“Ocean ritz sucks!”

We rented thru Southern rentals. Our condo was 401. I have no complaints with southern,but the ocean ritz on the other hand!!!! First off parking is a nightmare. Lucky we did have a good spot. Our condo was a 4 bedroom so we had 2cars. Southern charged us 25. For two permits. One in lot other in overflow. We had to pay twice to park in lot behind overflow. So you pay twice to park! Second security guards are rude and on some power trip. We was not made aware in anything from southern that the ocean ritz has a quite time. 10pm- 10am!!! Really??? Who goes to bed at 10pm on vacation? We had a security guard sit under or balcony and shine lights on us for talking in a normal tone. They wanted you inside at 10pm really! Manager was very very rude!!!! I will not ever suggest this place to anyone!

When we arrived we waited 30 minutes on the elevator. We made 1 trip up the stairs to the 15th floor. We were told that we had 2 parking spaces and actually had 1. Had to pay to park the other car. The parking spaces were so tight that my pick-up truck would not fit anyway. We stayed 1 week and the 2 elevators broke down 3 times. When we checked out on Saturday morning June 29th they were broke down and we carried all of our belongings down 15 flights. We tried to contact someone and got no return calls. We called the fire department and was told that there was nothing that they could do unless someone was trapped in the elevator. As we were waiting for the elevator one night to go to dinner a security officer confronted my wife about not wearing her arm band. She was rude and condescending toward her. We have never been treated this way before on vacation. If I was a condo owner in this building I would be demanding answers on the elevator issues and how my guests were being treated. As there are so many different vacation options, I will never return.

As all the other reviews state, the parking is the worst in PCB. If you do choose this condo, only bring 1 vehicle, because you won't find a spot for a second. We stayed on the 3rd floor, which is only one flight up because the 1st two floors are for parking, so I never took the elevator the entire week. I did hear it wasn't very good. The pool was nice, and the condo (#302) was really nice other than 2 of the 3 toilets kept backing up because there was a clog in the building which was never totally fixed. I don't believe I'd stay here again, just because the parking is so frustrating, and the people we rented from Joni Johns Rental company wasn't that great of a company to rent from. The beds in our unit were also rock hard!

Parking is absolutely terrible. Had to pay $4 to park in public parking lot because condo overflow lot was always full. The condo seemed to worry more about people parking in wrong spot than how clean the rooms were. The room could have been nice but the housekeeping was horrible. The floors were maybe swept but not cleaned. The tub would not drain therefore it was nasty. Had to wait FOREVER for elevators. Beds need to be replaced. Overall I will never stay here again. I suggest everyone find another place to stay!

JUNE 22-29 2013,

The day we arrived elevators were down. Only two elevators for the building. Parking is ridiculous, we paid parking fees. When I asked where to park second vehicle, I was told to park across the street in the overflow lot. This was full! Had to pay again to park in public parking, the next street over. This condominium only allows 1.5 parking spaces per condo. This is crazy for three and four bedroom units.The day we checked out the elevators were down again. We had to carry our luggage down eight floors. My sister was on the 20th floor. The manager was not there, and the emergency number went straight to voice mail. The washer and dryer in both units were too small. I will never stay at this place again! BEWARE!

First of all, we LOVED this condo & they owners are awesome! Brought us a pack-n-play & high chair for the baby. They have several little amenities in the condo that made our stay a little nicer & we thank them for that! I see people complaining about parking, while it is a little inconvenient, it is not that big of a deal to park in the public parking lot across the street & behind Ocean Rutz's privately owned lot. (Although, this is a $4 per day lot!!) HOWEVER, upon our Sat arrival. we found a line down the parking garage of people waiting for an elevator. One couple said they were there for 2 HOURS!! We also had no cart to load the 30 bags of groceries we just bought!! It was miserable waiting for the line to recede, but we finally made it to the front! Then...13 people tried to enter 1 of the 2 elevators, and not only did the elevator lock, it also dropped about 1/4 of a level. So, 1 HOUR later, here comes the fire dept to lift the people & their luggage out until it can be fixed! Now, granted there is a sign posted stating only 8 people, but if you're not paying attention, due to the size of these elevators, you have no idea of this issue! Even at this point we were not deterred. Fast forward to departure day! We decided to pack the car the night before due to the elevator issues, and thank God for that. Right on point, BOTH ELEVATORS are now down! Keep in mind, we are on the 14th floor, but there are 22 or 23 floors in this building! The stairs became everyone escape route! Luckily, we could carry everything down in 1 trip because we loaded the car the night before. As we made it to the garage level, I stopped in the managers office to speak my mind! The lady there could not have cared any less! She is used to this problem, obviously, & had no compassion for the guests. She tried to blame it on a storm that had rolled thru that night, I guess they have a storm every Sat. about arrival & departure time, because I am not the first person to complain of this problem on the internet!!! Again, the condo was great! But if you like being in line for 2 hrs for an elevator that may drop if too many enter, or if your luggage is too heavy with a few people in it with you & you don't mind carrying your luggage & groceries up & down 14 flights of steps or more, than you will really enjoy this place! (If they would invest money into increasing the weight limit on these elevators, this would be an entirely different review!)

We’ve just come back from a wonderful Labor Day weekend in Ocean Ritz 1401 at Panama City Beach. The four bedroom four bathroom condo easily accommodated invalid grandma, my wife and I, my daughter and son-in-law and three grandchildren.

The owners/property manager was very easy to work with ;-). After all they are me :-).

Carol that I bought our unit at the Ocean Ritz about a year and a half ago. We have been blessed with mostly wonderful guests for our first season in the condo ownership/management business. Although it might be a stretch to call it a business since the best we are doing is “kinda sorta” breaking even :-/
We try very hard to treat our guests with the same courtesy we give all our house guests. In the most part they have reciprocated in kind by taking good care of our place which, by the way, represents a good chunk of our retirement savings.

What prompted me to write this missive was the desire to respond and clear up some possible confusion on the part of some of the people post reviews of the Ocean Ritz resort on this site. Ocean Ritz is managed and maintained by dedicated people trying to do a very difficult job.

1. Each condo at the beach, by definition, is individually owned. Although floor plans may be similar there is great variance in décor, amenities, cleanliness, customer service and furnishings provided in each unit. That said, it is neither fair nor correct to judge the whole Ocean Ritz resort based on a stay in one unit. Any problems in individual unit condition, cleanliness, customer service and management are clearly the responsibility of the owner. Some owners hire various property management companies that may take shortcuts in customer and cleaning services or charge excessive fees for parking passes and identification bands. Apparently some of these management entities are not above blaming individual unit problems on the resort. I found the comment about clogged plumbing in a unit being caused by the building amusing. That’s not the way it works and if someone tells you stuff like that, file them under “U” for unscrupulous. If you have been victimized by this situation and can't get satisfaction from the property manager or owner your only practical recourse is to rent from a reputable owner/property manager, next time. I should mention that if your main criterion when deciding which condo to rent is price, you will probably get what you pay for. It is very expensive to maintain a high rise condo on the beach and if your upfront costs are advertised as unusually low expect poor condition, service, and a plethora of extra costs in the form of strange fees and charges and/or “bait and switch”.
2. Common areas, security, parking and equipment are a constant challenge to guests, owners and management in high rise condos on the beach, and Ocean Ritz resort is no exception. I was actually happy to hear the complaints about our security guards being too strict, although we do attempt to impress upon them the importance of being as courteous as possible while maintaining order around the resort. The fact is that many of the problems in common area maintenance and cleanliness issues are a direct result of a minority of guests who do not follow the Condo rules. These rules should be part of your rental agreement, are prominently posted around the resort and are available in the condo office for your convenience. Unfortunately a small minority of guests feel that the fact that they are on vacation means they can leave manners and common courtesy at home. Misuse of parking spots, luggage carts as well as trash left in hot tubs, pools, saunas and common areas causes inconvenience and maintenance issues that affect everyone. During prime season when everyone is checking in and out on the same day the whole beach is a madhouse. Roads, parking areas and elevators are a challenge that could drive anyone crazy. There are some small things you can do to mitigate this inconvenience but the only real cure is to plan your vacation around prime times. My favorite months at the beach are April, May, September and October. The crowds are less, temperature is cooler and prices are generally less.
3. Ocean Ritz elevator issues mentioned in these reviews are not unique. The fact is if you allow any elevator you are riding in to be overloaded you risk the inconvenience of spending time waiting for maintenance to “unstick it” and other guests will have the inconvenience of having one less elevator to use. We did have an incident this summer in which an electrical storm damaged one of the elevator control panels. It, like all other maintenance issues, at The Ocean Ritz was repaired as quickly as possible. Our management and maintenance team are working diligently 24/7 doing their best to keep the Ritz up and running.
4. It is true that the parking garage at the Ritz is very “tight”. It is also true that at very busy times the Ocean Ritz overflow parking area across the street is full. Fortunately we have a giant public parking area adjacent to overflow parking that is never full and can easily accommodate oversize vehicles. It costs $4/24hours to park there. If you dealing with a superior owner/manager, like myself , they might provide you the use of an annual public parking pass to defray that expense. One of the best things I like about the parking garage at the Ocean Ritz is the ability to drive by the elevator lobby and drop off people with mobility problems before you go to your parking spot. This is a feature that is not common on the beach.
The bottom line is that travelers stay at the Ocean Ritz for the same reason we bought are unit. There is no better value for the size of the accommodations and amenities offered at the Ocean Ritz. The quality and condition of your unit’s accommodations is between you and the owner you rent from. Concerning common areas rest assured that we are doing our best to deal with problems presented to us by Mother Nature and inconsiderate human beings.

Overall, the condo we stayed in Unit 401 was good. Four bedrooms, 4 baths. There is no pantry, so we just kept our groceries in plastic bins. Washing machine is an efficiency, so it took 4 loads to wash all of our beach towels - so bring extra washing soap. Balcony was large and view was awesome.

The bad: The parking is ridiculous. When we arrived I went up the room and there were 2 parking permits to hang from our rear mirror. I went back downstairs and found the parking attendant and showed her how they had 503 written on them.. weird because we are in 401. But the attendant told us to park in #70 which is reserved for 401. So we did. We then went to Walmart and came back and someone was in our spot. We had a car full of groceries. We called security and she told us to park where ever we wanted (because they were busy with someone stuck in the elevator). The next morning we had a tow warning. This trend continued.

The issue is, they have no system. People steal each other's parking spots, attendant tells you to park where ever, then you get a tow warning. They do no have enough spots.Customers at Ocean Ritz only have one spot at the condo. Overflow is across the street. It is a white rock parking lot between two liquor stores with about 24 spots -- tight!

So you stay at a 4-bedroom condo, you are allowed 2 spots. One at the condo, if someone isn't in it, and one across the street if you are lucky. One time we had a ton of groceries and the attendant told us to go park down at Walmart, a 15-20 minute walk one way. Does Walmart know they are Ocean Rits overflow parking.

Elevator - we never got stuck and we took both elevators, but some people did get stuck - and they were adults, not teens acting up :)

Also, Internet service was not the best in this condo. Hot tub was closed about half the time we were here.
