“Aqua 309 Luxury Getaway!!!”
5 of 5 bubbles Reviewed 29 May 2014

We stayed in this beautiful 3 bedroom condo and couldn't get over the amount of space it offered. Very clean and well maintained. The bedrooms were huge and the 3rd floor had easy access to stairs and the elevators had a very short wait time. We went over Memorial weekend and they were at capacity but we never had a problem with waits or finding a place to sit. We will be back and the only complaint I have is that I wish I could have stayed longer.

Room Tip: It was on the end close to the trash chute and a set of stairs and was on the same floor as the park...

I stayed in a 3 bedroom condo that was very spacious. The Master bedroom was so big- it could accommodate a California King size bed. The secondary rooms were indicative of this too! The pool area is the Best part of Aqua - with 3 large pools plus an indoor pool! They have a poolside snack bar that is convenient. It is walking distance to Pier Park. A great place to stay- highly recommend the Aqua!

Room Tip: 3rd Floor- Room 309- End Unit and Huge!

My wife and I booked unit 2006 directly through Aqua for the week of May 17-24. We have stayed at Aqua before so we knew what to expect. If you are like me and read Trip Advisor reviews, you will have seen several negative reviews. Let me address some of the issues I have read before I continue the review.
1. The codes to access the garage, pool, units, & beach. This is really no big deal. The units are 6 digit codes that are easy to memorize. The code to the other items is the same 8 digit code for all. Again, not hard to memorize. These safeguards are necessary because all kinds of bold people would try to park in the garage, come up to the pools, etc. If you can’t remember the garage code, write it on the back of the hanging placard you are given to display in your vehicle. It will always be right there when you enter the garage. Also put all these codes in your phone. People these days can’t go anyplace without their phones. Have the code ready too when coming up from the beach. It will save people like me, who actually know the code, from getting stuck for 20 minutes behind you while you try to figure it out.
2. The rules specifically state you will be towed if you do not display your parking placard. If you get towed, it is your own fault.
3. The soap, towels, etc supplied are only a starter supply. Again, it states this in your rules. A maid does not clean your unit every day. If you want that, go stay in the hotels. We always buy paper plates, plastic utensils, paper towels, and toilet paper at the store. We bring our own soap, shampoo, and garbage bags.
With those items out of the way here is the review. We arrived at 3pm CST after a 10 hour drive from Kentucky. While it states check-in is not until 4pm, we were lucky and were able to get our unit right away. The lady at the front desk was very nice, quick, and helpful. Upon entering the unit, it appeared very clean. Of course there were dings here or there on the walls, and the furniture showed a bit or wear, but that is to be expected. I wish all people would treat rentals like us. We treated it like it was ours. Most people have the attitude “why care, it is paid for”. There was plenty of room and the view from the 20th floor was excellent. The balcony was plenty large enough for both of us. We ate breakfast each morning on the balcony enjoying the view.
Our unit included free beach chair/umbrella service. We awoke early on Sunday morning to go down to reserve our spot for the week. The chair service is not handled through Aqua but rather a 3rd party operator. We were helped quickly by the attendants who let my wife choose our spot for the week. The beaches were perfect. Keep in mind Panama City Beach is “The Redneck Riviera”. You never know who or what you will see. A couple days, we had to endure sitting next to some loud southern people who insisted on playing their country music so loud I felt like I was at a concert. The beach just does not seem as relaxing with it blaring that loud. Luckily they were only there for 2 days.
The grounds were kept very clean. We did not utilize the pools. Why sit at a pool when you have the pristine beaches right there. The elevators were very fast and waiting was at a minimum. The only drawback I can think of is Shuckums Oyster Bar across the street. For some reason, the city allows the place to play loud karaoke music late into the night. It did not really bother us as the master bedroom of our unit was facing the Gulf. The city should have an ordinance to control that. Who wants to listen to horrible drunk karaoke all night????
Aqua is extremely close to the City Pier, Pier Park, restaurants, Wal-Mart, & Target. Anything you could possibly need is right there. The parking garage is conveniently located across the street. It has a sky bridge over Hwy 98 on the 3rd floor. One note about the garage: on Saturdays as everyone is checking out, please do not park your vehicle in the middle of the garage on the 3rd floor. Some goofy lady did that backing her SUV right up to the sky bridge door. Anyone using the luggage carts had a hard time entering the garage because all her luggage was blocking the door while she packed her SUV. You are not the only person trying to pack your vehicle early in the morning. There are elevators on both sides of the sky bridge. Use them to take the luggage carts to your vehicle.

This is our second visit to unit #1606 at AQUA in Panama City Beach. This year we were fortunate to be able to stay for two weeks. Unit is a 2 bedroom/2bath but one bedroom is tight with bunk beds(advertised as one bedroom) - excellent for young families with young children or a couple. Unit is clean, all furnishings and owner supplied items are in excellent shape. Paint and aesthetics are also well kept up. We love this particular unit - well maintained and high enough for a good view of the beach. One can see cruising Manta rays and other beach activities. Make sure and take binoculars. You are also high enough to avoid noise from the street. It's a 2 minute walk directly to the beach. Chairs are included. We stay around the Memorial Day timeframe and it's perfect with the exception of the Memorial Day Sat/Sunday which are very crowded throughout the town. AQUA is a modern - more recent construction on PCB. Location is excellent as you can take the back parking exit out to Middle Beach road (and WalMart) to avoid the traffic.Price is very reasonable. Owners obviously take pride in their units and maintain them very well. We love this place, this unit and this location. Appliances work well and Master bed sleeps great - Winner!!!!

Room Tip: Go high for view and to eliminate street noise.

We booked a one week stay through Blue Sun Properties in a one bedroom unit. Unit 308 was clean, had a nice modern décor and a great balcony. The bedroom and bathroom were large and had a large sliding door out to the balcony. There was a second sliding door in the living room. The beach access was very easy and there were also two swimming pools. The indoor/outdoor pool was a little warmer and larger. We are not early risers and had no trouble finding loungers around the pool any time we went downstairs. We didn't try the food or drinks at the snack bar since we brought our own. The location was also very convenient. There are two souvenir stores and Shuckums directly across the street and pier park is a short walk. Walmart and Target are also very convenient. They are within walking distance but we chose to drive.

Room Tip: We rented through Blue Sun Properties. They had several units to choose from and they have specials...

Aqua offered a nice discount to stay there during May. The property was clean. Our condo, 710 was very nice but the ice maker didn't work. There was also a faint scent of smoke in the living area, otherwise no complaints. Excellent location near the Pier Park and other good restaurants. Well maintained and nice amenities such as jacuzzi, indoor/outdoor pool, fitness center, and a snack bar by the pool. There was easy yet secure access to the beach. We will strongly consider returning next year.

We visited Aqua in 2013 for spring break and were very impressed. We chose to come back again in 2014, and overall, we were frankly disappointed.
First, the good. There were two of us on this trip, so we were in a one bedroom (708), with an extra room with bunk beds. As was true last time, our room was beautiful, overlooking the ocean and close enough to fall asleep at night listening to the waves breaking on the shore. The room had KitchenAid appliances (frig and dishwasher) and a GE washer/dryer. All pots, pans, utensils, and everything one could reasonably need was provided.
The spring break atmosphere was largely absent at the Aqua, as it appears much more designed for families. Location is good, with quick walking access to Pier Park.
Access everywhere in the building and grounds is controlled by codes, so you have to remember your room code, the code for the gates, the code for the exercise room, etc. It's not convenient, but it does seem effective.
The not so good included instructions in our welcome packet for how to use the Whirlpool washer/dryer. We didn't have a Whirlpool washer/dryer, and the instructions were completely wrong for the washer/dryer we did have.
For almost 48 hours, we had really strong winds from the north. Our main door apparently did not seal properly, so the wind sound through the door was horrendous. It was really loud, very disturbing, and always present. It made no difference if the patio doors to the beach were open or not. It was so bad that one night the howling of the wind through and around the door was impossible to ignore.
The weather was crumby while we were here. Certainly nothing the staff could do about that, but it would have been nice to get some sort of recognition from them about how the crumby weather could influence our enjoyment of our trip. As an example, check out is a rigid 10 am. We weren't flying out until later in the day, and would be on property until 3pm. We asked for a later check-out so that we might enjoy our last day, which was to have better weather. We asked for an early afternoon checkout and were told we needed to be out by 10. No expression of concern, or having staff put themselves in our shoes. Pat wasn't rude, she just was completely unhelpful - even after we told her that we were returning visitors.
In fact, this lack of empathy for guests seems to be cultural and consistent. As long as you don't ask for anything, everything seems fine. But, ask for something out of the ordinary, and the answer is sorry, we can't do that. We ran into this same staff orientation the last time we stayed here. What staff needs is some training in being customer oriented - try and put yourself in the shoes of the customer and find a way to appear concerned about them and concerned about their experience. Being so rules bound may work for owners, but it sure turns off visitors.
We dutifully checked out of our room at 10, and because it was still cold out, we asked for a place to sit inside. They don't have a restaurant or a coffee bar, so we were told we could sit in the lobby. There might be other options (for interest, they have a small conference room), but there was absolutely no interest in figuring out what those other options might be.
Again, it's not so much that staff is rude, as they just don't have a clue on how to do customer service. The customer experience could be so much better with a better trained staff.
Overall, it wasn't a bad experience, but it sure wasn't what a place as nice as this could be. As you consider your options, you won't find many nicer facilities on the beach, but you will find many nicer options from a customer service perspective.

Room Tip: The higher the better for views
