standup shower, double sinks, iron and board, blow dryer. We did have a connecting door, but that wasn't a problem as my neighbors were quiet, but I could hear them speak. There was a safe in the room, but no key. I guess I could have asked the desk for the key, but I didn't need it.

They do offer to service the rooms but charge is extra. Wifi is 5$/ day or 20$/ week. Good reception.

Welcome kit includes, 2 boxes of kleenex, 3 rolls of toillet paper, hand and body soap, body gel, lotion, dish soap, scott towel, 2 packet for coffee with the suger and coffee mate, conditioner, shampoo. There is a little super market on site open from 7 am till midnight. There is a Winn Dixxy and a pharmacy near by.

We also had pool towels available. Pool is heated. There seems to be lots of activities going on, but I was never there, so didn't participate. People screaming or talking loud could be heard in the room with the patio door closed.

Ice machine on the first floor. Free washer and dryer on the second floor. There are elevators.

There are lots for restaurants close by. It's a beautiful area. I would come back here, that's for sure, but only if we were two persons. At four, that means the other two must use the sofa bed in the kitchen area and go through our bedroom to get to the bathroom, so I would look into the bigger units.

Don't hesitate to ask your questions.

This is not really a hotel, but a time share community. We stayed in the one bedroom which was very nice. It's like a small condo with a bedroom, small kitchen and living room/dining room area. It's well maintained and clean. The bed was comfortable. We found the bathroom layout to be a bit odd. The toilet is in a small closet inside the room and then there's a big tub and a shower. Not really a problem, but strange none the less. As it is more like a condo, they don't clean the room until the end of your stay. It wasn't a problem for us but if you're expecting something more full service it could be annoying.

We were in Orlando to go to Disney and we didn't really spend much time using the resort amenities so I can't really comment on that.

The location is great, very close to parks and in a fairly busy shopping are so you'll have options for dinning out and picking up anything you might have forgotten.

What ruined it for us is the EXTREMELY aggressive sales pitch for the time share company. Immediately upon check-in we got an "invitation" to the sales meeting from the concierge. About 15 minutes later when we'd actually gotten to our room, we got a phone call asking if everything was okay and "oh by the way, would you like to sign up for the sales meeting?" Every single morning at 9am we got a call with the pitch for that day. We were trying to sleep in one day after a long day of Disney and it woke us up! We didn't want to go into the lobby and be hounded about the sales meeting AGAIN. Maybe if we were already owners they would have left us alone, but we aren't about to buy a time share just because. Even though the hotel was nice we would never stay here again just because it felt like we were constantly dodging overly aggressive sales people. Not the kind of relaxation we'd hoped for.

Our housekeeping services do come after 7 nights of your stay; however , you can request additional services whenever needed for a nominal fee.

Our concierge team’s persistence is not the desired approach. I would like to sincerely apologize for the excessive disturbances this may have caused. Your concerns have been forwarded on to our concierge managers to review their strategies and guidelines for coaching purposes.

We do hope that you will choose to stay with us again so that we may have the opportunity to provide you with a much more pleasant stay.

Buyer beware. You can get the same rate and stay at an actual hotel / resort with all it's amenities. As parents of a 10yr old and Florida residents coming to Disney is a several times a year event so I'm pretty familiar w area hotels.

Your room does NOT get cleaned until you are gone. Our until only had one garage pale so we put it in middle of bedroom. Careful with the so called jacuzzi - there is a horrible stench in the bathroom when letting the water run out. The best part of a vacation is house keeping and room service while staying at a resort / hotel. No such minimum luxuries here.

You need to beg for everything and anything. Not much in the food department either. Simply put for the same amount that we paid $90usd per night we can stay in downtown Disney area hotels - key word being HOTEL Resort

I give this place a Zero on a scale one to ten!!! Will never return this is not a resort -

We regret to hear of your dissatisfaction with your recent stay, but are glad to hear you were pleased with our comparably low rates.
As we our primarily a Vacation Ownership property, our guests tend to visit us for longer stays and housekeeping services are complimentary on weekly stays or longer as well as, upon check out; however, you can request additional services whenever needed for a nominal fee. I am puzzled by you suggesting we do not offer room service, as our on-site café will deliver directly to your room.
We have reported your maintenance concerns directly to our maintenance managers to research and resolve. That being said, we do encourage our guests to make our team aware of any issues at time of stay so that we are allowed the opportunity to take the appropriate actions.
We appreciate your feedback as we are always striving to provide our guest with the experience that they have come to expect and deserve.

This was our third stay at the Grande Villas Resort and came away feeling less impressed this time around. So much so that we won't be returning for a fourth time.

Now, there is plenty to rave about with this resort including location, local amenities, free mini-golf on the grounds, plenty of pools etc., but there were definitely some drawbacks that we noticed during this trip especially.

The room itself was in need of some repair including the carpet - it was worn, frayed in several spots and it even had a huge burn mark in one bedroom. The counter tops in the kitchen and one bathroom were chipped in several spots and painted in an attempt to cover them up. There was also nail polish drops in the bathroom. I don't think the cockroaches minded all that much as they seemed content to hang around!

The door between our unit and one next door would benefit from a change out to an insulated one - you can hear even a casual conversation. We found ourselves whispering so we wouldn't disturb the other renters or could they hear what we were saying. Not a way to spend a vacation!

And lastly and most importantly the reason why we won't be returning were the harassing calls from the lobby/concierge desk. 9 calls in 8 days! I kid you not!!! I was not interested in what they were selling (because they are selling something), and we told them each and every time we were not interested. I even went so far to cut them off each time and to stop calling!!! One person even said they would remove our name from the list but the calls kept coming and coming! I get one call or maybe two just to confirm but when I say no thank you and to stop calling me and you don't - that's harassment!

So, some good and some bad which is a shame because our previous visits were wonderful which is why we kept returning but alas no more.

I would definitely go back to the Grande Villas Resort. It was really clean and great for families! At night you can see the fireworks from Disney. There are many restaurants nearby to choose from. And the pool is heated.

Room Tip: Ask for a room so you can see the Disney fireworks at night.
