The first clue that this would be a bad place to stay was standing in line to check in for 50 minutes! Then we get to the room and the keys don't work! At this point I am VERY frustrated. We all get back in the car and drive back to the office. They give us another set of keys & tell us a maintenance guy will meet us at the room. Those keys didn't work either. SO, the maintenance guy leaves us there to wait while he finds the right keys...they evidently changed the locks on the door and didn't update their key system. That took them another 10 minutes. We arrived to check in at 3:50 and didn't get into our room until 5:15 pm. The beach is not in walking distance if you want to bring a chair, umbrella, etc. You have to drive to the Winn Dixie parking lot (located in front of the hotel) and then cross the street. There is also another building being constructed across from this hotel....so if you don't get a room with a view of the pool you get a view of construction. I asked for a room with a view of pool...guess what, I didn't get it! Instead I got a view of construction and a "lagoon". The floor of our room was nasty and I ended up mopping it the day after we got there because I couldn't stand the filthy feeling on my feet. The shower curtain rod was so flimsy you couldn't hang a towel on it or it would fall. The towel rack was broken, the outside light was out, and the lamp in living room broke.

About the only great things about this place are the outdoor pool (which is huge & beautiful), 2 hot tubs, and the convenience of the grocery store. The pool closes at 10pm which I thought was a little early.

Next time I travel this far to get to the beach, I will pay a little more and stay at a beachside hotel/condo.

If you are looking for the worst excuse for customer service, then this is the experience for you! Not sure of the Oasis' goals and mission statement but it must include, "We will ensure the proper amount of rudeness, uncooperation, and absolutly a high amount of fecal matter barred none!"

When you want to waste your hard earned money during these economical times, please use it here versus staying on a park bench. The Oasis should receive a "bailout" of money to assist their previous patrons with refunds!

This resort was advertised on SpringBreakRooms.com, so a few friends and I thought it looked nice enough and had a reasonable price to stay at for our spring break. It ended up being the most frustrating experience dealing with hotel staff and secuirty guards. The rooms were nice, and fairy new, but the bunk beds are not made for taller people. There were extra charges and huge $400 dollar deposit and as well as a cleaning fee that we had to pay for when we arrived and were not prepared to do, which made our total cost for the condo much more than we wanted. They even threatened to charge for damages that were not marked on the room evalutaion when you arrive. They advertise that there is free wireless internet but it is non-existant. Do next expect it to be like a hotel, it is a condo with no cleaning service: the staff explains that is what the washer/dryer is for but hardly stock supplies to clean. There is a limited time for pool hours and you can't hang any towels off of your balcony, otherwise you will be put on probation to being kicked out. If the security guards even hear a mild noise coming from your room you will be warned and put on probation, about half the condos we knew of were on the verge of being kicked out during our stay. It became an aboslute joke. The distance from downtown and from the beach ended up being okay and we liked that it was by the Winn Dixie, but we were not at all happy with our experience while we were at the condo. If they advertise spring breakers to come stay and don't expect loud noise, it is bad thinking on their part and shouldn't be advertisitng it as a spring break destination with all their security regulations. The staff, as well as the security guards were rude and not helpful. We loved being in Panama City Beach and had a great time in the city and on the beach, but for future spring breakers, do not stay here and have the crappy time that we had.

Let me say first off that I visit Panama City Beach often and have stayed all over the place. I try to give the beach access places a fair shot since the VRBO rates are usually great, especially in the off-season. I have had good and bad experiences with these properties. I've gotta say though, this one is the worst of the four I have tried off-beach. I really didn't recall how far away from the beach it was, mis-estimated, and was unpleasantly surprised. Folks, this place does technically have its own beach walkway, but it really is a long haul, especially with chairs and such as you will most always have in the summer months. You could say it is 1 1/2 block away from the beach but for some reason feels farther...hard to describe. There is no view...period. You are essentially in the Winn-Dixie parking lot and the property has an almost Holiday Inn Express feel about it. The units are actually quite nice and very new, but the location is a killer. On the up-side, there is a very nice pool area and each unit has a private balcony. The unit we had was very well furnished and was very nice and upscale. I believe there are five floors, so there should be no super long elevator waits or nose-bleeds. If the price is VERY right and you don't mind a hike to the beach, this is fine. But, the rates need to be comparable to an off-beach hotel to be worth it . There are three new off-beach condos (Cabana Cay, Origin, and Laketown Wharf). I have stayed in all three and found Origin to be the only potential "do-over" of the three. God bless these condo owners....maybe they can sell out to a hotel chain or something.

My friends and I booked this place about 3 days prior to coming. We booked it through expedia and were told on the phone several times that all fees and taxes were included. Upon arriving the office was closed and we checked in by phone. The women was down right rude, then told us she was adjusting our rates. We were forced to pay a $400 security deposit that we only would get $350 back. They also tacked on a $100 dollar "cleaning" fee (Our room was disgusting upon entering it). The $50 dollars they take from the deposit was to pay a professional inspector to come in and inspect the room after we left. When you get into your room be prepared to have sand in beds, disgusting carpets and walls and a bunch of stuff broken (ie chairs, garbage disposal, bed frame ect ect). Then you will be forced to fill out a damage report that takes an hour to fill out. We actually found some enjoyment in completing this because it says if you break a tiny wire papertowel holder, $50 would be taken form your deposit.
The security is beyond a joke and be prepared to get evicted if you are in the pool past closing time which is 10:00PM. Also don't expect to use wireless internet because despite what the website said that is a complete lie; there is none. When I asked about it the women at the checkin counter said that there was a library around the corner and a Panera down the road...
I could go on for hours about how this horrible place but I guarantee you if you stay here you will be angry enough after you leave to write a review like this. This establishment is a deceitful rip-off and I can not urge you enough to spend your money somewher else.

This place is a joke don`t get ripped off!!! Upon arrival we pull up to the office and there is a sign saying that they were closed on our arrival day!?!? After a few minutes we see the manager lady (if you even want to consider her a manager) she did not care what we had to say, and she just yells "READ THE SIGN WERE CLOSED SEE YOU TOMMORROW!!" Keep in mind we just had drove 14 hours to get to our hotel and they somehow decide to close on our check in day, so we had to call the corporate office after being ignored by the manager for 15 minutes she comes to the door and says "oh sorry are you guys here to check in?" When checking in she began naming off all these additional fees that we were not informed of she said you paid the website you booked your reservation with but now you have to pay us, it was near 600 dollars additional fees/deposit and we would only get back about 400, they charge 100 dollars to clean the room just once, and also they keep 50 dollars of the deposit and they have no idea why she just said she can only guess that its because they were busy and needed money for paying overtime (it should not be the guests responsibility to pay the employees salary). When she let us in to check in she locked the door behind us and there were several people coming up to the door giving us mean looks because it was locked, she did not care she just said is someone still out there. The phone was ringing and the manager told the other worker to just unplug it. The room was very cheaply done the bedspread reminded me of those blankets you throw over furniture in a moving truck to keep it from getting scratched and everything was newer but it was in bad condition. The next day my friend walks by a security guard and he asks him where his wristband is and says he could be kicked out for not wearing it (we were never given one). So we go down to the office and are stopped by a security guard that was at first only going to let one of us in but finally he let us both in and we asked the worker inside if this wristband thing is a new policy that started today and she said "no i apologize on bookit`s behalf for not telling you about the wristbands" (it was cabana cays fault for checking us in and not giving us wristbands but they blame EVERYTHING wrong on bookit) I asked them why if they are having so many problems with bookit why do they have a separate room with signs that say come book with bookit , While standing in and outside the office EVERY person that was there was complaining, people would just walk by and say "are you guys getting screwed too"? After a few minutes of being in the office the so called manager says guys lets all just have the main guest in here even though i was waiting on a wristband and she even made a family take their kids outside. My friend was just calmly telling the woman that their is way to much miscommunication between the booking company and the hotel and the manager said hey guys lets go outside and talk (where her security guy was) she walks us outside and stands next to him and says literally two words and goes back inside!! ( what kind of manager just basically shoves people out the door and gives them to security for having a complaint??? She should be fired this is the most unproffesional place ever!! We stayed only one night and cancelled our reservation, we moved to a nice motel that was actually near somewhere and on the beach, cabana cay is far across the street from the beach im talking through walmart sized parking lot and then through a grocery store parking lot and across a busy street the view from our room was the back of a grocery store!! Dont let them fool you even the pier is atleast two miles from the place nothing is in walking distance whatsoever!! They just blame everything on the site you book with and take no responsibility for anything and are just downright rude!! Thanks for ruining my vacation cabana cay!!

This place just is downright terrible. We went down for spring break and there is really nothing there...No view of beach just a wasteland. The security is ridiculous, we had 4 noise complaints and were never told about it. There are quiet hours and the pool is the only decent thing but its not even finished. The rooms were just bad...Everything in it was cheap and made of pressboard. The mattresses were terrible, the bunk beds were made for people under 5 foot. The shower curtains fell when we first got in.. They don't provide fresh towels or toilet paper. There is no storage for people. The decks are alright but there is a huge step to walk out onto which you will hit everytime. You have to pay for the internet. The rooms are not like they are advertised. They give you actual keys and if you lose them there is a 25 dollar charge..just a scam.

Just don't go here there is nothing around it is terrible.
