We stayed in a one bedroom standard view at this resort. The room, resort, and staff were superb. The only gripe I have is our room was near the entrance to the resort which could be noisy at times. Other than that, the convenience was great to walk to epcot and studios or take a water taxi. It was also nice to just sit near the lake and watch people go by and have something to eat. Lots of restaurants to choose from on the boardwalk, good variety. The bakery is a must. Staff were all helpful and friendly. The pool area was nice for kids, with a clown rollercoaster slide. they also have a quiet pool. we were able to walk to beach and yacht clubs for meals also. All in all, recommend this resort highly!!!

Room Tip: ask for a room near the elevators, it's somewhat of a walk to the end of the hallways.

My husband and I recently spent a week at Disney's Boardwalk Villas. This was our fourth time staying at this resort. We find this location to be the best of any of the Disney resorts. Walk (or boat) to Epcot and Hollywood Studios. Loads of restaurants and activities in the area.
As others have stated, the rooms could use a little updating. They have horrible floors in the bathroom. White tile with very large, dirty grout lines. They really should have chosen different floors. The room itself is quite large and comfortable and generally very clean (except the grout - and the bedroom carpet could use a steam clean). The kitchen was very well equipped, although we never ate in the room. During our stay we experienced the Food and Wine Festival at Epcot. It was fabulous! I highly recommend visiting during this festival. So many different types of food and drinks, we spent part of every day or night trying a different food.
Every "Cast Member" at the Boardwalk we dealt with was extemely pleasant (especially Jim at the concierge desk - who charged my cell phone twice for me since I forgot to pack my charger -Thanks again Jim!!).
All the employees really seem to enjoy their jobs and go out of their way to make sure you are enjoying your trip. We would absolutely stay here again!

We stayed at the Boardwalk Villas after our Disney cruise for a few days. We had a one bedroom/pool view villa.

The villa was wonderful and complete with a master bedroom with full bath, living room, kitchen and laundry area.

The location of the Boardwalk will make this a resort we come back to. We are Disney Vacation Club Members so we tend to prefer the resorts closest to Epcot and Magic Kingdom. We love that you have great dining and entertainment right outside your resort lobby. It is also nice to be so close to Disney's Yacht and Beach Club Resort as well.

It is also nice to have the boat as an option for transportation to Epcot and Hollywood Studios...not having to ride on a bus to each point of interest is nice.

The pool area was a great feature...our little boy is in love with the Boardwalk's main pool area. The slide, elephant water features, kiddie pool and pool bar were all enjoyed by my family.

All-in-all, it was a great mini-stay at the Boardwalk Resort! We will definitely return in the future.

The Boardwalk Villas are conveniently located between Epcot and Hollywood Studios. Transportation to either theme park is available but you can easily walk to either park in only 15 minutes. When we arrived we were greeted with 'Welcome Home' and a personal Disney representative spent time with us in the lobby lounge going over our itinerary while our rooms were being made ready. We were celebrating a 20th anniversary and there was a message waiting on the phone in our room from Mickey Mouse congratulating us. The rooms consist of a full kitchen, complete with everything needed to cook a meal, a living room, and bedrooms. The bathroom was Jack n Jill, so 2 people could use it on one time. There is a balcony the leads from the living room and the bedroom with seating and low tables, depending on which way your room faces there are views of either the grounds or the pools (yes, there are 2 - one for families the other for adults). There's a washer and drier so you bring less and still have clean clothes. The décor is Disney so look carefully for surprises in the furniture.

The Boardwalk Villas and adjacent Inn have one of the best location in all of Disney World. They are a medium length walk from both Epcot and Hollywood Studios. They also are well maintained and offer great food choices and entertainment. The only thing lacking is the lackluster room interiors and level of taste.

The current room offering is somewhat odd. The room décor is as if there was a fire sale form other Disney resorts and someone collected separate pieces of furniture that never belonged together. The strangest item is possibly the ugliest aluminum hanging light fixture that looks like it was removed from the contemporary resort in the last 70s. Who is designing these interiors? They have no sense of taste or understanding of quality. This hotel charges prices that should deliver rooms that make you feel special not just "ok." They should be nicer than home, but they are not.

Then there is the bathroom... Why does Disney keep insisting on replicating their horrible bathroom design? It consists of a single sink that is open to the room and a claustrophobic and dark room for a toilet and tub shower--in the dark with a loud fan. It's terrible.

But, the location makes you somewhat forgive the quasi-psychotic room décor. And there are fantastic places to eat, including Kat Corra's Cuzzina. Oddly, the food here is much better than the standard cafeteria-quality fare at the Yacht Club Galley across the lake.

So, should you stay here? Definitely. But go expecting little from the room.

Let me say that this is a great hotel. The $400 plus price tag is a bit of sticker shock, but worth it for the quality of the hotel and the amenities. The villas were a perfect size. We have two toddlers, so we were able to put them to bed early in the living area and we could still watch TV in the bedroom and have access to the bathroom without waking them up. Another positive was having a washer and dryer in the room. Nothing better than coming home with all of your laundry clean. After a trip to disney, you want to just come home and do nothing.
Also, the surroundings were great. The boardwalk was always jumping with activity and it had a nice mixture of bars, restaurants, and things for the kids to do. The pool at the hotel was top notch and the views out of the rooms were great.
Like I said, the hotel was great and I would 100% stay there again. For me, I would rather spend $400 a night for a hotel that I could relax and enjoy rather than $200 a night for a hotel that is dumpy and not able to be enjoyed. If there was any negative, it was the bus service. One of the main reasons we booked this hotel was because we didn't want to have to rent a car and take car seats. The hotel was close to every major park, but that doesn't mean that the bus service was quick. They only come every 20 minutes and when you do get on, there are a lot of times 4-5 stops. It took us 45 minutes to get back from Downtown disney one night. If you have the funds, I would recommend renting a car, that way you are not at the mercy of their bus routes. The one park you don't need a bus for is Epcot. It is 5 minutes to walk and it is as nice of a walk as you can get.

The Boardwalk Villas were a great choice for our family of 5. The rooms were spacious and well-equipped. The location to Epcot and Hollywood Studios cannot be beat. The Boardwalk shops and food places were excellent; in particular we all loved the Bakery. However, the room decor could use a little updating and there were some odd things housekeeping missed, like a sizing sticker peeled from a new shirt stuck to the wall, another sticker peeled from goggles stuck to the bathtub wall. (not very nice of the previous guests who left that behind!) Another maintenance issue we experienced was that there was green algae in places around the main pool deck that never got cleaned up while we were there. And that algae was super-slippery. My daughter slipped and fell on it, requiring first aid from the lifeguards. We later notified the front desk but it was still there days later. We found that surprising as Disney staff is usually so on top of things. Our children never wanted to go back to the pool after that. Even with all that, we would stay there again as it was a lovely atmosphere and environment for a family vacation.
